Buying a house in Torremolinos

Buying a Home in Torremolinos – Beach, City, and Great Accessibility on the Costa del Sol

Are you looking to buy a home in Torremolinos? Then you’re choosing a well-known coastal town on the Costa del Sol, just west of Málaga and close to Málaga-Costa del Sol Airport.

Torremolinos has long since ceased to be a place that relies solely on summer tourism. It is a full-fledged coastal city with permanent residents, shops, restaurants, public transportation, sports facilities, schools, and various residential neighborhoods.

Depending on your preferences, you can search here for:

  • an apartment within walking distance of the sea;
  • a home in La Carihuela;
  • an apartment in El Bajondillo;
  • a modern home in Playamar;
  • an apartment or penthouse in Los Álamos;
  • a home for permanent residence;
  • new construction;
  • a second home;
  • or real estate as an investment.

Be sure to check out our current listings and the available new construction projects.

Why live in Torremolinos?

Torremolinos combines a number of features that not every coastal town on the Costa del Sol has.

Here you will find:

  • beach;
  • a compact city center;
  • many restaurants and shops;
  • public transportation;
  • train service to Málaga and the airport;
  • various residential neighborhoods;
  • and facilities that are also used outside the summer months.

For second-home owners, accessibility is particularly important.

For permanent residents, it is precisely the combination of the coast and everyday amenities that can be important.

From a fishing village to an international coastal city

Torremolinos has its roots as a coastal fishing village, but beginning in the 20th century, it developed into one of the most famous tourist destinations on the Costa del Sol.

That history is still visible today.

La Carihuela, in particular, is strongly associated with Torremolinos' traditional fishing heritage.

At the same time, in other areas you’ll find modern apartment complexes, high-rises, and new residential developments.

Which neighborhoods are worth checking out in Torremolinos?

The town consists of several areas that vary considerably in terms of the living experience they offer.

Of particular interest to people looking for a place to live are:

  • Downtown;
  • La Carihuela;
  • El Bajondillo;
  • Playamar
  • Los Álamos;
  • Montemar;
  • Calvary;
  • and surrounding residential areas.

The right neighborhood depends largely on how you plan to use the home.

Downtown Torremolinos

The city center is located at a higher elevation than much of the coastal area.

There you will find:

  • stores;
  • restaurants;
  • cafés;
  • supermarkets;
  • public transportation;
  • train station;
  • and day-to-day services.

People who prefer to live without a car may find a central location convenient.

The housing inventory consists mainly of apartments.

Living in the City Center

When looking for an apartment in the city center, we would consider the following, among other things:

  • lift;
  • parking space;
  • sound;
  • patio;
  • year of manufacture;
  • community;
  • distance to the station;
  • on the way to the beach.

That last point is important, because the center is clearly higher than El Bajondillo.

Elevation difference between downtown and the beach

This is one of the things that are barely visible on a map.

El Bajondillo is located below the town center, by the sea. The official tourist information lists, among other things, the steep Cuesta del Tajo as the connection between the two levels and mentions a municipal elevator between the higher area and the coastal zone.

Just because a home is very close to the sea as the crow flies doesn't necessarily mean it's just a short walk back home.

La Carihuela

La Carihuela is probably the best-known residential and beach area in Torremolinos.

The neighborhood has its roots as a fishing community and is still known for:

  • walk;
  • beach;
  • restaurants;
  • beach bars;
  • apartments;
  • and a lively coastal atmosphere.

For those who want the beach and restaurants within walking distance, La Carihuela may be an attractive option.

Buying an Apartment in La Carihuela

The housing inventory consists largely of apartments.

When making a purchase, be sure to consider the following, among other things:

  • exact distance to the beach;
  • view;
  • lift;
  • parking;
  • patio;
  • tourist crowds;
  • sound;
  • as a community.

A house right behind the promenade can offer a completely different living experience than an apartment a few blocks inland.

La Carihuela for permanent residence

Although the area is a tourist destination, there are also permanent residents.

For permanent residence, I would focus primarily on:

  • supermarket;
  • parking;
  • accessibility;
  • sound;
  • sun exposure;
  • and was busy throughout several seasons.

El Bajondillo

El Bajondillo is located directly below the central part of Torremolinos.

The official tourism organization describes it as an urban beach more than a kilometer long and about 40 meters wide, located between La Carihuela and Playamar.

The area combines:

  • beach;
  • apartments;
  • hotels;
  • boulevard;
  • hospitality industry;
  • and a short distance from downtown.

Living in El Bajondillo

For a second home, the location can be very convenient.

But take a good look at the route toward downtown.

Because of the difference in elevation, a short distance on Google Maps can actually be quite steep.

Playamar

Playamar is located east of El Bajondillo and has a somewhat more residential feel.

The official tourism website highlights the area for reasons including the well-known residential buildings in Playamar and its location along the long boulevard.

Here you'll find plenty of:

  • apartments;
  • residential complexes;
  • swimming pools;
  • sport;
  • walk;
  • and the beach.

Apartment in Playamar

Playamar may be of interest to buyers who want to be close to the beach but aren't as interested in the traditional and bustling atmosphere of La Carihuela.

When looking at an apartment, we would consider, among other things:

  • ocean view;
  • orientation;
  • swimming pool;
  • community;
  • parking space;
  • lift;
  • and distance to amenities.

Los Álamos

Los Álamos is located on the east side of Torremolinos, toward Málaga.

The area has a younger and more modern feel than La Carihuela.

The official tourism website describes Los Álamos as a cosmopolitan and lively area with a beach, a long boardwalk, restaurants, beach clubs, and recreational activities.

For those looking for a home, here you'll find, among other things:

  • apartments;
  • modern residential projects;
  • penthouses;
  • and homes closer to the coast.

Living in Los Álamos

Los Álamos may appeal to people who:

  • modern living environment;
  • beach;
  • hospitality industry;
  • accessibility to Málaga;
  • and a more vibrant coastal area

want to combine.

If you're looking for absolute peace and quiet, you should take a close look at the exact street and any restaurants or bars in the area.

Montemar

Montemar is located between the city center and La Carihuela.

It feels more like a residential area than some parts right on the water.

Here you'll find, for example:

  • apartments;
  • villas;
  • low-rise buildings;
  • and residential complexes.

This could be an attractive option for permanent residence, but elevation differences are a factor here as well.

Calvary

El Calvario is located closer to the original town center of Torremolinos.

It has less of the classic coastal vacation vibe and feels more like a typical Spanish residential neighborhood.

For people who want to live there permanently, that might actually be appealing.

Nearly seven kilometers of coastline

The official tourism organization of Torremolinos mentions nearly seven kilometers of coastline and four main beach areas:

  • La Carihuela;
  • El Bajondillo;
  • Playamar
  • Los Álamos.

In addition, the coastal promenade runs through a large part of the municipality.

Beaches of Torremolinos

The beaches have different atmospheres.

La Carihuela is closely associated with seafood restaurants and the old fishing district.

El Bajondillo is the closest to the city center.

Playamar has a residential character.

Los Álamos combines a beach with more modern dining and recreational options.

So for people looking for a place to live, it’s not enough to use just “close to the beach” as a search criterion.

Accessible beaches

Torremolinos has facilities for people with limited mobility on its main beaches.

The official tourism website lists accessible facilities and supervised swimming areas at locations including La Carihuela, El Bajondillo, Playamar, and Los Álamos.

This may be relevant for people looking for a home who value mobility.

Seaside Promenade on the Coastal Trail

Torremolinos is part of the Senda Litoral, the coastal route that connects various towns along the province of Málaga.

The stage through Torremolinos runs along the coast for more than six kilometers.

For permanent residents, this means that the coast is not only appealing for beach activities, but also for:

  • hiking;
  • running;
  • cycling;
  • and everyday outdoor life.

Living in Torremolinos Without a Car

That may very well be the case in some areas.

Especially if you live in:

  • center;
  • La Carihuela;
  • El Bajondillo;
  • or close to public transportation,

You can take care of many everyday tasks without a car.

The exact location remains important.

Living in a house on higher ground may still mean that you'll use a car more often to go grocery shopping or to the beach.

Public Transportation

Torremolinos has one major practical advantage: the Cercanías train that runs between the Costa del Sol and Málaga.

That makes it easier to head toward:

  • Málaga;
  • Málaga Airport;
  • Benalmádena;
  • in Fuengirola

to travel without a car.

For both permanent residents and second-home owners, this can be an important selection criterion.

Torremolinos and Málaga Airport

Torremolinos is very close to Málaga-Costa del Sol Airport.

I would therefore avoid using a fixed claim like “just a ten-minute drive,” because travel time depends on traffic and the exact neighborhood.

But the proximity to the airport is undeniably a major advantage.

For people who regularly travel between the Netherlands or Belgium and Spain, this can make a big difference.

Torremolinos or Benalmádena?

Benalmádena is located just west of Torremolinos.

Both have beaches and many international residents, but the landscape is different.

Torremolinos is:

  • more compact;
  • more urban in some areas;
  • near the airport;
  • and has strong ties to Málaga.

Benalmádena offers more variety in terms of:

  • where;
  • Arroyo de la Miel;
  • Town;
  • villas;
  • and residential areas located at higher elevations.

Benalmádena is clearly more hilly in many areas.

Torremolinos or Fuengirola?

Fuengirola is located further west.

Both places have:

  • beach;
  • train;
  • apartments;
  • international residents;
  • and year-round amenities.

Fuengirola stretches along the coast and is relatively flat over large areas.

Torremolinos has a more pronounced difference in elevation between the city center and the coast.

Torremolinos in Málaga?

Málaga is much bigger.

You can find more information there:

  • employment;
  • university;
  • meter;
  • museums;
  • hospitals;
  • and metropolitan amenities.

Torremolinos feels more compact and more like a coastal town.

For people who work in Málaga but would like to live closer to a beachfront neighborhood, Torremolinos might be an attractive option.

Torremolinos or Mijas?

Mijas offers a completely different range of housing options.

There you'll find much more:

  • villas;
  • larger plots;
  • golf;
  • hilly residential developments;
  • and quiet residential areas.

Torremolinos is especially interesting for those who:

  • apartment;
  • beach;
  • train;
  • stores;
  • and a compact city

considers important.

Buying an Apartment in Torremolinos

Apartments make up a large portion of the housing supply.

That makes Torremolinos an attractive destination for:

  • buyers of second homes;
  • permanent residents;
  • retirees;
  • and certain investors.

When considering an apartment, we would look at the following, among other things:

  • lift;
  • parking space;
  • patio;
  • community;
  • swimming pool;
  • orientation;
  • year of manufacture;
  • and location.

Apartment by the Sea

An apartment near the ocean can be appealing, but look beyond just how close it is to the beach.

Also check:

  • sound;
  • restaurants;
  • traffic;
  • view;
  • parking problems;
  • salt intake;
  • community;
  • and the hustle and bustle of summer.

Buying a Penthouse in Torremolinos

Penthouses are popular because of their outdoor space.

Please note the following, among other things:

  • sun exposure;
  • wind;
  • privacy;
  • lift;
  • waterproofing;
  • and the legal use of the patio.

A large patio is not automatically considered entirely private property.

Buying a Villa in Torremolinos

Although Torremolinos is best known for its apartments, there are also single-family homes and villas.

However, the selection is more limited than in towns like Mijas or Benahavís.

Who is looking for:

  • large lot;
  • private pool;
  • spacious garden;
  • and plenty of privacy

It can therefore also include surrounding municipalities.

New Construction in Torremolinos

Depending on current listings, you'll find new construction in Torremolinos and the surrounding areas.

This may include:

  • apartments;
  • penthouses;
  • townhouses;
  • and modern residential complexes.

Be sure to check out our current new construction projects as well.

New Construction in Los Álamos and Coastal Areas

New construction can be particularly appealing in modern residential areas near Los Álamos and on the east side of Torremolinos.

In such projects, the following facilities may be available:

  • communal swimming pool;
  • garden;
  • fitness;
  • parking garage;
  • salvage;
  • and modern energy infrastructure.

However, this varies by project.

What is included in new construction?

Don't automatically assume that:

  • full set of kitchen appliances;
  • air conditioning;
  • solar panels;
  • furniture;
  • parking space;
  • salvage;
  • or extensive shared facilities.

Always check the technical specifications for the project.

New construction or existing property?

Both could be interesting.

New Construction

New construction often offers:

  • modern architecture;
  • recent installations;
  • current energy requirements;
  • modern layout;
  • and very little immediate renovation work.

Existing Buildings

Existing homes offer:

  • much more choice in established neighborhoods;
  • central locations;
  • immediate availability;
  • and sometimes larger areas within the same budget.

Existing home in La Carihuela

Anyone looking specifically to live in an established neighborhood like La Carihuela will almost certainly end up considering existing homes.

Therefore, it is wise not to limit your search to new construction as the sole criterion when location is more important than the year of construction.

Legal Review

For an existing home, factors to consider include:

  • ownership;
  • children;
  • registration;
  • built-up areas;
  • renovations;
  • community;
  • and the municipal situation.

Particularly in the case of older apartment complexes, the building's financial and technical condition is also a factor.

Community at the apartments

In many apartment buildings, you pay dues to the homeowners' association.

Check the following, among other things:

  • recurring payment;
  • reserve fund;
  • scheduled work;
  • lift;
  • swimming pool;
  • garden;
  • concierge;
  • and any debts.

An apartment with a low asking price but high monthly community fees may ultimately be less attractive than expected.

Living in Torremolinos Year-Round

Would you like to move to Spain permanently?

In that case, Torremolinos might be an attractive option because many amenities are available year-round.

For permanent residence, we would primarily consider:

  • supermarket;
  • school;
  • health care;
  • train;
  • parking space;
  • work;
  • internet;
  • and daily walking distances.

Torremolinos for Families

Families should pay special attention to:

  • schools;
  • sport;
  • bedrooms;
  • parking;
  • leeway;
  • public transportation;
  • and travel time.

An apartment right on the boardwalk might be appealing for vacations, but a quieter residential area might be more practical for a family.

Education

Anyone emigrating to Spain with children would be wise to consider school options before making a final decision on where to live.

The daily commute to school can be much more important than a few extra minutes to the beach.

Be sure to also read our information about education in Spain.

Health Care

Access to health care is important for permanent residents.

How you gain access to the public Spanish healthcare system depends on your personal situation and coverage.

In addition, there are private facilities in Málaga and the wider Costa del Sol region.

Learn more about health care in Spain.

Torremolinos for Retirees

For people who want to spend their retirement in Spain, Torremolinos can be a practical choice because:

  • stores;
  • beach;
  • train;
  • hospitality industry;
  • facilities;
  • and an airport nearby.

But pay special attention to changes in elevation.

An apartment in El Bajondillo can be completely different in terms of walking routes from a home in the higher-lying downtown area.

Batería Park

In addition to its beaches, Torremolinos also has public parks and green spaces.

A well-known spot is Parque de la Batería, which is located on higher ground and offers views of the coast.

The park is also listed in the municipality's official tourist information.

For permanent residents, proximity to green spaces can be an important aspect of their living environment.

Molino de Inca

Molino de Inca is also one of Torremolinos' well-known historic and green sites.

It refers to the history of the water mills from which the town ultimately derives part of its name.

Pimentel Tower

The Torre de Pimentel, originally known as the Torre de los Molinos, is a historic landmark in Torremolinos and also reflects the town’s ancient history.

That historic character is less evident than in an Andalusian mountain village, but Torremolinos certainly has a history that predates mass tourism.

Second home in Torremolinos

Torremolinos can be a practical choice for a second home because:

  • airport nearby;
  • train service;
  • beach;
  • many apartments;
  • and amenities within walking distance.

Those who are only there for a few weeks or months a year may find an apartment with shared maintenance more practical than a large villa.

Investing in Torremolinos

Would you like to invest in Spanish real estate?

In that case, I wouldn't automatically say that Torremolinos is a "smart investment."

Analyze each home individually based on:

  • purchase price;
  • location;
  • target audience;
  • community;
  • maintenance;
  • funding;
  • rental rules;
  • and future marketability.

Vacation Rentals in Torremolinos

Torremolinos is a tourist destination, but that doesn't mean every home can automatically be rented out to tourists.

Before purchasing, check the following:

  • Andalusian regulations;
  • municipal requirements;
  • urban planning context;
  • community rules;
  • and registration requirements.

So don't just buy something based on an ad that says "perfect for Airbnb."

Long-Term Rentals

Long-term rentals may also be a viable option due to the permanent population and the property's proximity to Málaga.

The following are often important to long-term tenants:

  • train;
  • work;
  • stores;
  • schools;
  • parking space;
  • lift;
  • internet;
  • and year-round amenities.

How much does a home cost in Torremolinos?

I wouldn't list a fixed average price on an evergreen page.

The differences between:

  • apartment in the city center;
  • home in La Carihuela;
  • apartment in Playamar;
  • new construction in Los Álamos;
  • penthouse with a view of the sea;
  • a house

are too big.

So be sure to check out the current listings for current asking prices.

Is Torremolinos affordable?

I wouldn't use “affordable” as a general characteristic either.

The price level depends heavily on:

  • neighborhood;
  • distance to the beach;
  • ocean view;
  • year of manufacture;
  • housing type;
  • outdoor space;
  • and new construction or existing buildings.

So, compare current listings within your total budget.

Purchasing Costs in Torremolinos

When buying a home in Spain, you need to take additional costs into account in addition to the purchase price.

Examples include:

  • taxes;
  • notary;
  • property registry;
  • legal guidance;
  • and any financing costs.

New construction and existing buildings are treated differently for tax purposes.

Determine the total budget

Don't just rely on your maximum purchase price.

Be sure to bring:

  • purchase costs;
  • renovation;
  • furniture;
  • parking space;
  • community;
  • insurance;
  • and any funding.

A home that falls within your asking price range could still end up exceeding your total budget.

Mortgages in Spain

Would you like to finance part of the home?

Dutch and Belgian buyers can apply for a Spanish mortgage under certain conditions.

The possibilities depend on, among other things:

  • income;
  • owe;
  • age;
  • home value;
  • taxation;
  • and immigration status.

Learn more about a mortgage in Spain.

No “special mortgage for non-residents”

The original text refers to special and favorable mortgages for nonresidents.

I wouldn't put it that way.

Banks also provide financing to non-residents, but the terms and maximum financing amounts may differ from those for residents.

Therefore, have your personal financing options calculated in advance.

NIE number

To buy a home in Spain, you need a NIE number.

For more information, see NIE and residence permit.

Legal Guidance

A real estate agent and a legal advisor have different roles.

A legal review might, for example, examine the following:

  • ownership;
  • children;
  • sales contract;
  • registration;
  • permits;
  • renovations;
  • community;
  • and other relevant documentation.

Casas Palmeras can help coordinate these various aspects of the purchasing process.

First, choose the right neighborhood

In Torremolinos, the neighborhood makes a huge difference.

An apartment in La Carihuela, a home in the city center, and a modern apartment in Los Álamos may all be located a short distance from one another, but they offer completely different living experiences.

That is why we would like to ask in advance:

  • Would you like a beach within walking distance?
  • Would you like to live without a car?
  • Is the train important?
  • Do you prefer tourist crowds or peace and quiet?
  • Permanent or vacation?
  • Does the terrain have to be flat?
  • And what type of home are you looking for?

Don't just compare Torremolinos

Since Torremolinos is right next to other popular areas, it might be a good idea to check out the surrounding towns as well.

For example, compare Torremolinos with:

  • Benalmádena;
  • Fuengirola;
  • Málaga;
  • and parts of Mijas.

Sometimes a home just a few kilometers away offers more space or a more convenient location for daily life.

View properties in Torremolinos

Would you like to know which properties are currently available in Torremolinos and the surrounding area?

Then take a look at our current listings, our newly built homes, and the available new construction projects.

Would you like us to conduct a targeted search for, for example:

  • apartment in La Carihuela;
  • home in El Bajondillo;
  • apartment in Playamar;
  • new construction in Los Álamos;
  • penthouse with a view of the sea;
  • home within walking distance of the train station;
  • permanent residence;
  • second home;
  • or real estate within a specific total budget?

Please fill out the questionnaire for your housing search or contact Casas Palmeras with no obligation.

Torremolinos is particularly appealing because of its combination of nearly seven kilometers of coastline—including La Carihuela, El Bajondillo, Playamar, and Los Álamos—its train connection, and its proximity to Málaga and the airport. At the same time, there can be significant differences even within a few streets, mainly due to the elevation differences between the city center and the coast. Therefore, don’t just consider the distance to the beach or the asking price, but also factors such as slopes, public transportation, parking, community fees, tourist traffic, daily amenities, and your total purchase budget.
