The Plaza de las Flores is a well-known landmark in the historic center.
From there, several streets and squares branch off that are part of the municipal route Rincones con Encanto.
For people looking for a place to live, this mainly means that the old town center is compact and very pedestrian-friendly.
Estepona, the “Garden of the Costa del Sol”
The municipality promotes Estepona as Jardín de la Costa del Sol.
That refers primarily to the many:
- flowers;
- landscaping;
- renovated squares;
- and decorated streets
in the city center.
I would use this to highlight local identity rather than making general claims like “one of the most beautiful town centers in Andalusia.”
More than 23 kilometers of coastline
The official tourist guide lists Estepona as having more than 23 kilometers of coastline and 17 beaches.
That’s important because “living on the beach in Estepona” can refer to several very different areas.
Among other things, you'll find:
- urban beaches;
- extensive coastal zones;
- smaller bays;
- quieter beaches;
- and residential coastal areas toward Marbella and Casares.
La Rada Beach
Playa de la Rada is the city's main beach.
According to the municipal tourist guide, it is about three kilometers long, and the Paseo Marítimo runs alongside it. It is also located right next to the city's main streets.
This may be of interest to home seekers if you:
- center;
- beach;
- boulevard;
- hospitality industry;
- and stores
want to combine over short distances.
Apartment near Playa de la Rada
An apartment near La Rada might appeal to:
- permanent residence;
- second home;
- retirement;
- or those who want to drive as little as possible.
Check the following, among other things:

- community;

Cristo Beach
Playa del Cristo is located on the west side of the city, past the harbor.
The official tourist guide describes it as a sheltered bay.
Such a location may be appealing to families, but the choice of home must, of course, always be evaluated independently of its appeal to tourists.
Eastern and western coastal zones
Outside the city center, Estepona stretches out.
As a result, properties that are all listed as “Estepona” can be dozens of minutes apart.
On the east side, heading toward Marbella, you'll find, among other things:
- Paradise;
- Watchtower
- El Saladillo;
- Guadalmansa;
- Canceled;
- and other residential areas.
Heading west, you'll find, among other things:
- Roman Valley
- Golden Bay;
- Arroyo Vaquero;
- and areas toward Casares.
The Estepona Coastal Route
In recent years, Estepona has made a strong commitment to developing a continuous coastal route.
The municipality reported as early as 2023 that the completed coastal corridor project had reached 21 kilometers.
This is particularly relevant for people looking for a place to live because more and more sections of the coast are being connected by walking and biking paths.
I wouldn't automatically assume that the entire coastline is now completely connected without verifying each section individually.
Living along the coastal route
For residents, a location on or near the coastal route may be appealing if you enjoy:
- converts;
- rides a bike;
- sport;
- or runs along the coast to restaurants and the beach.
But also check out:
- roads;
- privacy;
- tourist pressure;
- and distance to everyday amenities.
The Estepona Marina
The marina is located on the west side of downtown.
Here you will find:

- hospitality industry;
- apartments;
- stores;
- and recreational facilities.
This area might be of interest to those who enjoy a lively lifestyle.
Apartment near the harbor
When inspecting a harbor home, be sure to check the following:
- sound;
- nightlife;
- parking space;

A home located above or next to a restaurant or bar is different from an apartment a few streets away.
Estepona East
The eastern part of the municipality, toward Marbella, is a major residential area.
Here you'll find plenty of:

- en gated communities.
In real estate marketing, this area is often referred to, in part, as New Golden Mile.
What is the New Golden Mile?
The term New Golden Mile is not an official administrative region.
It is a commercial real estate designation for parts of the coast between Estepona and Marbella, particularly on the east side of Estepona.
It's important to make that clear.
A property listed as part of the “New Golden Mile” should always be inspected for:
- specific municipality;
- urbanization;
- distance from the sea;
- distance to Estepona;
- distance to Marbella;
- and everyday necessities.
Canceled
Cancelada is located in the eastern part of the municipality of Estepona and has its own local center.
The area combines:
- Spanish residential buildings;
- modern new construction;
- villas;
- apartments;
- and golf in the area.
For permanent residents, this may be more appealing than an isolated resort complex.
Paradise
El Paraíso is located in the direction of Marbella and Benahavís.
Here you'll find plenty of:
- villas;
- apartments;
- golf;
- and residential developments.
The area is spread out, making a car practical for many daily trips.
Watchtower
Atalaya is also located on the east side.
Among other things, this area is home to the Atalaya Golf & Country Club, which features two 18-hole courses.
Homes in this area are often listed as:
- beach house;
- Marbella West;
- New Golden Mile;
- of Estepona.
Therefore, always check the exact address.
El Saladillo
El Saladillo is a coastal area in the eastern part of Estepona.
The official tourism website mentions, among other things, the beach, dunes, and pine trees.
This might be of interest to people looking for a home near the beach.
Guadalmansa
Guadalmansa is also located on the eastern coast and features a mix of:
- coastal homes;
- apartments;
- residences;
- and more upscale projects.
The residential area here is much less urban than in downtown Estepona.
Estepona West
To the west of the city, the residential profile changes once again.
There you will find:

Roman Valley
Valle Romano is a well-known golf and residential community west of downtown.
Here you'll find mainly:

Estepona Golf
Estepona Golf is also located on the west side.
According to the official tourism website, the course has 18 holes and offers views of both the sea and the mountains.
This area may be of interest to homebuyers if golf is a priority, but always check the distance to:
- beach;
- center;
- supermarket;
- and schools.
Azata Golf
Azata Golf is also an 18-hole golf course in Estepona.
Here, too, the fact that you're near a golf course doesn't automatically mean that all daily amenities are within walking distance.

- Azata Golf
- The Bell Tower;
- Paradise;

However, I wouldn't say that these are all “world-class golf courses” without a specific ranking or source.

When looking for a golf home, you need to look beyond the name of the golf course.

- actual distance to the fairway;
- clubhouse;
- community;
- maintenance;
- supermarket;
- distance to the beach;
- car dependency;
- and future development opportunities.
Estepona city center or the golf course?
This is an important decision.
Centrum offers more:
- walk;
- beach;
- stores;
- hospitality industry;
- and city life.
Golf courses often offer:
- peace;
- larger residences;
- green;
- view;
- and parking.
This is usually offset by greater dependence on cars.

A new housing complex with a swimming pool may be appealing, but school and work may ultimately be more important.

Spanish and international educational options are available in and around Estepona.
Anyone moving to Spain with children would be wise to first look into school options and the commute to school.

In the city center and certain coastal areas, there's plenty to do on foot.

- and residential areas located at higher elevations
A car is often much more practical.
Traffic heading toward Marbella
Estepona and Marbella are relatively close to each other, but travel time can vary greatly depending on:
- location;
- N-340/A-7;
- time;
- and heavy traffic.
I would therefore not generally say that Marbella is “20 minutes” away.
From the eastern part of Estepona, this may sometimes be possible, but not from the western part of Estepona or when traffic is heavy.
Málaga Airport
For many international residents, Málaga-Costa del Sol Airport is the most important airport.
Here, too, I wouldn't use a fixed travel time of exactly one hour.
The actual travel time depends on:
- exact residential address;
- traffic;
- road;
- and time.
Gibraltar
Estepona is also closer to Gibraltar than many towns further east along the Costa del Sol.
For some residents, this may be relevant to:
- work;
- airport;
- day trip;
- or international connections.
But here, too, cross-border traffic can affect travel times.
Estepona or Marbella?
Marbella is located directly to the east.
Marbella has more to offer:
- international luxury amenities;
- Puerto Banús;
- a large golf and villa community;
- and a strong luxury real estate profile.
Estepona has:
- its own historic center;
- long stretch of coastline;
- a lot of new construction;
- port;
- and a different price and housing profile.
Which one is a better fit depends on your needs and budget.
Estepona of Casares?
Casares is located west of Estepona.
A distinction must be made between:
- Casares, a small town;
- Casares Costa
- golf courses;
- and rural areas.
Estepona offers more urban amenities and a larger town center.
Casares can be quieter and more intimate.
Estepona or Manilva?
Manilva is located further west.
There you'll find, among other things:
- San Luis de Sabinillas;
- The Duchess;
- Puerto de la Duquesa;
- golf;
- and residential developments.
Estepona is larger and has more urban amenities.
Estepona or Benahavís?
Benahavís is located inland, behind the coastal area.
You can find more information there:
- villas;
- large plots;
- golf;
- privacy;
- and upscale residential areas.
Estepona offers many more amenities right on the coast and in town.
Estepona or Fuengirola?
Fuengirola is located further toward Málaga and is more compact and urban.
Fuengirola also has a Cercanías connection.
Estepona has no train service and is therefore more dependent on road transportation.
This may be relevant for people who don't want to use their cars very often.
Primary residence or vacation home?
Different criteria may apply to a second home than to a primary residence.
Second home
The following may be important:
- beach;
- swimming pool;
- golf;
- hospitality industry;
- airport;
- and low maintenance.
Permanent residence
Then the following become more important:
- school;
- work;
- supermarket;
- health care;
- parking;
- traffic;
- and daily accessibility.
So a fantastic vacation apartment isn't necessarily an ideal permanent home.

The term “New Golden Mile” sounds commercially appealing, but on its own, it says little about returns.
