Buying a house in Santa Pola
Buying a Home in Santa Pola – Living by the Sea on the Southern Costa Blanca
Are you interested in buying a house in Santa Pola? If so, you're looking at a genuine Spanish coastal town in the southern part of the province of Alicante, a short distance from Elche, Alicante, and Alicante-Elche Airport.
Santa Pola combines:
- the beach;
- a fishing port;
- marinas;
- a compact downtown;
- local stores and restaurants;
- nature areas;
- salt lakes;
- apartments;
- villas;
- new construction;
- and the large residential area of Gran Alacant.
As a result, living conditions can vary greatly even within the same municipality.
For example, you can choose:
- an apartment near downtown;
- a home within walking distance of Playa Levante;
- an apartment at Gran Playa;
- a home near Tamarit;
- a villa or townhouse in Gran Alacant;
- new construction;
- a second home;
- or permanent residence.
Be sure to check out our comprehensive page on Santa Pola, our current listings, and our new construction projects.
Where is Santa Pola located?
Santa Pola is located on the southern Costa Blanca, in the Baix Vinalopó region.
The municipality is located between:
- Alicante;
- Moose;
- Great Alicante
- The Navy;
- and the Mediterranean Sea.
Alicante-Elche Airport is nearby, making Santa Pola easily accessible, especially for Dutch and Belgian second-home owners.
Santa Pola is more than just a beach town
Santa Pola has its share of tourists, but it is not a place built exclusively for vacationers.
It is a permanently inhabited coastal town with:
- our own town hall;
- schools;
- health care facilities;
- stores;
- markets;
- fishing port;
- local organizations;
- sport;
- and culture.
That makes the living experience different from that in a typical vacation community.
Downtown, the coast, or Gran Alacant?
Anyone looking for a home in Santa Pola should really start by choosing between three different housing options.
Santa Pola City Center
Here, you'll live closer to:
- stores;
- hospitality industry;
- port;
- market;
- municipal facilities;
- and various beaches.
Apartments make up a significant portion of the housing supply here.
Coastal Areas of Santa Pola
Along the coast, you'll find homes in places such as:
- Levante Beach;
- Gran Playa;
- Tamarit
- and surrounding beach areas.
In this case, proximity to the beach can be an important purchasing criterion.
Big Alicante
Gran Alacant is also part of Santa Pola, but it is located higher up on the Cabo de Santa Pola and has a completely different character.
Here you'll find plenty of:
- urban developments;
- townhouses;
- villas;
- swimming pools;
- modern apartments;
- and international residents.
Be sure to check out our detailed page on Gran Alacant.
Beaches of Santa Pola
Santa Pola has several beaches, each with its own unique character.
There you'll find both:
- urban sandy beaches;
- wide beach areas;
- quieter coastal areas;
- as areas adjacent to a protected nature reserve.
That’s why it’s wise not to simply look for “a home near the beach,” but to first determine which beach area best suits your daily life.
Levante Beach
Playa Levante is located on the east side of downtown.
This is an urban beach, so you can combine a trip to the beach with:
- hospitality industry;
- stores;
- center;
- and everyday necessities.
For people looking for a place to live, this means, above all, plenty of apartments in the area.
Apartment near Playa Levante
When looking for an apartment near Levante, be sure to consider the following:
- actual walking distance;
- floor;
- lift;
- parking space;
- patio;
- ocean view;
- community;
- and noise during the peak season.
A central coastal location can be very convenient, but it can also be busier.
Great Beach
On the west side of the harbor lies Gran Playa.
Here you'll find a wider stretch of sandy beach with many houses and apartments in the surrounding area.
This section may be of interest to those who:
- beach nearby;
- living in a flatter home;
- and the city center is fairly accessible
wants to combine.
Tamarit
Further along toward the Salinas lies Playa Tamarit.
This part of Santa Pola feels different from the central area.
You're closer to this:
- salt pans;
- nature;
- more open landscapes;
- and a gentler coastal profile.
Pinet Beach
The name Pinet is often mentioned in connection with Santa Pola, but geographical boundaries are important here.
If you're specifically looking for a home near a certain beach, you should always check which municipality the home and the beach are actually located in.
This prevents confusion regarding municipal procedures and real estate listings.
Port of Santa Pola
The harbor is one of the most important parts of Santa Pola.
The history and economy of the town are closely linked to:
- fishing;
- maritime transport;
- recreational boating;
- and connections to Tabarca.
You'll notice that maritime character much more strongly than in, say, Ciudad Quesada or a golf resort.
The Fishing Village of Santa Pola
Santa Pola has a long tradition as a fishing village.
Fishing is still an integral part of the city's identity.
The municipal Museo del Mar also focuses specifically on the history and ethnography of the sea and fishing.
This gives Santa Pola an authentic maritime character that goes beyond just tourist beaches.
Fish Auction and Port Activity
The port remains a work area.
That means it's not just a setting with restaurants and boats.
This is important for people looking for a place to live: living near a busy port can be pleasant and lively, but it also means:
- traffic;
- activity;
- sound;
- and the seasonal rush
entails.
Marina
In addition to commercial fishing, there are recreational marinas and docking facilities.
For people who enjoy boating or water sports, proximity to such activities can be an important factor in their decision-making.
Tabarca from Santa Pola
A well-known feature of Santa Pola is its connection to Tabarca.
Regular passenger ferries depart from Santa Pola for the island.
Because it's so close to Cabo de Santa Pola, this is a popular excursion.
Tabarca is not part of Santa Pola
From an administrative standpoint, there is an important distinction.
Tabarca is part of the municipality of Alicante.
The island is located about three nautical miles southeast of Cabo de Santa Pola, but administratively it is part of Alicante.
That's an interesting factual nuance that many real estate and tourism websites get wrong.
Spain's First Marine Reserve
The waters around Tabarca were designated a marine reserve in 1986.
According to the ministry, this was Spain's first marine reserve.
Among other things, the area is known for its valuable Posidonia oceanica meadows and marine biodiversity.
Snorkeling and Diving at Tabarca
Tabarca is popular with snorkelers and divers, but it is a protected area.
This means that activities are not permitted without restriction, and certain types of diving, fishing, and other activities are subject to rules and permits.
Therefore, I wouldn't simply write that you can “snorkel and dive wherever you want.”
Santa Pola Salt Ponds
To the west and south of the city lies the Parque Natural de las Salinas de Santa Pola.
This protected nature reserve consists of:
- salt pans;
- wetlands;
- water areas;
- and a habitat for various bird species.
The municipality has a visitor and interpretation center located at a former salt mill.
Flamingos in Santa Pola
The Salinas are best known for birds such as:
- flamingos;
- stilt walkers;
- and other waterfowl and migratory birds.
The municipality describes the year-round presence of flamingos and black-winged stilts, among other species, as characteristic of the nature reserve.
Living Near the Salinas
A home near Tamarit or on the western side of Santa Pola may be closer to this open landscape.
That means:
- a less urban environment;
- nature nearby;
- unobstructed view;
- and other daily routes besides those from downtown.
For some buyers, this is actually appealing.
Cabo de Santa Pola
On the other side of the municipality lies the higher-elevation Cabo de Santa Pola.
Here, the landscape changes significantly.
The coastline becomes rockier and higher, while Gran Alacant, among other places, is located at the top of the cape.
Santa Pola Mountain Range
The original text refers to the “Sierra de Santa Pola.”
That's a useful local term, but I wouldn't describe it as a large mountainous region.
It's more about the higher-lying headland and the natural areas around Santa Pola and Gran Alacant.
There are hiking trails and scenic overlooks, but the character of the area is different from that of the true mountainous regions of the Northern Costa Blanca.
Hiking at Cabo de Santa Pola
The surrounding area offers opportunities for hiking and biking.
However, nature reserves may be temporarily closed during periods of extreme fire danger.
For example, in August 2026, the municipality temporarily closed access to both the Sierra and the Salinas due to a fire hazard.
This is particularly relevant as up-to-date practical information, not as a permanent part of the evergreen page.
Great Alicante
Gran Alacant is part of the municipality of Santa Pola.
It is one of the largest residential areas in the municipality and has a distinctly international character.
Here you'll find plenty of:
- apartments;
- bungalows;
- townhouses;
- villas;
- new construction;
- communal swimming pools;
- and commercial facilities.
Santa Pola of Gran Alacant?
This is an important comparison.
Downtown Santa Pola has more to offer:
- Spanish city life;
- port;
- boulevard;
- living in a flatter home;
- stores;
- and amenities within walking distance.
Gran Alacant has more to offer:
- villas;
- townhouses;
- swimming pools;
- modern urban developments;
- ocean view;
- and international residents.
Gran Alacant is also quite hilly.
Drive or walk?
If you prefer not to drive much, you might find the center of Santa Pola more convenient.
In Gran Alacant, distances and elevation changes are often greater.
Even within Santa Pola itself, the specific neighborhood makes a big difference.
History of Santa Pola
Santa Pola has a long history that is closely tied to the sea and trade.
In Roman times, Portus Ilicitanus was located here, the port connected to nearby Ilici, now known as Elche.
Archaeological remains are therefore an important part of the local heritage.
Port of Elche
The archaeological heritage around Portus Ilicitanus serves as a reminder of Santa Pola’s role as a port area during the Roman period.
The municipality includes the Roman harbor area among the sites associated with the Museo del Mar.
The Little One
The archaeological site La Picola is also significant.
In 2025, Santa Pola received €1.25 million from the Spanish Ministry of Rehabilitation and Development for the restoration and opening of this archaeological site.
That makes the historical dimension of Santa Pola much more tangible than simply stating that “its history dates back to the Romans.”
Castle-Fortress
The Castillo-Fortaleza stands in the heart of Santa Pola.
The fortress was built in the sixteenth century as a defense against attacks by pirates and privateers. A municipal document dates its construction to 1557.
Today, the complex is an important cultural center.
Museum of the Sea
The Museo del Mar is located in the Castillo-Fortaleza.
The permanent collection includes, among other things:
- history and archaeology;
- marine affairs and fisheries;
- traditional occupations;
- and maritime culture.
For permanent residents, this contributes to the city's cultural offerings.
Festivals in Santa Pola
Local festivals are an important part of Spanish city life.
The Virgin of Loreto plays a central role in local traditions.
During the holiday season, there are, among other things:
- parades;
- music;
- religious activities;
- and local events.
For those who live here year-round, these periods are part of Santa Pola’s annual rhythm.
Homes for Sale in Santa Pola
The real estate listings include various types of homes.
Among other things, you'll find:
- apartments;
- penthouses;
- townhouses;
- bungalows;
- row houses;
- villas;
- new construction;
- and existing buildings.
However, the distribution varies by region.
Buying an Apartment in Santa Pola
Apartments make up a large portion of the housing supply in and around the city center and coastal areas.
This may be of interest to:
- permanent residence;
- second home;
- retirement;
- or for those who want minimal maintenance.
What should you look for when choosing an apartment?
Check the following, among other things:
- lift;
- parking space;
- patio;
- community;
- distance to the beach;
- year of manufacture;
- condition of the building;
- and any scheduled work.
Parking can be particularly important in coastal areas, especially during the high season.
Beachfront Apartment
A home right on the beach can be attractive for the following reasons:
- view;
- distance to the beach;
- boulevard;
- and that vacation feeling.
But also keep the following in mind:
- salt;
- wind;
- more maintenance;
- crowd;
- parking;
- and sometimes higher fixed costs.
Therefore, a primary residence is not automatically the best choice for permanent living.
Buy a Penthouse in Santa Pola
Penthouses can be appealing for the following reasons:
- large terrace;
- view;
- privacy;
- and outdoor space.
Be sure to also check:
- sun exposure;
- wind;
- waterproofing;
- lift;
- and the legal status of the terrace.
Buying a Townhouse in Santa Pola
Townhouses are found primarily outside the most densely packed city blocks and in residential areas.
They often offer:
- multiple bedrooms;
- private patio;
- multiple floors;
- parking space;
- and, if available, a communal swimming pool.
For families, this could be an interesting compromise.
Buying a Villa in Santa Pola
Detached villas are less common than apartments, but they do exist, especially in residential areas and toward Gran Alacant.
Those who are primarily looking for:
- large lot;
- private pool;
- garden;
- and plenty of privacy
You can compare Gran Alacant with other nearby locations.
New Construction in Santa Pola
Depending on current listings, you'll find new construction in Santa Pola and the surrounding residential areas.
This could include, for example:
- apartments;
- penthouses;
- townhouses;
- villas;
- and modern residential projects.
Be sure to check out our current new construction projects.
New Construction by the Sea
New construction near the sea can be appealing, but a coastal location makes the exact site even more important.
For example, check:
- actual walking distance;
- view;
- future development;
- parking space;
- traffic conditions;
- and beach access.
“500 meters from the sea” doesn’t always mean you can easily walk 500 meters to the beach.
What is included in new construction?
Always check the specifications.
Don't automatically assume that:
- kitchen appliances;
- air conditioning;
- solar panels;
- parking space;
- salvage;
- furniture;
- lighting;
- swimming pool;
- or landscaped outdoor space.
This varies by project.
Buying Off-Plan
When buying a home that is yet to be built, you often make your decision based on:
- floor plan;
- renders;
- site plan;
- technical description;
- and construction scheduling.
Also, check the following:
- payment schedule;
- protection of advance payments;
- expected completion date;
- and contract terms.
Turnkey new construction
With a home that has already been built or is nearly finished, you can better assess its actual condition.
Consider:
- view;
- light entering the room;
- environment;
- noise level;
- patio;
- and finishing.
Legal and technical oversight remains important in this regard as well.
Existing Buildings in Santa Pola
Existing homes offer a wide range of choices in established neighborhoods.
This might be of interest to you if:
- want to have immediate access to;
- considers a central location important;
- want to live near the beach;
- or are willing to renovate.
Older apartments
When looking at an older apartment, you shouldn't just focus on the unit itself.
Be sure to check the building as well.
Consider:
- facade;
- dak;
- lift;
- pipes;
- balcony;
- common areas;
- and the financial situation of the comunidad.
Community
For apartments and residential complexes, you often pay community fees.
Check:
- recurring payment;
- reserve fund;
- swimming pool;
- lift;
- maintenance;
- scheduled work;
- and debts.
A low selling price may be less attractive if major renovations to the building are planned.
Legal Review
When purchasing an existing home, factors to consider include:
- ownership;
- children;
- registration;
- built-up area;
- extend;
- the terrace;
- swimming pool;
- community;
- and the municipal situation.
A real estate agent and a legal advisor each play a different role in this process.
Living in Santa Pola Without a Car
One of the strengths of downtown Santa Pola is that many everyday amenities are located relatively close together.
Depending on the neighborhood, you can walk to:
- supermarket;
- beach;
- hospitality industry;
- stores;
- market;
- port;
- and other amenities.
That makes Santa Pola an attractive option for people who want to be less dependent on a car.
Cars Are Still Convenient
For:
- airport;
- larger shopping districts;
- Moose;
- Alicante;
- Great Alicante
- and other coastal towns
Of course, a car is still practical.
People who live outside the compact city center will use it more often.
Alicante-Elche Airport
Santa Pola is located near Alicante-Elche Miguel Hernández Airport.
For Dutch and Belgian homeowners, this is an important practical advantage.
However, I cannot guarantee a specific travel time, as it depends on:
- specific home;
- traffic;
- road;
- and time.
Santa Pola of Alicante?
Alicante is a much larger city.
There, you'll get more:
- employment;
- train connections;
- large city center;
- stores;
- culture;
- and urban amenities.
Santa Pola is:
- smaller;
- A Stronger Maritime Sector;
- calmer;
- and more compact around the harbor and beach.
Santa Pola or Elche?
Elche is a large inland city with its own coastal pedanías.
You can find more information there:
- labor market;
- university;
- large retail facilities;
- hospitals;
- and urban neighborhoods.
Santa Pola is much more centered around the sea, the harbor, and coastal life.
Santa Pola of Gran Alacant?
Gran Alacant is part of Santa Pola, but the living experience there is completely different.
Choose Santa Pola city center instead when searching for:
- living in a flatter home;
- beach and harbor;
- walk;
- Spanish Daily Life;
- and an apartment.
Choose Gran Alacant instead if you're looking for:
- village;
- townhouse;
- swimming pool;
- urbanization;
- view;
- and an international environment.
Santa Pola of Guardamar?
Guardamar del Segura is located further south.
Guardamar stands out primarily because of:
- long sandy beaches;
- dunes;
- pine grove;
- and a compact downtown area.
Santa Pola stands out more because of:
- active port;
- fishing;
- Tabarca connection;
- Salinas
- and the combination with Gran Alacant.
Santa Pola or La Marina?
La Marina is located in the direction of Guardamar.
The area is smaller and more rural, and has several residential neighborhoods.
Santa Pola has more urban amenities and a more distinct profile as a port city.
Santa Pola of Torrevieja?
Torrevieja is considerably larger and more international.
You can find more information there:
- apartments;
- stores;
- hospital facilities;
- boulevard;
- and international services.
Santa Pola is more compact and has a stronger traditional fishing village and port atmosphere.
Living in Santa Pola Year-Round
Would you like to move to Spain permanently?
In that case, Santa Pola might be an interesting option because many amenities are available year-round.
For permanent residence, we would primarily consider:
- school;
- health care;
- stores;
- work;
- parking;
- public transportation;
- and daily walking routes.
The best vacation spot isn't necessarily the best place to live permanently.
Santa Pola for Families
For families, the following may be important, among other things:
- route to school;
- bedrooms;
- park;
- sport;
- beach;
- parking space;
- and outdoor space.
A downtown apartment can be practical for everyday life, while a townhouse or villa offers more privacy.
Education
Anyone emigrating to Spain with children would be wise to start researching school options early.
The municipality of Santa Pola includes both the city center and Gran Alacant, which means that the actual route to school can vary significantly depending on the neighborhood.

Health Care
Santa Pola has local health care facilities and is also located between the larger medical centers in Elche and Alicante.
How you gain access to Spain's public health care system depends on your personal situation and insurance coverage.
Learn more about healthcare in Spain and our information on hospitals and clinics on the Costa Blanca.
Santa Pola for Retirees
For people who want to spend their retirement in Spain, Santa Pola's compact layout may be appealing.
When choosing a home, pay special attention to:
- lift;
- stairs;
- parking;
- supermarket;
- medical facilities;
- and distance to the beach.
Those who prefer to live as close to sea level as possible may find the center of Santa Pola more convenient than Gran Alacant, which is located on higher ground.
Second home in Santa Pola
For second-home owners, Santa Pola offers several practical advantages.
Consider:
- airport nearby;
- beach;
- hospitality industry;
- port;
- groceries;
- and many apartments that require relatively little maintenance.
For a long-term stay, an apartment may be more practical than a villa with a pool and garden.
Right on the beach or a little farther from the sea?
A home on the beachfront is attractive, but it isn't automatically the best purchase.
A little further from the sea, you sometimes get:
- a quieter location;
- easier parking;
- more living space;
- less maintenance;
- or a different price ratio.
That is why we prefer to compare multiple locations within the same overall budget.
Investing in Santa Pola
Would you like to invest in Spanish real estate?
In that case, I wouldn't say in general that Santa Pola is a good investment.
Analyze each home based on:
- purchase price;
- location;
- housing type;
- target audience;
- community;
- maintenance;
- funding;
- regulations;
- and future marketability.
Vacation Rentals
Are you interested in short-term vacation rentals?
Before purchasing, check whether that is possible for the specific property.
That may depend on:
- regulations of the Valencian Community;
- Municipality of Santa Pola;
- urban planning context;
- homeowners' association;
- and registration requirements.
Therefore, an apartment near the beach should not automatically be considered a vacation rental.
Long-Term Rentals
For long-term tenants, other factors are important.
Consider:
- work;
- school;
- stores;
- lift;
- parking space;
- internet;
- and amenities throughout the year.
As a result, an apartment in the city center may have a different rental profile than a second home in Gran Alacant.
Is Santa Pola affordable?
The original text mentions good value for the money.
I'd delete that.
Price levels vary greatly between:
- existing apartment;
- primary care;
- penthouse;
- village;
- Great Alicante
- and new construction.
A ocean view and a parking space can also make a big difference.
How much does a home cost in Santa Pola?
I wouldn't include the average home price on an evergreen page.
The housing market is too diverse for that.
Please check out our current listings for the current asking prices.
Purchase Costs
When buying a home in Spain, you need to take additional costs into account in addition to the purchase price.
Examples include:
- taxes;
- notary;
- property registry;
- legal assistance;
- and any financing costs.
New construction and existing buildings are treated differently for tax purposes.
Determine the total budget
Be sure to bring:
- community;
- parking space;
- renovation;
- furniture;
- air conditioning;
- insurance;
- swimming pool;
- and maintenance.
Therefore, always compare homes based on total costs, not just the asking price.
Mortgages in Spain
Would you like to finance part of the purchase?
Dutch and Belgian buyers can apply for a Spanish mortgage under certain conditions.
The possibilities depend, among other things, on:
- income;
- financial obligations;
- age;
- taxation;
- home value;
- and immigration status.

First, figure out which Santa Pola is right for you
Before you start selecting homes, I’d recommend answering these questions first:
- Would you like to live downtown?
- Does the beach have to be within walking distance?
- Is a ocean view important?
- Would you like an apartment or a villa?
- Do you want to walk a lot?
- Would a car be a problem?
- Are you looking to live here permanently, or just for vacations?
- How much maintenance would you like?
- Do you have school-age children?
- Would you like to stay near the airport?
That automatically rules out a large portion of the options.
Harbor, beach, or residential development?
Santa Pola can be broadly divided into three residential categories.
Santa Pola City:
downtown, shops, the harbor, and everyday amenities.
Coastal Santa Pola:
Beach nearby, many apartments, and vacation homes.
Gran Alacant:
residential developments, villas, townhouses, swimming pools, and an international living environment.
It is precisely that difference that makes Santa Pola appealing to different types of homebuyers.

Santa Pola stands out primarily because it is a genuine Spanish coastal town and port, not just a vacation destination. You can live near the fishing harbor and the town center, on one of the beaches, toward the Salinas, or in the higher-elevation Gran Alacant. Alicante, Elche, and the airport are also nearby. So don’t just look at the ocean view or distance to the beach, but also consider parking, walking distance to daily amenities, community fees, maintenance, and your total purchase budget. And here’s an interesting geographical detail: Although Tabarca is located right off the coast of Santa Pola and is easily accessible from here, the island administratively belongs to Alicante; the waters surrounding it have been Spain’s first marine reserve since 1986.
