Buying property in Benalmádena

Buying a Home in Benalmádena – Living Between the Beach, the City, and an Andalusian Village

Are you looking to buy a home in Benalmádena? Then you’re choosing a diverse town on the Costa del Sol, between Málaga and Fuengirola.

Benalmádena consists roughly of three very different residential areas:

  • Benalmádena Town;
  • Arroyo de la Miel;
  • Benalmádena Costa.

In addition, there are several smaller residential neighborhoods and developments, such as Torrequebrada, Torremuelle, El Higuerón, and areas toward Carvajal.

As a result, living in Benalmádena can take on a wide variety of forms.

You can search for the following here:

  • an apartment by the sea;
  • a home within walking distance of amenities;
  • a penthouse with a view of the sea;
  • a villa in the hills;
  • new construction;
  • a second home;
  • or a permanent family home.

Be sure to check out our current listings and our available new construction projects.

Why live in Benalmádena?

Benalmádena combines the coast, hills, and urban amenities within a single municipality.

That is a key difference from smaller coastal towns.

Here you'll find, among other things:

  • the beach;
  • Marina Port;
  • stores;
  • restaurants;
  • schools;
  • sport;
  • public transportation;
  • train connections;
  • historical attractions;
  • and residential areas for different types of buyers.

Furthermore, Benalmádena is not just a summer destination. In 2025, the municipality recorded over 712,000 hotel guests and nearly 3.85 million overnight stays, and it remains a major tourist destination even outside the high season.

Benalmádena Town

Benalmádena Pueblo is situated higher up on the hills and has a more traditional Andalusian character.

There you will find:

  • whitewashed houses;
  • narrow streets;
  • squares;
  • local restaurants;
  • view of the coast;
  • and historic buildings.

This area feels completely different from the coastal strip.

If you'd like to live in a typical Spanish village but want amenities and the sea to be relatively close by, you might find Benalmádena Pueblo appealing.

Living in Benalmádena Pueblo

When looking at a home in Pueblo, we would pay special attention to:

  • elevation differences;
  • parking space;
  • stairs;
  • accessibility;
  • patio;
  • view;
  • and distance to everyday amenities.

The view may be beautiful, but the hilly location isn't practical for everyone.

Arroyo de la Miel

Arroyo de la Miel is an important hub for daily life in Benalmádena.

Here you'll find plenty of amenities and a more urban living environment.

Consider:

  • stores;
  • restaurants;
  • schools;
  • supermarkets;
  • sport;
  • public transportation;
  • and the train station.

For permanent residents, Arroyo de la Miel may be appealing because many everyday amenities are relatively close by.

Train service from Arroyo de la Miel

A major advantage is the Cercanías train service to destinations such as Málaga, the airport, and Fuengirola.

For people who don't want to use a car for every trip, this can be a major practical advantage.

The train service may also be of interest to second-home owners who regularly travel through Málaga Airport.

Benalmádena Costa

Benalmádena Costa is located along the Mediterranean Sea.

Here you'll find plenty of:

  • apartments;
  • hotels;
  • the beach;
  • restaurants;
  • boulevard;
  • vacation amenities;
  • and residential complexes.

For a second home or apartment near the ocean, this is often one of the first areas homebuyers look at.

Benalmádena Marina

Puerto Marina is one of Benalmádena's most famous spots.

The port combines:

  • berths;
  • restaurants;
  • stores;
  • recreation;
  • apartments;
  • and direct access to the coast.

In 2026, Puerto Deportivo was once again awarded a Blue Flag.

A home near the harbor can be appealing to those who want plenty of amenities and the ocean within walking distance.

On the other hand, this area can be busier than residential neighborhoods located at higher elevations.

Beaches of Benalmádena

Benalmádena has several beaches and coves along the coast.

Among other things, the municipality monitors the quality of swimming water at:

  • It was;
  • Fountain of Health;
  • La Yuca-Arroyohondo;
  • Malapesquera-Santa Ana;
  • Torremuelle-Carvajal;
  • in Torrevigía-Torrequebrada.

In 2026, three beaches will have Blue Flag status:

  • Carvajal;
  • Fountain of Health;
  • Torrebermeja-Santa Ana.

In addition, Puerto Deportivo also has a Blue Flag.

Torrequebrada

Torrequebrada is located on the western side of Benalmádena Costa.

The area is known for:

  • residential developments;
  • apartments;
  • villas;
  • golf;
  • view;
  • and proximity to the sea.

The location may be appealing to golfers, but non-golfers also choose to live here because of the residential neighborhood.

Living at Torrequebrada Golf

A home near a golf course can offer peace and quiet and green surroundings.

Be sure to check:

  • distance to stores;
  • slopes;
  • walking distance to the ocean;
  • community;
  • parking space;
  • and daily accessibility.

Not every golf community is practical without a car.

Torremuelle

Torremuelle is located in the direction of Fuengirola and offers a mix of:

  • apartments;
  • villas;
  • residential complexes;
  • and coastal areas.

The train service in this part of Benalmádena is a major advantage for some homebuyers.

The exact location makes a big difference, because living in a home near the station can be a completely different experience than living in a villa higher up the hill.

El Higuerón and the surrounding modern residential areas

Toward the border with Fuengirola are modern residential developments that are often associated with El Higuerón and the surrounding residential areas.

Here you'll regularly find:

  • newly built apartments;
  • penthouses;
  • modern villas;
  • large terraces;
  • ocean view;
  • and extensive shared amenities.

For buyers of new construction homes, this is an area worth considering, but be sure to pay close attention to the exact municipal boundary and location.

Benalmádena is quite hilly

That's an important point to consider.

The coastal strip has some flat areas, but many residential areas rise steeply toward the mountains.

That means a home with a beautiful ocean view could also be located in:

  • steep street;
  • higher urbanization;
  • or a location where a car is practically a necessity.

That is why the phrase “one kilometer from the beach” must always be considered in practice.

Is the beach within walking distance?

In Benalmádena, a distance measured in meters doesn't tell the whole story.

For example, 800 meters can be almost completely flat, but it can also include a steep incline.

Therefore, during viewings, be sure to check the following:

  • actual route;
  • elevation differences;
  • crosswalks;
  • and accessibility without a car.

Buying an Apartment in Benalmádena

Apartments make up a significant portion of the housing supply.

You'll find them mainly in:

  • Benalmádena Costa;
  • Arroyo de la Miel;
  • Torrequebrada;
  • Torremuelle;
  • and modern residential areas.

An apartment might be of interest to:

  • permanent residence;
  • second home;
  • retirement;
  • or investment.

What should you look for when choosing an apartment?

Check the following, among other things:

  • lift;
  • parking space;
  • patio;
  • ocean view;
  • orientation;
  • community;
  • swimming pool;
  • year of manufacture;
  • and the condition of the building.

The exact location within the complex can also make a big difference.

Buying a Penthouse in Benalmádena

Penthouses are popular because of their terraces and, in some cases, panoramic views.

When doing so, check the following:

  • wind;
  • zon;
  • privacy;
  • lift;
  • maintenance;
  • and whether all the outdoor space legally belongs to the residence.

In new construction, an outdoor kitchen, hot tub, or pergola may be optional and not included as standard features.

Buying a Villa in Benalmádena

Detached villas are found mainly in residential areas and higher-elevation areas.

These may include:

  • private pool;
  • garden;
  • garage;
  • large terraces;
  • and a view of the sea.

When considering a villa, in addition to the house itself, we would also look at:

  • lot;
  • slope;
  • access;
  • maintenance;
  • legal registration;
  • swimming pool;
  • and daily accessibility.

Buying a Townhouse in Benalmádena

Townhouses can be an interesting middle ground between an apartment and a villa.

They often offer:

  • multiple bedrooms;
  • private outdoor space;
  • multiple floors;
  • parking space;
  • and a shared swimming pool.

This may be appealing to families, but be sure to check the number of stairs.

New Construction in Benalmádena

Depending on current availability, you'll find new construction in various parts of Benalmádena and neighboring residential areas.

New construction may consist of:

  • apartments;
  • penthouses;
  • townhouses;
  • villas;
  • and more upscale residential projects.

Be sure to check out our current new construction projects.

New construction with a view of the sea

Because of its hilly terrain, many modern properties with ocean views are available.

That might sound appealing, but make sure to:

  • an actual view from the home;
  • future development;
  • floor;
  • orientation;
  • and differences in elevation.

A drone photo doesn't really show what the view from your living room is like.

What is included in new construction?

That varies by developer.

Don't automatically assume that:

  • full set of kitchen appliances;
  • air conditioning;
  • solar panels;
  • parking space;
  • salvage;
  • furniture;
  • or a fully furnished outdoor space.

Always check the technical description.

Common amenities in new construction

Modern projects may include:

  • swimming pool;
  • gym;
  • wellness;
  • communal garden;
  • coworking;
  • concierge;
  • or secure access.

That can make for a very comfortable home.

However, extensive amenities usually also mean higher community fees.

Existing Buildings in Benalmádena

Existing homes offer a wide range of choices in established neighborhoods.

This might be of interest to you if:

  • want to have access to immediately;
  • want to live in a specific location;
  • want to compare a wider selection of homes;
  • or are willing to modernize.

Legal Review of Existing Buildings

Depending on the home, the following factors may be considered:

  • ownership;
  • children;
  • registration;
  • surfaces;
  • renovations;
  • swimming pool;
  • community;
  • and the municipal situation.

Especially in older villas, additions may have been made over the years.

Benalmádena or Fuengirola?

Fuengirola is located just west of Benalmádena.

Fuengirola is:

  • more compact;
  • flatter in many areas;
  • strongly focused on beach and city life;
  • and very convenient in terms of train service.

Benalmádena offers more variety in terms of:

  • where;
  • hills;
  • Town;
  • Arroyo de la Miel;
  • villas;
  • and residential developments.

Those who want to live without a car may find certain parts of Fuengirola more convenient.

Those looking for views, hills, and a wider variety of housing options may find Benalmádena more appealing.

Benalmádena or Mijas?

Mijas is larger and even more geographically diverse.

There you will find:

  • Mijas Pueblo;
  • Las Lagunas;
  • Mija Costa;
  • golf;
  • villas;
  • and large residential developments.

Benalmádena is more compact and has a more direct train connection to Málaga.

Benalmádena or Torremolinos?

Torremolinos is located on the way to Málaga Airport.

It is more urban, and the coastal zone is flatter in some areas.

Benalmádena has more elevation changes and a clearer distinction between Pueblo, Arroyo de la Miel, and Costa.

Benalmádena or Marbella?

Marbella is located further west and has a larger luxury real estate market.

Benalmádena is closer to Málaga Airport and has a direct Cercanías connection.

People who fly regularly or travel to Málaga may find this convenient.

Benalmádena in Málaga?

Málaga is a large city with a much wider range of:

  • work;
  • university;
  • culture;
  • public transportation;
  • hospitals;
  • and urban amenities.

Benalmádena is more geared toward coastal living, but it's close enough to Málaga to visit the city regularly.

Colomares Castle

A well-known attraction in Benalmádena Pueblo is the Castillo de Colomares.

This striking monument was built to honor Christopher Columbus and the discovery of America.

It is primarily an architectural and tourist attraction, not a medieval castle.

Benalmádena Butterfly Garden

The famous butterfly park is also located near Benalmádena Pueblo.

This is primarily a recreational facility, but it underscores the fact that Benalmádena has more to offer than just the beach and the boardwalk.

La Paloma Park

In Benalmádena Costa is Parque de la Paloma, a large public park that is popular with families and hikers.

For permanent residents with children, the presence of parks and public spaces can be a practical part of their living environment.

Tivoli World: Important Correction

The original text refers to Tivoli World as if it were still in operation.

That's not correct at the moment.

Tivoli World has been closed since September 2020.

Work is underway on a potential redevelopment and reopening. In July 2026, the municipality announced that the next planning step had been taken for a project that combines the reopening of the amusement park with a tourism and commercial complex, including plans for hotels and a shopping center.

So I would only refer to Tivoli as a future development, not as a current recreational facility.

Future Developments Regarding Tivoli

This project may be of interest to people looking for a home in Arroyo de la Miel.

The plans call for a broader redevelopment of the area.

However, since the procedures are still ongoing, I wouldn't want to give a specific opening date or guarantee that the project will be completed.

Puerto Marina and Living by the Sea

Puerto Marina and the surrounding coastal area appeal to people who:

  • want to do a lot on foot;
  • want restaurants and bars nearby;
  • are interested in boating and water sports;
  • and consider the beach important.

For permanent residence, you should also take the following into account:

  • crowded;
  • parking;
  • tourism activity;
  • and sound.

Living in Benalmádena Year-Round

Would you like to move to Spain permanently?

Benalmádena may be of interest because of its combination of:

  • schools;
  • public transportation;
  • stores;
  • health care;
  • beach;
  • sport;
  • and year-round amenities.

If I were considering permanent residence, I would focus primarily on the day-to-day logistics.

Benalmádena for Families

For example, families can look out for:

  • route to school;
  • sport;
  • train station;
  • number of bedrooms;
  • leeway;
  • parking lot;
  • and daily commute time.

A home with a beautiful ocean view may be less practical if every school or sports activity requires a drive along steep roads.

Education

There are various educational options available in Benalmádena and the surrounding area.

Anyone moving permanently to Spain with children would be wise to first determine:

  • which school;
  • Which language is used;
  • public or private;
  • and what the daily route looks like.

Be sure to also read our information about education in Spain.

Health Care

Health care is important for permanent residents.

How you gain access to the Spanish public healthcare system depends on your personal situation.

In addition, there are private medical facilities in the wider Málaga and Costa del Sol region.

Learn more about health care in Spain.

Benalmádena for Retirees

For people who want to spend their retirement in Spain, Benalmádena can be an attractive option.

The following are particularly important:

  • lift;
  • stairs;
  • slopes;
  • supermarket;
  • train;
  • medical care;
  • and car dependency.

The specific neighborhood makes a huge difference here.

Second home in Benalmádena

Benalmádena can be a practical choice for a second home because:

  • airport accessibility;
  • train;
  • beach;
  • hospitality industry;
  • and many apartments.

An apartment with a shared pool may require less maintenance than a detached villa.

Investing in Benalmádena

Would you like to invest in Spanish real estate?

In that case, I wouldn't automatically describe Benalmádena as a “stable and attractive investment.”

Analyze the specific property based on:

  • purchase price;
  • location;
  • target audience;
  • community;
  • maintenance;
  • funding;
  • regulations;
  • and future marketability.

Vacation Rentals

Benalmádena has a large tourism market, but that doesn't mean every property can automatically be rented out to tourists.

Before purchasing, check the following:

  • Andalusian regulations;
  • municipal regulations;
  • urban planning requirements;
  • community;
  • and registration requirements.

Benalmádena’s strong tourism industry is well-documented, with millions of hotel stays per year, but that in itself says nothing about the rental potential of a single specific property.

Long-Term Rentals

Long-term rentals may also be relevant.

For long-term tenants, for example, the following are important:

  • train;
  • schools;
  • work;
  • parking space;
  • stores;
  • internet;
  • and amenities outside the peak season.

Purchasing Costs in Benalmádena

When buying a home in Spain, you need to take additional costs into account in addition to the purchase price.

Examples include:

  • taxes;
  • notary;
  • property registry;
  • legal assistance;
  • and any financing costs.

New construction and existing buildings are treated differently for tax purposes.

Therefore, always work with a total purchase budget.

Community Fees

For apartments and housing developments, the community fees can be a significant annual expense.

Check:

  • contribution;
  • What's included;
  • reserve fund;
  • scheduled work;
  • swimming pool;
  • lift;
  • garden;
  • and other shared facilities.

A project with many luxury amenities may have significantly higher fixed costs.

Mortgages in Spain

Would you like to finance part of it?

Dutch and Belgian buyers can apply for a Spanish mortgage under certain conditions.

The possibilities depend, among other things, on:

  • income;
  • owe;
  • age;
  • taxation;
  • home value;
  • and immigration status.

First, explore financing options

If you need financing, it’s a good idea to look into it thoroughly before you start your house hunt.

Then you'll know:

  • what a realistic budget is;
  • how much of your own money is needed;
  • and what price range you can explore.

NIE number

To buy a home in Spain, you need an NIE number.

For more information, see NIE and residence permit.

First, choose the right neighborhood

That's especially important in Benalmádena.

An apartment in Benalmádena Costa, a home in Arroyo de la Miel, and a villa in the hills above Pueblo offer very different living experiences.

Therefore, we should first determine:

  • beach or inland;
  • Is the train important or not?;
  • flat or hilly;
  • permanent or vacation;
  • apartment or villa;
  • and how much dependence on cars is acceptable.

Don't just search by place name

Since Benalmádena borders Fuengirola, Mijas, and Torremolinos, it might be a good idea to expand your search area slightly.

A home just a few minutes away can:

  • lie flatter;
  • be closer to the train;
  • be larger;
  • be calmer;
  • or fit better within the budget.

View properties in Benalmádena

Would you like to know which properties are currently available in Benalmádena and the surrounding area?

Then take a look at our current listings, the available new-construction homes, and our new-construction projects.

Would you like us to conduct a targeted search for, for example:

  • apartment within walking distance of the sea;
  • home in Arroyo de la Miel;
  • apartment near Puerto Marina;
  • home in Torrequebrada;
  • penthouse with a view of the sea;
  • villa with a private pool;
  • new construction;
  • permanent residence;
  • second home;
  • or a home within a certain total budget?

Please fill out the questionnaire for your housing search or feel free to contact Casas Palmeras.

Benalmádena is particularly appealing because, within a single municipality, you can choose between three completely different living environments: the traditional Benalmádena Pueblo, the practical and well-connected Arroyo de la Miel, and the coastal lifestyle of Benalmádena Costa. Add to that Puerto Marina, the train connection, and the higher-elevation residential areas with ocean views, and the choice of location becomes just as important as the home itself. Therefore, don’t just focus on the distance to the sea, but also consider elevation differences, public transportation, the community association (comunidad), parking, daily amenities, and your overall purchase budget.
