Buy a bungalow in Torrevieja: terrace, pool, and the sea nearby
Are you interested in buying a bungalow in Torrevieja? If so, you're choosing a type of home that's very typical of the Southern Costa Blanca.
In Spain, the term “bungalow” usually doesn’t mean the same thing as it does in the Netherlands. It often refers to a unit within a low-rise complex:
- a ground-floor apartment with a garden or terrace;
- or an upper-floor apartment with a balcony and a private sun deck.
Many bungalow complexes also feature a communal pool, making this type of home popular for both permanent residence and as a second home.
Torrevieja has several residential areas where bungalows are common, including:
- Aguas Nuevas;
- Torreblanca
- La Mata;
- New Torrevieja;
- Los Altos;
- La Siesta;
- St. Louis;
- and various areas leading to Punta Prima.
Be sure to check out our page on living in Torrevieja, our current listings, and our new-construction homes.
What is a bungalow in Spain?
This often causes confusion among Dutch and Belgian buyers.
In the Netherlands, the term "bungalow" usually refers to a detached house with all living spaces on one level.
On the Costa Blanca, the term “bungalow” is often used to refer to an apartment-style unit in a two-story complex.
There are usually two variations.
Ground-floor bungalow
A single-story bungalow often has:
- front patio;
- your own garden or patio;
- everything on one floor;
- direct access from outside;
- and sometimes a second patio behind the house.
This might be of interest to people who prefer not to use stairs.
Upper Bungalow
An upper-level bungalow usually has:
- separate entrance;
- stairs leading to the house;
- balcony or patio;
- and often a private rooftop tanning bed.
As a result, you generally have more privacy and outdoor space above your home.
Downstairs or upstairs?
This is probably the most important decision when it comes to a bungalow.
Select the option below if you:
- don't want stairs;
- enjoys having their own garden;
- want to live on the ground floor;
- has pets;
- or whether having direct access to an outdoor space is important to you.
Select the option above if you:
- want a large tanning bed;
- values more privacy;
- prefers a more unobstructed view;
- and doesn't mind climbing stairs.
Neither one is automatically better.
"Ground floor" doesn't always mean barrier-free
A ground-floor bungalow is often listed as ground floor or "on the ground floor."
Be sure to check carefully:
- entrance from the street;
- elevation difference;
- steps leading to the patio;
- shower;
- access to the pool;
- and a parking lot.
When it comes to future-oriented living, even a small staircase can ultimately make a big difference.
Private garden at a bungalow
A ground-floor apartment may have a garden or terrace for the exclusive use of the resident.
Be sure to verify the legal terms under which this space is defined.
For example, this could include:
- private property;
- joint ownership with exclusive right of use;
- or another legal structure.
That difference may be important if you want to make changes later.
Solarium attached to an upstairs bungalow
A private tanning bed can be a big advantage.
You can use it for:
- sunbathing;
- lounge;
- food;
- storage;
- outdoor kitchen;
- or just some extra outdoor space.
But always check:
- surface area;
- access;
- privacy;
- sun exposure;
- water;
- electricity;
- shower;
- pergola;
- and legal status.
Outdoor kitchen on the sun deck
In new construction projects, an outdoor kitchen is sometimes shown in renderings.
For example, this may consist solely of:
- worksheet;
- sink;
- connections;
- or preparation.
A fully equipped outdoor kitchen is by no means always included.
Check this in the specifications.
Bungalow with a shared pool
Many bungalow complexes in Torrevieja have a swimming pool.
This is especially useful when you:
- if you want to swim;
- don't want to maintain a private pool;
- you are regularly absent for extended periods of time;
- or if you prefer less frequent maintenance.
The pool is maintained by the community association.
Community
If you own a bungalow in a complex, you usually pay a fee to the comunidad de propietarios.
For example, the following are paid from that amount:
- swimming pool;
- garden;
- lighting;
- cleaning;
- shared paving;
- insurance;
- and maintenance.
Check the following beforehand:
- contribution;
- payment frequency;
- reserve fund;
- scheduled work;
- and any debts.
Private pool or communal pool?
Some bungalows or townhouses may also have a private pool.
This offers more privacy, but also means you are responsible for:
- pump;
- filters;
- water;
- cleaning;
- electricity;
- and repairs.
For a second home, a well-maintained communal pool can actually make things easier.
Bungalow in Aguas Nuevas
Aguas Nuevas is one of the best-known bungalow communities in Torrevieja.
Here you'll find plenty of:
- low-rise buildings;
- modern residences;
- communal swimming pools;
- bungalows;
- townhouses;
- and apartments.
The area is located in the northern part of Torrevieja and has a more residential feel than the city center.
Why Aguas Nuevas?
Aguas Nuevas might be a good choice if you're looking for:
- residential area rather than the city center;
- swimming pool;
- patio or sun deck;
- parking space;
- stores in the surrounding area;
- and beaches within easy reach.
Be sure to check out our page on new construction in Aguas Nuevas in our current listings.
Bungalow in Torreblanca
Torreblanca is located in the direction of La Mata.
You'll also find plenty here:
- bungalows;
- apartments;
- communal swimming pools;
- and residential developments.
Certain parts of Torreblanca have a greater elevation difference.
Ocean View in Torreblanca
A bungalow located on higher ground may sometimes offer a view of the sea.
Always check:
- from which room;
- from the balcony or sun deck;
- whether the view remains unobstructed;
- elevation differences;
- and the actual walking route to the beach.
A home with a ocean view can be located quite a distance above or behind the beach.
Bungalows in La Mata
La Mata is located on the north side of Torrevieja and has its own coastline.
Depending on current availability, you can find bungalows here in the residential areas behind the beach.
La Mata is a great destination for people who:
- long sandy beach;
- smaller coastal core;
- nature;
- and Torrevieja's amenities within easy reach
want to combine.
La Mata in Aguas Nuevas?
La Mata
This is more appropriate if you're looking for:
- the beach as the top priority;
- coastal vibe;
- smaller core;
- and nature right nearby.
Aguas Nuevas
This is more appropriate if you're looking for:
- residential development;
- swimming pool;
- bungalow complexes;
- parking;
- and the city of Torrevieja is relatively close by.
Bungalow in Nueva Torrevieja
Nueva Torrevieja is closer to the city center.
Here you will find both:
- older bungalows;
- townhouses;
- apartments;
- than newer homes.
This might be an option if you're looking for a residential area but don't want to be too far from downtown.
Bungalow in Los Altos
On the south side of Torrevieja lies Los Altos.
Here you'll find many bungalow and townhouse complexes featuring:
- communal swimming pools;
- the terrace;
- gardens;
- and parking spaces.
Los Altos is located right next to Orihuela Costa.
Be aware of the municipal boundary
In this area, Torrevieja and Orihuela Costa are almost contiguous.
A home that is described in an ad, for example, as:
- Los Altos;
- Punta Prima;
- Playa Flamenca area;
- or Torrevieja South
...as described, may be located in a different municipality than you expect.
So always check the exact address.
Bungalow in La Siesta, San Luis
Closer to the salt lakes are La Siesta and San Luis.
Here you'll find many older low-rise buildings and bungalows.
The neighborhood has a quieter and more international residential character than the city center.
A car is more practical here for many daily trips.
Renovating an Old Bungalow
Torrevieja has a wide selection of existing bungalows from various periods of construction.
An older home may be appealing for the following reasons:
- prime location;
- larger patio;
- lower purchase price;
- mature urban development;
- and immediate availability.
Renovation could be an alternative.
How much can a renovation cost?
That depends entirely on the home.
For example:
- kitchen;
- bathroom;
- floors;
- the frame;
- electricity;
- air conditioning;
- painting;
- patio;
- and pipes.
Before making a purchase, have a professional assess how much actually needs to be replaced.
Check for extensions
Bungalows are regularly renovated.
Consider:
- enclosed porch;
- extra bedroom;
- greenhouse;
- kitchen expansion;
- salvage;
- additional bathroom;
- or a canopy.
Verify that such changes are legally valid.
Newly built bungalow in Torrevieja
Torrevieja regularly has newly built bungalows.
These are often built as small-scale or larger residential projects.
Typical layouts include:
- ground-floor apartment with a terrace and garden;
- upstairs apartment with a terrace and solarium;
- two or three bedrooms;
- two bathrooms;
- parking space;
- and a shared swimming pool.
Be sure to check out the available new construction projects as well.
What is included in new construction?
Always check the specifications.
Don't automatically assume that:
- kitchen appliances;
- air conditioning;
- furniture;
- lighting;
- parking space;
- salvage;
- solar panels;
- outdoor kitchen;
- pergola;
- or a fully landscaped patio.
Parking Space at a New Construction Site
A parking space can:
- are included;
- sold separately;
- be a required component;
- or are specific to certain homes.
Check where you're actually parking.
Upper-level bungalow with a sun deck
In new construction, the solarium is often a key selling point.
Check:
- surface area;
- access;
- financial capacity;
- shower;
- electricity;
- water;
- outdoor kitchen;
- and a pergola.
Some items may only be available as options.
Ground-floor bungalow with a garden
For a new ground-floor apartment, the garden can be delivered as:
- fully finished;
- tiled;
- partially constructed;
- or a bare outdoor space.
Please check this before purchasing.
Buying an off-plan bungalow
Are you buying before the property is completed?
You will then evaluate the property based on the following criteria, among others:
- floor plan;
- renders;
- site plan;
- technical description;
- and planning.
Pay special attention to the location within the complex.
Where is the home located within the complex?
Two identical bungalows can be lived in very differently.
For example, check:
- distance to the pool;
- location on the street;
- orientation;
- neighbors;
- passage;
- parking space;
- and the view.
Right by the pool?
This may be appealing to families.
But it can also mean:
- more noise;
- more insight;
- children playing;
- and less privacy.
A home a little farther from the pool might actually be quieter.
Orientation
With a bungalow, outdoor space is often important.
So be sure to check carefully which direction the patio or sun deck faces.
Consider:
- morning sun;
- afternoon sun;
- shadow;
- winter sun;
- and summer heat.
There is no single orientation that is ideal for everyone.
Corner house
A corner bungalow can be appealing because you might get:
- larger terrace;
- more light;
- fewer immediate neighbors;
- additional frame;
- and more privacy.
But that may result in a higher price.
Bungalow or apartment?
A bungalow often offers:
- separate entrance;
- more outdoor space;
- fewer high-rise buildings;
- and a greater sense of home.
An apartment can actually offer:
- lift;
- upper floor;
- view;
- less outdoor maintenance on your own;
- and a more central location.
Bungalow of villa?
A villa typically offers:
- more privacy;
- larger lot;
- possibly a private pool;
- and no neighbors above or below.
A bungalow often offers:
- lower maintenance costs;
- a more affordable shared pool;
- smaller outdoor space;
- and potentially lower overall costs.
Bungalow of townhouse?
A townhouse usually has multiple floors and often more living space.
A bungalow is usually built entirely on one level.
For people who don't want to climb stairs, that can be a deciding factor.
Beach nearby
Torrevieja has several beaches and coves.
For bungalow communities on the north side, the following are among the relevant factors:
- La Mata;
- Cabo Cervera
- The Crazy Ones;
- and other northern coastal areas.
On the south side, you'll find, among other things:
- The Castaways;
- Cala Piteras
- and coastal areas toward Punta Prima.
“Within walking distance of the beach”
Always verify this claim yourself.
Check out:
- distance in meters;
- actual walking route;
- busy roads;
- slopes;
- and which beach is being referred to.
A bungalow may be geographically close to the sea but, in practical terms, still be more easily accessible by car.
Torrevieja will have six Blue Flags in 2026
By 2026, Torrevieja will have six Blue Flag beaches:
- Cala Piteras
- The Castaways;
- Playa del Cura;
- The Crazy Ones;
- Cabo Cervera
- The Dead-End Street.
The award is presented annually.
Permanent residence in a bungalow
Would you like to move to Spain permanently?
In that case, a bungalow can be appealing because:
- one floor;
- private outdoor space;
- swimming pool;
- and more privacy than an apartment.
But also check:
- supermarket;
- school;
- health care;
- parking;
- public transportation;
- and daily routes.
Bungalow for retirees
For people who want to spend their retirement in Spain, a ground-floor bungalow may be particularly appealing.
Please note:
- thresholds;
- shower;
- stairs leading to the street;
- walking distance;
- medical facilities;
- as a community.
An upstairs bungalow with a large sunroom can be beautiful, but it may be less practical if climbing stairs becomes difficult later on.
Family Bungalow
For families, a bungalow with a shared pool can be an attractive option.
Please note the following:
- number of bedrooms;
- pool safety;
- patio;
- storage;
- parking space;
- route to school;
- and room to play.
Education
Anyone emigrating to Spain with children would be wise to research school options before making a final decision on where to live.
Torrevieja is large enough that the route to school can vary considerably depending on the neighborhood.

Health Care
Torrevieja has both public and private healthcare facilities.
How you gain access to the public healthcare system depends on your personal situation and coverage.

Bungalow as a second home
A bungalow is a popular choice for a second home because it often offers:
- patio;
- swimming pool;
- separate entrance;
- relatively little yard work;
- and a sense of home without a large villa.
A well-managed community can also be practical when you're away for an extended period of time.
Upper-level bungalow as a second home
An upstairs apartment can be especially practical because:
- no one lives directly above you;
- the solarium offers plenty of outdoor space;
- there is less direct access from the street.
But climbing stairs and carrying luggage should be something you're comfortable with.
Ground-floor bungalow that allows pets
For buyers with a dog, a ground-floor apartment with its own outdoor space can be practical.
Be sure to check:
- community guidelines;
- fence;
- surface area;
- shadow;
- and direct access to the street.
A Bungalow as an Investment
Would you like to invest in Spanish real estate?
In that case, rate each bungalow individually.
Check out:
- purchase price;
- neighborhood;
- number of bedrooms;
- swimming pool;
- community;
- parking space;
- outdoor space;
- maintenance;
- rental rules;
- and future marketability.
Vacation Rentals
Are you interested in renting out your property for short-term tourist stays?
Please check this before purchasing.
That may depend on:
- regulations of the Valencian Community;
- City of Torrevieja;
- urban planning context;
- community;
- and registration requirements.
A bungalow with a pool and a sun deck isn't automatically suitable for tourist rentals.
Community rules are important
For bungalows, the community association is often particularly relevant.
Check:
- articles of incorporation;
- use of the pool;
- pets;
- renovations;
- rental;
- outdoor space;
- sun protection;
- and other rules.
Please request these documents before making a purchase.
Long-Term Rentals
For long-term tenants, other characteristics are important.
Consider:
- school;
- work;
- internet;
- parking lot;
- stores;
- outdoor space;
- and bedrooms.
As a result, a bungalow in Aguas Nuevas has a different rental profile than a vacation-oriented property in La Mata.

The price depends, among other things, on:

- solarium;
- swimming pool;
- parking space;
- bedrooms;
- renovation;
- and new construction or existing buildings.

A bungalow in Torrevieja is particularly appealing to buyers who want more private outdoor space than an apartment offers, but don’t want the maintenance involved with a large villa. The main choice is usually between a ground-floor unit with a garden and an upper-floor unit with a solarium. After that, location, a swimming pool, the community association (comunidad), distance to the beach, parking, and the property’s condition become key factors. Especially in areas such as Aguas Nuevas, Torreblanca, La Mata, and Los Altos, these property types can vary significantly from one another, making the specific urbanization at least as important as the number of bedrooms.
