Where is Ciudad Quesada located?
Ciudad Quesada is located within the municipality of Rojales in the province of Alicante, on the southern Costa Blanca.
The beaches of Guardamar del Segura are about a ten- to fifteen-minute drive away, and Torrevieja, La Mata, La Marina, and Santa Pola are also easily accessible.
The Alicante airport is about a 35- to 40-minute drive away, depending on traffic and your exact location within Ciudad Quesada.
The AP-7 and N-332 also provide easy access to other popular residential areas such as Orihuela Costa, Pilar de la Horadada, and the Costa Cálida.
It is precisely this central location that is a key reason for many homebuyers to choose Ciudad Quesada.
Ciudad Quesada is part of Rojales
This sometimes causes confusion among foreign homebuyers.
Ciudad Quesada is not an independent municipality, but part of Rojales.
The traditional center of Rojales is a few kilometers away and has a completely different atmosphere. There you’ll find, among other things, the historic cave dwellings of Cuevas del Rodeo, the old town, and the Segura River.
Ciudad Quesada, on the other hand, has a much more modern and international feel.
Permanent residents here handle municipal matters through the municipality of Rojales.
How did Ciudad Quesada come to be?
Ciudad Quesada is a relatively young town.
Development began in the second half of the twentieth century at the initiative of entrepreneur Justo Quesada Samper, who began transforming farmland around Rojales into a large residential area.
What began as a housing and infrastructure project continued to grow steadily over the following decades.
New residential neighborhoods, restaurants, shops, golf courses, and international amenities were added.
That is why Ciudad Quesada does not have a single old historic center like Rojales, Guardamar, or Orihuela.
It consists mainly of various residential areas that have grown together over the years.
What is life in Ciudad Quesada really like?
Many people discover Ciudad Quesada while on vacation or on a sightseeing trip.
But the great thing about this place is that it isn't just bustling in July and August.
A large portion of the homes are permanently occupied by Spaniards and international residents. As a result, supermarkets, restaurants, pharmacies, medical facilities, and many other businesses remain open even in the winter.
For people who want to emigrate to Spain, this is a key difference compared to some smaller vacation destinations.
In January, you can still go grocery shopping, eat out, work out, and sit on a patio on sunny days.
A very international place to live
Ciudad Quesada has a large British, Dutch, Belgian, Scandinavian, and other international communities.
That makes the transition relatively easy for many foreign residents.
At many restaurants, stores, medical facilities, and service providers, you can get by in English, and Dutch is even spoken in various places.

Which neighborhood is the best fit depends largely on your preferences.
The Most Popular Neighborhoods in Ciudad Quesada
Ciudad Quesada consists of several residential areas that differ considerably from one another in terms of housing options, elevation, and distance to amenities.
Mrs. Pepa
Doña Pepa is one of the best-known and most popular residential areas.
Here you'll find many apartments, townhouses, modern villas, and new construction. The streets are relatively wide, and in various parts of the neighborhood, restaurants, supermarkets, and other amenities are within walking distance.
Doña Pepa is particularly appealing to people who enjoy living in a modern setting and don't want to be completely dependent on a car.
Pueblo Bravo
Pueblo Bravo is located between Doña Pepa and the nature reserve surrounding the lagoons.
Here you'll find many villas, bungalows, and modern new-construction projects.
In many places, the atmosphere is quiet and residential.
From some of the homes, you have a view of the salt lakes.
Little Pepín
Lo Pepín is located higher up, nestled against the hills.
Here you'll find mainly villas and homes on quiet streets.
Because of their elevated location, some homes offer a beautiful view of the lagoons and the surrounding area.
The downside is that the elevation changes are greater, and a car is practically a necessity.
The Marchioness
La Marquesa is located around La Marquesa Golf.
The selection includes apartments, townhouses, and single-family homes.
This is, of course, appealing to golfers, but people who enjoy living in greener surroundings also frequently choose this part of Ciudad Quesada.
The terrain here is hillier than around Doña Pepa.
Downtown Ciudad Quesada
The main commercial district is located around Avenida de las Naciones.
Here you'll find a large concentration of restaurants, bars, shops, banks, real estate agencies, supermarkets, and other services.
Those who enjoy walking to restaurants and amenities can specifically look for a home in or around this area.
The downside, of course, is that it's livelier and busier here than in the suburbs.

Why do so many foreigners choose Ciudad Quesada?
There are several reasons for its popularity.
First of all, there is the combination of space and amenities.
You can live in a detached villa with its own pool and still be just a few minutes away from a supermarket, restaurant, or pharmacy.
In addition, the beach and major cities are nearby, even though Ciudad Quesada itself isn't located directly on the busy coastal road.

Amenities in Ciudad Quesada
For permanent residence, the level of amenities is one of its strongest points.
In and around Ciudad Quesada, you'll find, among other things:

There are several large supermarkets in Ciudad Quesada and the immediate surrounding area.
You'll also find smaller international supermarkets and specialty shops offering Dutch, Belgian, British, and Scandinavian products.
For fresh vegetables, fruit, and other local products, you can also visit various markets along the Costa Blanca.
Markets are also held regularly in the nearby towns of Rojales, Guardamar, and Torrevieja.
Restaurants and the Hospitality Industry
The selection of restaurants and bars is remarkably large for a town that isn't a city in its own right.
Around Avenida de las Naciones, Doña Pepa, and La Marquesa, you'll find Spanish, Italian, Asian, Indian, Dutch, Belgian, British, and international restaurants.
That makes eating out very easy.
If you prefer more traditional Spanish cuisine, you can drive to Rojales, Benijófar, Formentera del Segura, or Guardamar.
Health Care in Ciudad Quesada
Medical facilities are also an important consideration for permanent residents.
In and around Ciudad Quesada, you'll find general practitioners, dentists, physical therapists, pharmacies, and private medical centers.
For comprehensive hospital care, Torrevieja and Elche, among other places, are within easy reach.

Public schools are available in the municipality of Rojales and surrounding areas, and there are private and international schools in the wider Costa Blanca region.

A daily 20- or 30-minute drive to school can actually have a greater impact on your life than a few extra square meters of living space.

La Marquesa Golf
The La Marquesa Golf course is located halfway between Ciudad Quesada and Rojales.
The course has been in existence since 1989 and is one of the best-known golf courses on the southern Costa Blanca.
Surrounding the golf course are several residential areas with apartments, townhouses, and villas.
This is, of course, appealing to avid golfers, but even non-golfers sometimes choose this area specifically for its greenery and views.
Beaches near Ciudad Quesada
Ciudad Quesada is not located directly on the coast.
This is sometimes easily overlooked in real estate listings when terms like “close to the beach” are used.
The nearest large sandy beaches are mainly located around Guardamar del Segura and La Mata.
By car, depending on your location and traffic, you can usually get there in about ten to fifteen minutes.
Popular beaches include:
- Playa Centro in Guardamar;
- Moncayo Beach
- Beach of La Roqueta
- La Mata Beach;
- and the beaches toward La Marina.

The Salt Lakes of La Mata and Torrevieja
Just south and east of Ciudad Quesada lies the unique landscape of the Parque Natural de las Lagunas de La Mata y Torrevieja.
The two large salt lakes together form a protected nature reserve.
The pink salt lake in Torrevieja is particularly well-known, but the surrounding area is also great for birdwatching, hiking, and biking.
From the higher-elevation areas of Ciudad Quesada and Lo Pepín, you can enjoy views of the lagoons from various spots.
Recorral Park near Rojales
Even closer is El Recorral, a nature and recreation area between Rojales and Ciudad Quesada.
Here you can take a walk among the pine trees, have a picnic, and enjoy the views of the surrounding area.
For people with dogs or families with children, this is a pleasant place close to home.
It's a nice contrast to the densely built-up residential areas of Ciudad Quesada.
Rojales Water Park
Ciudad Quesada even has its own water park: Aquapark Rojales.
For families with children or grandchildren, this is a great place to visit close to home, especially in the summer.
The water park is relatively compact and is located right within the residential area.
New Construction in Ciudad Quesada
Ciudad Quesada remains a key area for new construction on the Costa Blanca.
New projects include, among others:
- apartments;
- ground-floor apartments with a garden;
- upstairs apartments with a sunroom;
- row houses;
- and detached villas with private pools.
New construction is particularly popular because of its modern layouts, good insulation, more energy-efficient systems, and relatively low maintenance.

Existing Homes in Ciudad Quesada
The selection of existing homes is just as appealing.
Older villas, in particular, often offer larger lots and more outdoor space than new construction.
In addition, existing homes are often better located in established neighborhoods.
Some homes have been completely renovated, while others are appealing to buyers who want to modernize them themselves.

Existing homes actually tend to offer:

- central location;
- homes available immediately;
- and more options for detached villas.
Which option is better depends largely on your budget, preferences, and intended use.
How much do homes cost in Ciudad Quesada?
The housing market offers a very wide range of options, and as a result, prices vary widely.
A small, older apartment or bungalow is, of course, in a different price range than a modern detached villa with a pool.
Even within Ciudad Quesada, there are significant differences between locations.
Factors that determine the price include:
- living space;
- lot;
- age and condition;
- private or communal pool;
- view;
- location;
- distance to amenities;
- new construction or existing buildings;
- and parking.
That is why we would prefer not to use a single, general “average home price” for Ciudad Quesada.
Ultimately, that doesn't tell you much about the home you're actually looking for.
Buying an Apartment in Ciudad Quesada
Apartments are popular among people who prefer low-maintenance living.
Many complexes have a communal pool and garden.
When it comes to apartments, we always recommend taking a close look at:
- community fees;
- scheduled work;
- lift;
- parking lot;
- orientation;
- and its location within the residential development.
An inexpensive apartment with high monthly community fees may be less attractive in the long run than a slightly more expensive home with lower fixed costs.
Buying a villa in Ciudad Quesada
Ciudad Quesada is best known for its wide selection of detached villas.
These range from older Spanish homes on spacious lots to very modern newly built villas.
Private swimming pools are common, but of course not every home has one.
When it comes to a villa, we would pay special attention to pool and garden maintenance, the property’s orientation, parking, and proper registration of any additions.
Private pool or communal pool?
This is an interesting option for those living in Spain.
A private pool offers privacy and convenience, but you are also fully responsible for maintenance, water, and equipment.
With a communal pool, you share the costs through the community association.
People who only use the pool for a few months a year may actually find a well-maintained communal pool very convenient.
For permanent residents who value privacy, a private pool may be more appealing.
Is Ciudad Quesada a good place to live permanently?
Yes, that's exactly what Ciudad Quesada is great for.
There is a large permanent population, and most services operate year-round.
There is still plenty of activity even outside the tourist season.
This may be appealing to retirees, families, and people who work online.
However, we would take a close look at the specific neighborhood.
Not every section is equally suitable for exploring entirely on foot.
Do you need a car in Ciudad Quesada?
In many cases: yes.
If you live in the area around Avenida de las Naciones or Doña Pepa, you can get around quite a bit on foot.
But Ciudad Quesada is sprawling, and several of its neighborhoods are hilly.
A car is very convenient for going to the beach, doing a big grocery run, getting to schools and the hospital, and visiting nearby towns.
For those who want to live without a car, we would recommend looking at a central location within Quesada or, for example, Torrevieja or Guardamar.
Be aware of changes in elevation
This is especially important in Lo Pepín and the area around La Marquesa.
On the map, a restaurant or supermarket might appear to be nearby.
But when the route goes steeply uphill or downhill, “within walking distance” means something different than it does in a flat coastal town.
When viewing properties, we therefore always recommend that you actually walk around the neighborhood.
Winter sun is important
Many buyers focus primarily on sunlight during a spring or summer home tour.
For permanent residence, we would actually consider orientation and winter sun.
A south-facing home can be incredibly pleasant in January.
A patio that is shaded early in the day by surrounding buildings or a hill can feel cool despite the Spanish climate.
This is especially true for homes that you plan to use year-round.
Ciudad Quesada for Retirees
For people who want to spend their retirement in Spain, Ciudad Quesada offers several advantages.
There are many single-story homes and bungalows, medical facilities are nearby, and the region has a large international community.
Restaurants, supermarkets, and a golf course are also just a short distance away.
When looking at a retirement home, we would focus primarily on:
- number of steps;
- distance to stores;
- medical care;
- garden and pool maintenance;
- winter sun;
- and how much you rely on your car.
A home that’s ideal when you’re 65 should ideally remain practical in the long term as well.
Moving to Ciudad Quesada
Anyone who moves to Spain permanently has more to deal with than just buying a home.
Examples include:
- NIE;
- residence;
- standard;
- health care;
- insurance;
- banking;
- taxes;
- and, if applicable, education.

Ciudad Quesada is also of interest to people who want to invest in Spanish real estate.

Ciudad Quesada or Torrevieja?
This is a common comparison.
Torrevieja is a true coastal town with beaches, a boardwalk, a downtown area, a harbor, and many apartments.
Ciudad Quesada is located inland and consists mainly of low-rise buildings, villas, and residential developments.
Those who enjoy living in the heart of a city and want to get around on foot may find Torrevieja more appealing.
Anyone looking for space, a villa, a pool, and a quieter neighborhood is more likely to consider Ciudad Quesada.
Ciudad Quesada or Guardamar?
Guardamar del Segura offers direct access to the beach, a Spanish-style town center, large parks, and dune areas.
Ciudad Quesada offers more villas, international amenities, and living space.
As a result, these are two completely different lifestyles, just a few minutes' drive apart.
Ciudad Quesada or Benijófar?
Benijófar is also right next to Ciudad Quesada.
Benijófar is smaller and has more of the character of a Spanish village, while Ciudad Quesada is much larger and more international.
If you enjoy living in the heart of a compact village, you might find Benijófar appealing.
If you're looking for a much wider selection of villas and international amenities, you'll find what you're looking for more quickly in Quesada.
Ciudad Quesada or Rojales?
Although Ciudad Quesada is officially part of Rojales, the living experiences there are quite different.
Rojales has a more traditional Spanish town center along the Segura River.
Ciudad Quesada consists mainly of modern residential neighborhoods and international amenities.
This means that, within the same municipality, you can choose between a village center with a distinctly Spanish feel and a distinctly international residential development.
