Buying a Home in Crevillent: Living Surrounded by Mountains, Nature, and Alicante
Buying a Home in Crevillent: Living Surrounded by Mountains, Nature, and Alicante
Are you interested in buying a house in Crevillent? If so, you'll be choosing a very different lifestyle than what you'd find right on the coast of the Costa Blanca.
Crevillent is located inland, between Elche and the southern Vega Baja, and combines the characteristics of a full-fledged Spanish municipality with:
- a large center;
- traditional residential neighborhoods;
- of the Sierra de Crevillent
- El Hondo Nature Reserve;
- agriculture;
- local industry;
- apartments;
- village homes;
- villas;
- and rural homes.
This makes Crevillent particularly appealing to homebuyers who are looking for more of the Spanish way of life, nature, and open space and don't necessarily need a beach within walking distance.
Be sure to check out our current listings, our new-construction homes, and the available new-construction projects.
Where is Crevillent located?
Crevillent is located in the southern part of the province of Alicante, in the comarca Baix Vinalopó.
The town is located nearby:
- Moose;
- Albatera
- Catral;
- Saint Isidore
- Aspe;
- in Vega Baja.
Its location between the mountainous region of the Sierra de Crevillent and the low-lying wetlands of El Hondo makes for a strikingly varied landscape.
If you drive from Rojales toward Alicante, you'll come across Crevillent on the west side of Elche.
Crevillent is not located by the sea
Crevillent itself has no coastline.
To get to the beach, drive toward, for example:
- Saint Paul
- The Navy;
- Guardamar del Segura;
- or the beaches of Elche.
So if you want to walk to the beach every morning, you're better off looking for a place right on the coast.
Who is correct:
- wants to compare more homes within the total budget;
- considers space to be important;
- wants to live in a quieter place;
- enjoys walking;
- and doesn't mind driving a car,
might find Crevillent interesting.
Crevillent is more than just a small village
Crevillent is sometimes viewed as a rural town, but its center has a distinctly urban character.
Among other things, you'll find:
- stores;
- supermarkets;
- schools;
- sports facilities;
- hospitality industry;
- health care facilities;
- municipal services;
- museums;
- and local economic activity.
It is, therefore, a place where everyday Spanish life goes on as usual all year round.
That’s what makes Crevillent different from a small vacation community.
Downtown or the suburbs?
For people looking for a place to live, this is an important first choice.
Crevillent City Center
Here you'll find mainly:
- apartments;
- townhouses;
- traditional homes;
- stores;
- hospitality industry;
- and amenities located closer by.
This may be more practical for permanent residence.
Outskirts of Crevillent
On the outskirts of the built-up area, you'll find more:
- single-family homes;
- larger patios;
- detached homes;
- and quieter streets.
Rural Area
Further outside the town center, you may come across rural homes and larger lots.
In that situation, the car becomes more important, and it’s wise to seek additional legal advice.
From the Sierra of Crevillent
One of the biggest differences from the flat Vega Baja region is the Sierra de Crevillent.
The official tourism portal describes the area as a landscape featuring:
- ravines
- caves;
- rock formations;
- dry mountain slopes;
- historic waterworks;
- hiking trails;
- and scenic overlooks.
The Sierra is also part of the Natura 2000 network and includes protected natural areas.
For homebuyers who enjoy hiking or want to be close to the mountains, this is a clear advantage over many places around Rojales.
Hiking in the Sierra de Crevillent
There are several officially marked hiking trails through the Sierra.
The tourism portal lists, among other things:
- PR-CV 108;
- PR-CV 109;
- PR-CV 110.
These routes vary in length and difficulty. For example, the PR-CV 108 is over 18 kilometers long, while the PR-CV 110 is just over 6 kilometers long.
That makes Crevillent an attractive destination for people who want to make walking a regular part of their daily lives.
The Little Bridges
A notable feature of the Sierra is Els Pontets.
This historic hydraulic structure consists of two levels of arches. According to the tourist office, the lower section dates back to an Andalusian aqueduct system, while the upper section was added later.
Many hiking trails in the Sierra start or pass through here.
Saint Cajetan
The mountainous area around San Cayetano is also popular with hikers.
Among other things, an official hiking trail begins at the Ermita de San Cayetano.
The tourism organization describes the area as a mountain park at the foot of El Picatxo, offering hiking trails and views of the surrounding area.
El Hondo
On the other side of Crevillent lies a completely different landscape: the El Hondo Natural Park.
The Crevillent tourism portal lists an area of approximately 2,387 hectares and describes it as one of the most important wetlands in the Valencian Community.
The area is particularly important for its birds and other natural features.
El Hondo Visitor Center
The El Hondo Visitor Center is located within the municipality of Crevillent, near the hamlet of San Felipe Neri.
Several routes start from the city center.
These include:
- an accessible route of about 1 kilometer;
- a 3.7-kilometer route around the lagoons;
- a bike route of about 18 kilometers;
- and an ornithological tour for which advance reservations may be required.
Sierra and wetlands
That is what makes Crevillent so special in terms of its landscape.
Within the same municipality, you have:
- dry mountain slopes;
- Mediterranean nature;
- agriculture;
- wetlands;
- and urban areas.
For someone who values nature, that carries much more weight than a general claim like “beautiful surroundings.”
Crevillent and the carpet industry
Crevillent has long been known for its carpet industry.
The official tourism organization even refers to the town as “Crevillent, ciudad de la alfombra”.
Historically, the industry developed from the use of materials such as esparto grass and hemp.
Crevillent Rugs
There is a dedicated quality label for Alfombras de Crevillent, which distinguishes rugs that meet specific technical requirements.
This gives Crevillent a strong local economic identity that you won't find in many other towns along the Costa Blanca.
A place with its own economy
This is relevant for permanent residents.
Crevillent does not depend exclusively on:
- tourism;
- second homes;
- or the hospitality industry.
There is also local business activity and industry.
As a result, the town has a different economic profile than typical coastal resorts.
Holy Week in Crevillent
Crevillent has a particularly strong tradition surrounding Semana Santa.
Crevillent's Semana Santa has been designated a Fiesta de Interés Turístico Internacional. According to the tourism organization, the origins of the celebrations date back to at least the seventeenth century.
During Holy Week, various processions and traditional ceremonies take place.
Holy Week Museum
Crevillent also has its own Museo de Semana Santa.
The museum houses 24 of the 32 processional pieces associated with the local Semana Santa and is spread over four floors.
For permanent residents, such local traditions are part of the community's annual rhythm.
Moors and Christians
It's not just Semana Santa that's important.
The Moros y Cristianos festival in Crevillent also holds the status of Fiesta de Interés Turístico Internacional. The municipality actively promotes both events as important parts of the local identity.
This gives Crevillent a strong cultural identity.
Mariano Benlliure Museum
Crevillent is also home to the municipal Museo Mariano Benlliure.
The museum is dedicated to the renowned Valencian sculptor Mariano Benlliure and is an important part of the local museum scene.
The municipality has also awarded the museum the Q de Calidad tourism quality certification.
Homes for Sale in Crevillent
The real estate market in Crevillent is quite different from that in coastal towns.
Depending on the market, you'll find, among other things:
- apartments;
- penthouses;
- townhouses;
- traditional townhouses;
- detached villas;
- rural homes;
- fincas;
- and, on occasion, new construction.
The city center is more focused on apartments and townhouses.
Outside the city center, you'll find more single-family homes.
Buying an Apartment in Crevillent
An apartment might be a good option if you:
- wish to live there permanently;
- want amenities nearby;
- want less maintenance;
- and doesn't need a large lot.
Check the following, among other things:
- lift;
- parking lot;
- patio;
- community;
- year of manufacture;
- and the condition of the building.
Apartment in the city center
Living in a central location usually means you're closer to:
- stores;
- schools;
- hospitality industry;
- medical facilities;
- and municipal services.
For people who don't want to drive everywhere they go, this can be more practical than a house on the outskirts.
Buy a Penthouse in Crevillent
A penthouse can be appealing for the following reasons:
- patio;
- outdoor space;
- view;
- and privacy.
Be sure to also check:
- lift;
- sun exposure;
- wind;
- waterproofing;
- and the legal status of the terrace.
Buying a Townhouse in Crevillent
A townhouse can be a good compromise between an apartment and a villa.
You may receive:
- separate entrance;
- multiple bedrooms;
- multiple floors;
- terrace or patio;
- and a garage.
If you plan to live there permanently, be sure to consider the number of stairs.
Buying a Villa in Crevillent
Detached homes are found primarily outside the compact city center and in residential or rural areas.
For example, a villa might offer:
- larger lot;
- private pool;
- tuin;
- parking lot;
- privacy;
- and a view of the mountains.
But legal review is especially important for this type of home.
Buying a Country Home in Crevillent
Crevillent might be of interest to people who are looking for a home in the countryside but want to stay relatively close to Elche and other larger towns.
When purchasing a rural home, you should check the following, among other things:
- soil classification;
- property registry;
- Census;
- built-up area;
- permits;
- water;
- electricity;
- access;
- wastewater;
- swimming pool;
- and outbuildings.
The physical condition of the parcel must correspond to its legal status.
Buying a Finca in Crevillent
The term finca has little legal significance.
Advertisements may include:
- agricultural land;
- country house;
- villa on a large lot;
- or a traditional home outside the town center.
Therefore, always have someone verify what is actually registered as a residence and other structures.
Homes in the Sierra
A home closer to the Sierra may be appealing for the following reasons:
- view;
- rust;
- hiking opportunities;
- and a less urban environment.
But also check:
- access road;
- slopes;
- distance to stores;
- fire hazard;
- water drainage;
- and an internet connection.
Not every beautiful mountain location is equally practical on a day-to-day basis.
Fire Risk in Mountainous Areas
The official tourism office explicitly warns about the dry conditions in the Sierra and the risk of wildfires.
If you're looking at a home near a nature reserve, it may therefore be wise to consider:
- vegetation around the house;
- access roads;
- evacuation options;
- maintenance of the lot;
- and insurance terms and conditions.
Homes near El Hondo
In the lower-lying part of the municipality, however, there is another issue that requires attention.
There, the landscape is closer to wetlands and low-lying agricultural areas.
Depending on the exact location, water management and flood risk may become more important.
The same municipality can therefore have completely different technical considerations.
New Construction in Crevillent
Depending on current availability, new construction may also be available in Crevillent or the immediate vicinity.
The supply of new construction is generally less extensive than in areas such as:
- Torrevieja
- Ciudad Quesada;
- Orihuela Costa;
- of Pilar de la Horadada.
Availability can therefore vary greatly.
Be sure to check out our current new construction projects as well.
New construction or existing property?
In the case of Crevillent, this is an interesting comparison.
New Construction
May be appealing because of:
- recent installations;
- modern layout;
- energy performance;
- and less direct renovation work.
Existing Buildings
Can offer:
- a more central location;
- more living space;
- larger lot;
- established environment;
- or distinctive homes.
So consider the property as a whole and its location, not just the year it was built.
What is included in a new construction project?
Always check the specifications.
Don't automatically assume that:
- kitchen appliances;
- air conditioning;
- solar panels;
- swimming pool;
- parking space;
- salvage;
- furniture;
- lighting;
- or a landscaped garden.
This varies by project.
Buying Off-Plan
Are you buying before the home is built?
In that case, you typically evaluate:
- renders;
- floor plan;
- site plan;
- technical description;
- and construction scheduling.
Also, check the following:
- payment schedule;
- protection of advance payments;
- contract terms;
- and expected completion date.
Existing Buildings in Crevillent
Existing homes are likely the most diverse segment of the local market.
When it comes to older homes, you need to look beyond just the kitchen and bathroom.
For example, check:
- dak;
- moisture;
- electricity;
- pipes;
- the frame;
- facade;
- construction;
- and any renovations.
Community for apartments
For apartments, you generally pay community fees.
Check:
- contribution;
- lift;
- garage;
- common areas;
- reserve fund;
- scheduled work;
- and any debts.
A low purchase price may become less attractive if major renovations to the building are planned.
Legal Review
For a home in Crevillent, the following items, among others, can be inspected:
- ownership;
- children;
- registration;
- built-up area;
- renovations;
- swimming pool;
- outbuildings;
- soil classification;
- community;
- and permits.
These inspections are especially important for rural homes.
Crevillent of Catral?
Catral is located on the southern edge of Crevillent and features a much flatter, more agricultural landscape typical of the Vega Baja region.
Catral is a better fit if you're looking for:
- garden
- flat landscape;
- villa of finca;
- smaller municipality;
- in Vega Baja.
Crevillent has more to offer:
- larger core;
- Bergen;
- hiking;
- industry;
- culture;
- and nature reserves on both sides of the municipality.
Crevillent of Elche?
Elche is much larger and more urban.
Elche offers:
- major shopping districts;
- university in the broader region;
- hospitals;
- werk;
- public transportation;
- and a large city center.
Crevillent is smaller and is located closer to the Sierra.
Those who need plenty of urban amenities may find Elche more convenient.
Crevillent of Albatera?
Albatera is located inland toward the Vega Baja and Murcia.
Both places have mountainous terrain on one side and lower-lying farmland on the other.
Crevillent has a more urban character and a stronger industrial and cultural identity.
Anyone looking for rural real estate can compare the two municipalities.
Crevillent or Almoradí?
Almoradí is located further into the flat Vega Baja region.
Almoradí offers:
- large Saturday market;
- regional trade;
- flat city profile;
- and many apartments.
Crevillent offers:
- Bergen;
- hiking trails;
- El Hondo;
- industry;
- and more elevation changes.
Crevillent of Rojales?
Rojales is much closer to the coast and also includes Ciudad Quesada.
As a result, Rojales has more to offer:
- international housing market;
- villa developments;
- golf;
- and the coast is just a short distance away.
Crevillent has a more urban, Spanish feel and a more industrial atmosphere, with much less of a resort vibe.
Crevillent or Ciudad Quesada?
Ciudad Quesada offers:
- many villas;
- private swimming pools;
- international hospitality industry;
- La Marquesa Golf;
- and international residents.
Crevillent has a much stronger Spanish urban and local economic character.
So the choice depends mainly on how international an environment you're looking for.
Crevillent of Santa Pola?
Santa Pola is located right on the coast.
Santa Pola offers:
- the beach;
- fishing port;
- marina;
- coastal life;
- and apartments.
Crevillent offers:
- domestic;
- Bergen;
- rural homes;
- larger lots;
- and local city life.
These are two completely different housing profiles.
Crevillent of Alicante?
Alicante is a large provincial capital with:
- beach;
- train;
- TRAM;
- port;
- a larger labor market;
- and urban amenities.
Crevillent is smaller and relies more on cars for many trips.
On the other hand, it’s easier to find rural and single-family homes around Crevillent.
Beach within driving distance
People who live in Crevillent have several options for beaches.
For example:
- Saint Pol
- The Navy;
- Guardamar;
- Arenales del Sol;
- and other beaches around Elche.
I wouldn't give a specific travel time, because it depends heavily on the exact location of your home, the beach, and traffic conditions.
Accessibility
Crevillent is strategically located between the Elche/Alicante metropolitan area and the Vega Baja.
For many permanent residents, the connection heading toward:
- Moose;
- Alicante;
- Murcia
- Vega Baja;
- and the airport
are relevant.
That's why, when viewing properties, I would always actually drive the daily routes myself.
Alicante-Elche Airport
Alicante-Elche Miguel Hernández Airport is relatively close to Crevillent.
This could be practical for Dutch and Belgian second-home owners.
However, I wouldn't promise a specific travel time, because traffic and the exact departure location can make a difference.
Living in Crevillent Without a Car
In the city center, you can reach various everyday amenities on foot.
For:
- rural homes;
- the beach;
- airport;
- nature areas;
- larger shopping centers;
- and surrounding municipalities
A car is much more practical.
Those who want to live in a completely car-free environment may find a larger city like Alicante or Elche a more logical choice.
Permanent residence in Crevillent
Would you like to move to Spain permanently?
Crevillent might be of interest to you if:
- want to live in a real Spanish town;
- doesn't have to be by the sea;
- want nature close by;
- considers daily amenities important;
- and the car has no problem with it.
For permanent residence, we would primarily consider:
- school;
- werk;
- zorg;
- supermarket;
- parking space;
- internet;
- and daily travel times.
Crevillent for Families
For families, the combination of the city center and nature can be appealing.
When choosing a home, consider the following, among other things:
- route to school;
- bedrooms;
- outdoor space;
- sport;
- parking space;
- public transportation;
- and daily activities.
A villa outside the city center can offer plenty of space, but it also means more car trips.
Education
Anyone emigrating to Spain with children would be wise to consider education early on when choosing a home.
In this regard, consider the following:
- school type;
- location;
- route to school;
- transportation;
- and activities.
Be sure to also read our general information about education in Spain.
Health Care
Crevillent has local health care facilities and is also located near the larger health care system in Elche.
How you can access the public Spanish healthcare system depends on your personal situation and coverage.
Learn more about health care in Spain and our information on hospitals and clinics on the Costa Blanca.
Crevillent for Retirees
For people who want to spend their retirement in Spain, Crevillent may be an attractive option if:
- nature is important;
- the beach isn't needed every day;
- amenities nearby are desired;
- and what makes Spanish city life so appealing.
Please pay special attention to:
- slopes;
- stairs;
- lift;
- medical facilities;
- stores;
- and car dependency.
Second home in Crevillent
As a second home, Crevillent is especially well-suited for people who want to look beyond just beach vacations.
This might be of interest to you if:
- enjoys walking;
- want to climb mountains;
- want to explore the Vega Baja;
- considers culture important;
- and want to visit various coastal areas by car.
If you only come to the beach for a few weeks a year, you might find a coastal town more practical.
Investing in Crevillent
Would you like to invest in Spanish real estate?
In that case, you should view Crevillent primarily as a local housing market rather than a typical vacation rental market.
Analyze, among other things:
- purchase price;
- neighborhood;
- local rental demand;
- housing type;
- parking space;
- maintenance;
- funding;
- and future marketability.
Long-Term Rentals
For long-term tenants, factors such as the following are important:
- werk;
- stores;
- schools;
- parking space;
- public transportation;
- internet;
- and amenities.
As a result, a downtown apartment has a different profile than a villa in the suburbs.
Vacation Rentals
Would you like to rent out a property on a short-term basis?
Before purchasing, check the following:
- regulations of the Valencian Community;
- municipal/urban planning context;
- any community;
- registration requirements;
- and actual tourist demand.
Crevillent should be evaluated differently than a beachfront apartment in Torrevieja or Guardamar.
Is Crevillent affordable?
I wouldn't generally describe Crevillent as “cheap” or “affordable.”
There are significant price differences between:
- older apartment;
- townhouse;
- renovated home;
- village;
- farm;
- and new construction.
In addition, renovation and maintenance can have a significant impact on the total costs.
Want more flexibility with your budget?
That's a better comparison.
With the same total budget, you may be able to look at different types of homes in Crevillent than those located directly on the coast.
Compare, for example:
- apartment by the sea;
- bungalow in a residential complex;
- townhouse in Crevillent;
- or a country villa.
This will help you see which lifestyle actually fits your budget.
Purchase Costs
When buying a house in Spain, you need to take additional costs into account in addition to the purchase price.
Examples include:
- taxes;
- notary;
- property registry;
- legal assistance;
- and any financing costs.
New construction and existing buildings are treated differently for tax purposes.
Total Budget
Be sure to bring:
- renovation;
- community;
- tuin;
- swimming pool;
- air conditioning;
- furniture;
- insurance;
- and maintenance.
A larger lot or an older single-family home, in particular, can result in higher annual costs.
Mortgages in Spain
Dutch and Belgian buyers can apply for a Spanish mortgage under certain conditions.
The possibilities depend, among other things, on:
- income;
- financial obligations;
- age;
- taxation;
- home value;
- and immigration status.

Downtown

On the outskirts of the city and heading toward the Sierra
For those looking for:

Rural countryside
For those looking for:
- village;
- farm;
- larger lot;
- privacy;

For that last category, additional legal review is essential.
Who is Crevillent best suited for?
Crevillent may be of particular interest if you are looking for:

- apartment, villa, or finca;
- Elche within reach;

Crevillent stands out above all for its combination of a truly Spanish town, the Sierra de Crevillent, and the El Hondo nature reserve. While many places in the Vega Baja are primarily flat and agricultural, here you can find both mountainous terrain and wetlands within the same municipality. Add to that the historic carpet industry and two internationally recognized festivals—Semana Santa and Moros y Cristianos—and Crevillent has a much clearer identity of its own than simply being “a town inland from Alicante.” For homebuyers, the choice between the town center, the outskirts toward the Sierra, and the rural outskirts is particularly decisive.
