Ciudad Quesada is officially part of the municipality of Rojales and has been popular for many years among Dutch, Belgian, British, and Scandinavian homebuyers. Here you’ll find modern apartments, bungalows, townhouses, and detached villas, often with large terraces, communal pools, or a private pool.

Why choose a new-construction home in Ciudad Quesada?
New construction in Spain is popular among buyers who want a modern lifestyle and as little maintenance as possible during the first few years.
New homes in Ciudad Quesada are typically built in accordance with the latest building and energy codes and often feature a contemporary layout with plenty of natural light and a seamless connection between indoor and outdoor spaces.
Common characteristics include:
- open-concept living rooms with modern kitchens;
- large sliding doors;
- spacious terraces;
- gardens of ground-floor apartments;
- solarium in the upper-floor apartments;
- communal pool;
- private pool at many villas;
- parking space on one's own lot or within the residential complex;
- modern bathrooms;
- preparation or installation for air conditioning;
- and more energy-efficient systems than in many older homes.
Exactly what is included varies by project and developer. Therefore, always review the technical specifications before comparing different new-construction projects based solely on price.

New-construction apartments in Ciudad Quesada
New-construction apartments are appealing to buyers who want to combine modern living comfort with relatively low maintenance.
Many projects consist of small-scale developments featuring:
- two or three bedrooms;
- two bathrooms;
- communal swimming pool;
- communal garden;
- private patio;
- parking space;
- and sometimes a storage room.
In many projects, you can choose between a ground-floor apartment with a garden and an upstairs apartment with a sunroom.
In Spain, this type of home is also often marketed as a bungalow.
For a second home, an apartment like this can be practical because the community takes care of the garden and pool when you're not in Spain.
Newly Built Bungalows in Ciudad Quesada
For many buyers, a newly built bungalow offers a good compromise between an apartment and a villa.
A ground-floor apartment often has a private terrace or garden, while an upper-floor apartment, on the other hand, has a large private sunroom.
As a result, you’ll have more outdoor space of your own without the maintenance that comes with a completely detached home.
This type of home is popular with people who:
- regularly overwinter;
- look for a second home;
- want to live there permanently;
- want low maintenance;
- or would like a pool without having to be responsible for all the maintenance themselves.
Newly built townhouses
Townhouses and row houses are also common in and around Ciudad Quesada.
These homes generally offer more interior space than an apartment and often feature:
- own garden;
- patio;
- multiple floors;
- two or three bedrooms;
- solarium;
- private parking space;
- and a shared or private pool.
For families or individuals who want to emigrate to Spain permanently, this could be an interesting alternative to a single-family villa.
Newly Built Villas in Ciudad Quesada
Ciudad Quesada is also known for its wide selection of modern detached villas.
Many newly built villas feature:
- three bedrooms;
- two or three bathrooms;
- open kitchen;
- private pool;
- own lot;
- parking space;
- patio;
- and sometimes a large solarium.
For more expensive projects, basements, garages, larger lots, and more extensive outdoor spaces may also be available.
For people looking to live there permanently, a villa naturally offers more privacy and freedom than an apartment.
On the other hand, you are also fully responsible for maintaining the garden, pool, and property.
New Construction in Doña Pepa
Doña Pepa is one of the most popular areas in Ciudad Quesada for new construction.
Modern apartments, bungalows, and villas are regularly being built here.
Its appeal lies primarily in the combination of:
- modern residential neighborhoods;
- wide streets;
- restaurants;
- supermarkets;
- pharmacy;
- sports facilities;
- and a relatively short distance from the commercial center of Ciudad Quesada.
Doña Pepa may be an attractive option for permanent residence because, in several locations, you have more amenities within walking distance than in the higher-elevation parts of Quesada.
Read more about Doña Pepa and other areas in our guide to the most popular neighborhoods in Ciudad Quesada.
New Construction in Pueblo Bravo
Pueblo Bravo is also a popular choice for modern housing development.
This neighborhood is located toward the salt lakes and consists largely of low-rise buildings, villas, and newer residential developments.
Depending on the exact location, you can live here in a quieter setting than in the central commercial area.
In addition, some homes offer views of nature and salt lakes.
The beaches of Guardamar and La Mata are just a short drive away.
New Construction in Lo Pepín
Lo Pepín is located at a higher elevation and is especially appealing to people who value views and tranquility.
Thanks to the hilly landscape, several homes offer views of the lagoons and the surrounding area.
Here you'll find mainly villas and small-scale projects.
Keep in mind, however, that the elevation changes are more significant and that a car is practically indispensable in this area.
A home may appear to be close to stores on the map, but steep roads can make it much less practical to reach on foot.
New Construction at La Marquesa Golf
You'll also find a variety of modern homes around La Marquesa Golf.
The golf course is located between Ciudad Quesada and Rojales and is one of the most famous golf courses in this part of the Costa Blanca.
New construction around the golf course may be of interest to:
- golfers;
- buyers who like to have greenery around their home;
- people who value a view;
- and buyers looking for a quieter neighborhood.
Here, too, the terrain is hillier than in parts of Doña Pepa.
Therefore, always check the exact location on the map, not just the distance to La Marquesa Golf.
Ciudad Quesada on the beach
Ciudad Quesada is not located directly on the coast.
For the nearest large sandy beaches, head mainly toward Guardamar del Segura and La Mata.
Depending on your neighborhood and traffic conditions, the travel time is usually around ten to fifteen minutes.
This means that in Ciudad Quesada, you often get more living space than you would right on the coast, even though the Mediterranean Sea is still relatively close by.
If you want to walk to the beach every morning, you might want to check out homes in Guardamar, Torrevieja, or La Mata as well.
Ciudad Quesada or Torrevieja?
Torrevieja has a completely different character.
Torrevieja is a true coastal city with:
- boulevard;
- port;
- the beach;
- many apartments;
- public transportation;
- and a large city center.
Ciudad Quesada consists mainly of low-rise buildings, villas, and residential developments.
As a result, anyone looking for a modern villa with a pool often ends up in Ciudad Quesada.
If you want to be able to do everything on foot and live right by the sea, you might find Torrevieja more practical.
Ciudad Quesada or Guardamar?
Guardamar del Segura offers long sandy beaches, dunes, parks, and a traditional Spanish town center.
Ciudad Quesada offers more villas, international amenities, and modern residential developments.
They are so close to each other that we often advise homebuyers to compare them during the same viewing trip.
This way, you'll quickly see which interior design style suits you best.
Ciudad Quesada or Benijófar?
Benijófar is located practically right next to Ciudad Quesada.
Benijófar is smaller and has more of the character of a Spanish village.
Ciudad Quesada is larger and more international.
There are also many new construction projects underway in Benijófar, so it might be worth visiting both towns at the same time.
Sometimes a project that is marketed as being in the Ciudad Quesada area is actually officially located in a neighboring municipality.
The exact location therefore remains important.
Ciudad Quesada or Los Montesinos?
Los Montesinos is also located near Quesada and Torrevieja.
It is a small Spanish village with a central square and local amenities.
Prices for new construction here can sometimes differ from those in Ciudad Quesada.
Those who place less value on a large international community and would prefer to live closer to a traditional village might want to consider Los Montesinos as an option.
How much does a new home cost in Ciudad Quesada?
Prices for new construction are constantly changing and depend heavily on:
- type of home;
- number of bedrooms;
- lot size;
- location;
- swimming pool;
- view;
- included extras;
- and stage of the project.
Apartments and bungalows generally start at lower prices than townhouses and single-family homes.
For modern detached villas with private pools, a higher budget is naturally required.
We should therefore not rely too heavily on fixed starting prices on a general information page. They may become outdated within a few months.
For current prices, check out the available new-construction properties in Ciudad Quesada.
What additional costs are there on top of the new construction price?
When buying a home in Spain, the advertised price of the property is not your entire purchase budget.
In addition to the purchase price, you'll have to pay taxes and other purchase-related costs.
Different taxes apply to new construction than to existing construction.
In addition, depending on the home and the project, additional costs may arise for items such as:
- additional options;
- furniture;
- lighting;
- air conditioning;
- swimming pool;
- garden;
- kitchen appliances;
- or certain finishes.
Therefore, always check exactly what is and isn't included in the selling price.
When do you make payments for a new construction project?
For new construction, payments are usually made in several phases.
This often starts with a deposit.
The next payment is due upon signing the purchase agreement, and additional installments may be agreed upon during construction.
The remaining amount is normally paid upon completion and notarized transfer.
The exact payment structure varies by project.
That is why we always have the payment schedule reviewed before a buyer makes a final commitment.
Bank Guarantee for New Construction
When making payments during construction, it is important to comply with Spanish legal requirements regarding advance payments.
Under certain conditions, prepaid amounts must be protected by a bank guarantee or comparable legal security.
This is one of the reasons why legal guidance when buying a new home in Spain is just as important as when buying an existing home.
After all, “new” does not automatically mean that legal review is unnecessary.
When is a newly built home ready for occupancy?
The completion time varies greatly from project to project.
Some homes are almost finished when you buy them.
Other projects are still in the initial construction phase or are even being sold before construction has actually begun.
When it comes to a home that has yet to be built, it’s important to consider:
- scheduled completion date;
- building permit;
- payment schedule;
- warranties;
- delays;
- and what happens contractually if completion is delayed.
If you need the home by a specific date—for example, because you’re moving abroad—this is especially important.
"Turnkey" doesn't always mean the same thing
The term turnkey is frequently used in new-construction ads.
But what's included varies greatly.
With this project, you'll get kitchen appliances, air conditioning, lighting, electric window shades, and a swimming pool included.
For another project, part of it must be ordered separately.
Therefore, never compare new construction projects based solely on the starting price.
A slightly more expensive home may ultimately be a better deal if it includes a lot more.
Additional Work and Personal Choices
When you buy early in a project, there are sometimes still options available.
Depending on the developer and construction phase, you can choose from, for example:
- floor tiles;
- bathroom finishes;
- kitchen cabinet fronts;
- worksheet;
- outlets;
- pool options;
- garden;
- or additional installations.
Some options are included.
Others are billed as additional work.
Therefore, always check this in advance.
New construction or existing homes in Ciudad Quesada?
In addition to new construction, there is a wide selection of existing homes in Ciudad Quesada.
New construction often offers:
- modern layout;
- recent installations;
- improved energy performance;
- less maintenance;
- and contemporary architecture.
Existing buildings often offer:
- larger plots;
- mature gardens;
- a more central location;
- larger villas within the same budget;
- and immediate availability.
So which option is better doesn't depend solely on the age of the home.
An older villa in a prime location can be much more appealing than a new home in a location that isn't as well-suited to your daily life.
New construction as a permanent residence
Ciudad Quesada is a good fit for people who want to emigrate to Spain permanently.
When it comes to a newly built home intended for permanent residence, we would focus primarily on practical considerations rather than just design:
- stores within a reasonable distance;
- winter sun;
- number of steps;
- bedroom on the ground floor;
- parking space;
- maintenance;
- medical facilities;
- accessibility;
- and how much you rely on a car.
This is especially important for people who want to spend their retirement in Spain.
A beautiful sunroom is nice, but a bedroom and bathroom on the ground floor can be much more important in the long run.
Healthcare in the Ciudad Quesada Area
In Ciudad Quesada and the surrounding area, you'll find pharmacies, general practitioners, dentists, physical therapy clinics, and private medical facilities.
For more comprehensive hospital care, you can go to Torrevieja and Elche, among other places.
For more information, see our guide to healthcare in Spain and our overview of hospitals, clinics, and Dutch doctors on the Costa Blanca.
For permanent residents, access to medical care is a practical advantage of this region.
New Construction as a Second Home
New construction can also be an attractive option for a second home.
An apartment or bungalow with a shared pool requires little maintenance when you're not in Spain.
A villa offers more privacy, but the garden and pool still need to be maintained while you're away.
So when making your choice, consider not only how you’ll use the home during vacations, but also who will take care of its upkeep when you’re away for months at a time.
New Construction as an Investment
Buyers looking to invest in Spanish real estate also frequently consider new construction projects in Ciudad Quesada.
A modern home can be attractive for long-term rental or for personal use combined with rental.
But new construction isn't automatically a good investment.
Always check:
- total purchase price;
- response from children;
- community;
- maintenance;
- location;
- target audience;
- actual rental demand;
- and the legal options for the desired type of lease.
If you plan to rent out your property for tourism, be sure to check before purchasing whether this is permitted for that specific property and homeowners' association.
Mortgage for a New Home
Would you like to finance part of the home? If so, a Spanish mortgage may be an option.
For a project that is still under construction, it is important to align your mortgage plan with the payment schedule.
This is because a bank does not automatically finance all interim payments during construction.
Therefore, please review your financial options before paying for a reservation.
NIE number upon purchase
To purchase a home in Spain, you need a NIE number.
This identification number is used, among other things, at the notary’s office, for tax payments, and when registering a home.
Anyone who moves to Spain permanently may also have to deal with obtaining residency and other registration requirements.
You can read more about this under NIE and Residency in Spain.
The purchasing process for new construction
The purchase process in Spain is different for new construction than it is for existing homes.
In general, you will encounter:
- selection of project and home;
- reservation;
- legal review;
- signing of the purchase agreement;
- payments on schedule;
- construction and any choices;
- acceptance inspection;
- notarized transfer;
- registration of the residence;
- Membership and administrative matters.
The exact steps required depend on the project and the stage at which you are purchasing.
Why not just consider one developer?
Many different real estate developers are building on the Costa Blanca.
Of course, no single developer has all the interesting projects.
That's why we prefer to compare multiple projects and locations.
A home may look perfect on paper, but just a few kilometers away, there might be another development:
- be better informed;
- have larger patios;
- offer more included options;
- are more favorably situated;
- or simply fit your budget better.
As a buyer's agent, we therefore look beyond any single project or developer.
