Ciudad Quesada is one of the best-known residential areas on the Costa Blanca South. Many Dutch, Belgian, British, Scandinavian and other international residents now live here permanently, while traditional Spanish life in Rojales and the beaches of Guardamar are only minutes away.

What began as a residential development in the 1970s has grown into a large, established community with restaurants, shops, golf, sports facilities and several distinct neighbourhoods. One detail is important: Ciudad Quesada is not an independent municipality. It officially forms part of Rojales.

That combination is one of its strongest points. You can enjoy the convenience and international atmosphere of Ciudad Quesada while traditional Spanish life remains just around the corner.

From residential development to established community

Ciudad Quesada began developing during the 1970s and has grown enormously since then. Today it feels much more like a complete residential town than a conventional urbanisation.

Thousands of people live here throughout the year, which means many restaurants, supermarkets and everyday facilities remain open through winter.

The atmosphere is distinctly international. Sit on a terrace and you may hear Spanish, English, Dutch, French, German and Scandinavian languages around you. For people moving abroad for the first time, this can make settling into life in Spain considerably easier.

The centre of Ciudad Quesada

The central part of Ciudad Quesada has a large concentration of restaurants, bars, cafés, shops and other facilities. Summer evenings are particularly lively, with terraces filling up as the temperature drops.

The restaurant scene is exceptionally international. Spanish, Italian, Indian, Asian and British food are all easy to find.

This makes Ciudad Quesada very different from a traditional Spanish village. Those seeking a more purely Spanish environment can head into Rojales, while anyone who appreciates international amenities close to home may find Quesada very convenient.

Doña Pepa

Doña Pepa is one of the best-known and most popular neighbourhoods in Ciudad Quesada. Wide streets are lined with apartments, bungalows, townhouses and detached villas, while modern new developments continue to be built.

Restaurants, supermarkets and other amenities are close by, and both the salt lakes and Guardamar can be reached quickly.

Doña Pepa therefore attracts permanent residents as well as people looking for a second home.

La Marquesa Golf

Another important part of the area is La Marquesa Golf, an 18-hole course closely connected to the development of Ciudad Quesada.

Residential neighbourhoods have grown around the course over the years, with apartments, townhouses and villas, some offering direct golf views.

Even if you do not play yourself, the area can be appealing because of its greenery, restaurants and relaxed atmosphere.

For golfers, of course, having a course almost on the doorstep is a major advantage.

Pueblo Bravo and Lo Pepín

Ciudad Quesada is made up of several residential areas and they do not all feel the same.

Pueblo Bravo lies towards the salt lakes and includes quiet residential streets, detached villas and modern developments.

Lo Pepín occupies higher ground and some locations offer views towards the salt lakes of La Mata and Torrevieja. Detached villas are particularly common here.

This is why we recommend exploring the different neighbourhoods during a property viewing trip rather than concentrating only on the homes themselves. Living beside La Marquesa Golf provides a very different experience from a villa in Lo Pepín or a bungalow in Doña Pepa.

The salt lakes nearby

Ciudad Quesada is located close to the La Mata and Torrevieja Lagoons Natural Park.

Around La Mata there are routes for walking and cycling, with a wide variety of birdlife to spot along the way.

Some of Ciudad Quesada's higher residential areas also have views towards the lagoons, adding another dimension to the surrounding landscape.

Guardamar just minutes away

Ciudad Quesada is not directly on the Mediterranean, which is something people sometimes misunderstand before visiting.

However, the beaches of Guardamar del Segura are only a short drive away. From many parts of Quesada you can reach Guardamar's long sandy beaches, dunes and pine forests in around ten minutes.

La Mata and Torrevieja are also close.

For many residents, this is actually the ideal balance: you do not have peak-summer coastal traffic outside your home, yet the beach is always nearby.

Aquapark Ciudad Quesada

During the summer months, families can also visit Aquapark Ciudad Quesada, located within the residential development itself.

There are swimming pools, slides and different areas for children, making it an easy local option on a hot day.

Golf, fitness, padel, tennis and swimming are among the other sporting activities available in and around Quesada.

Rojales is right next door

Anyone living in Ciudad Quesada should also spend time discovering Rojales.

The atmosphere is completely different. Here you will find the traditional Spanish town centre, the Segura River, historic waterworks, the Cuevas del Rodeo cave houses and traditional Spanish festivities.

As Ciudad Quesada officially belongs to Rojales municipality, you effectively have two very different lifestyles available within the same municipality.

You can have breakfast among the international community in Quesada and, ten minutes later, be walking through traditional Spanish streets.

Life throughout the year

One of the main reasons Ciudad Quesada works so well for permanent living is that it does not rely entirely on seasonal tourism.

July and August are naturally busier, but restaurants, supermarkets, healthcare, shops and sports facilities continue operating through the winter.

That matters enormously if you are thinking about actually living in Spain rather than simply spending a few holiday weeks here each year.

Living in Ciudad Quesada

Living in Ciudad Quesada can be very convenient. Everyday facilities are close by, there is a large international community and beaches, natural areas and traditional Spanish towns are all within easy reach.

It is worth remembering, however, that Ciudad Quesada covers a fairly large and sometimes hilly area. Depending on where your home is located, having a car can be very useful.

If being able to walk everywhere is important to you, the exact location of the property needs careful consideration.

Buying property in Ciudad Quesada

The property market in Ciudad Quesada is exceptionally varied. There are older Spanish villas on generous plots, contemporary new-build villas, apartments, bungalows, townhouses and golf properties.

That means there are options for a wide variety of budgets and requirements.

Those looking for low maintenance may prefer an apartment or bungalow with a communal pool. Buyers wanting more privacy, their own swimming pool and outdoor space can choose from many detached villas.

Moving to Ciudad Quesada

For anyone considering moving to Spain, Ciudad Quesada can be a relatively easy place to begin a new life abroad.

The international community makes meeting people easier and many services are available in several languages. At the same time, traditional towns including Rojales, Benijófar, Los Montesinos and Almoradí are close by.

You therefore do not have to remain inside an international bubble unless you want to.

Why Ciudad Quesada remains so popular

Ciudad Quesada does not have a centuries-old historic centre or a seafront promenade. It is primarily a place designed for residential life, and that is exactly where its strength lies.

Restaurants, supermarkets, golf, sport and healthcare are close by. Within minutes you can be in traditional Rojales, walking beside the salt lakes or heading to the beaches of Guardamar.

Within Ciudad Quesada itself, you can also choose between very different surroundings: livelier areas close to the centre, modern Doña Pepa, greener La Marquesa Golf or quieter higher areas towards Lo Pepín.

It may not be the traditional Spanish village many people imagine before moving abroad. But for a large number of residents, it turns out to be an extremely comfortable place to enjoy Spanish life all year round.
