Buying a house in Benijófar
Buying a Home in Benijófar – Compact Living on the Southern Costa Blanca
Are you interested in buying a house in Benijófar? If so, you’re choosing a small, independent municipality in the Vega Baja region, in the southern part of the province of Alicante.
Benijófar is located near:
- Rojales;
- Ciudad Quesada;
- Formentera del Segura;
- Algorfa
- Guardamar del Segura;
- in Torrevieja.
As a result, the town combines a compact Spanish village center with many amenities in the immediate vicinity.
For example, you can search here for:
- a modern villa;
- an existing home;
- an apartment;
- a townhouse;
- new construction;
- a permanent family home;
- or a second home.
Be sure to check out our detailed page on Benijófar and our current listings.
Where is Benijófar located?
Benijófar is located in the Vega Baja del Segura, the southern part of the province of Alicante.
The municipality is small: the official municipal tourism website lists its area as approximately 4.4 km² and its population as more than 4,000.
It is precisely that compact size that sets it apart.
You don't live in a large coastal city, but everyday amenities and various nearby towns are close by.
Important correction: Benijófar is not part of Rojales
The original text reads:
“Benijófar is located in the municipality of Rojales.”
That's not right.
Benijófar is an independent municipality with its own Ayuntamiento.
Rojales is the neighboring municipality, and Ciudad Quesada is part of Rojales.
That distinction is important, especially on a real estate website.
The towns are so close to each other that people looking for a home often visit them during the same search, but legally and administratively, they are separate municipalities.
Benijófar, Rojales, and Ciudad Quesada
For someone looking for a home, it makes sense to compare these three areas side by side.
Benijófar is:
- compact;
- relatively flat;
- villages;
- and has modern residential areas right around the city center.
Rojales has a traditional Spanish town center and also includes Ciudad Quesada.
Ciudad Quesada is much larger and more international, with many villas, residential developments, restaurants and bars, and La Marquesa Golf.
The distances between them are short, but the living experience varies considerably.
Why live in Benijófar?
Benijófar may be of particular interest to homebuyers who:
- would like to live in a smaller town;
- want amenities nearby;
- don't have to live right on the busy coast;
- Enjoy the proximity of Ciudad Quesada and Rojales;
- and want to be able to easily reach the beaches by car.
This makes it a different choice than, for example, an apartment in the heart of Torrevieja or right on the beach in Guardamar.
A compact Spanish-language center
The center of Benijófar has a distinct village atmosphere.
Among other things, you'll find:
- local stores;
- hospitality industry;
- town hall;
- church;
- pharmacy;
- medical facilities;
- and residential streets.
For permanent residents, this can be convenient because many everyday amenities are located within a relatively small area.
History of Benijófar
Benijófar has a long history.
The municipality itself refers to its Arab origins and events from the thirteenth century. The area later developed as an agricultural region, and in 1729, a new settlement was established when 17 residents were allocated land. The municipality therefore considers September 1729 to be the date on which Benijófar was founded as a settlement.
That is much more precise in terms of content than simply writing that Benijófar “dates back to the Moorish period.”
Earthquake and Reconstruction
A notable part of local history is the series of severe earthquakes that struck the Vega Baja in 1828 and 1829.
According to municipal historical records, the church in Benijófar was destroyed, among other things, and many homes were severely damaged.
Engineer José Agustín de Larramendi subsequently played an important role in the reconstruction of various towns in the region, including Benijófar.
That partly explains why the urban layout here is different from that of some much older Spanish village centers.
Church of St. James
San Jaime is one of the patron saints of Benijófar.
Every July, the town celebrates its San Jaime festivities, which include parades, music, and local activities. In addition, festivities are held in December in honor of the Inmaculada Concepción.
These kinds of local festivals are an important part of everyday village life.
Dutch community in Benijófar
Benijófar also has a strikingly international side.
The municipality even organizes a Fiesta Holandesa, which is listed on the official municipal tourism website as one of the local festivals.
That's a nice and relevant addition to a Dutch real estate page, because it shows that Dutch residents are already part of local life.
From the Segura River
The Río Segura flows through the municipality and has historically played an important role in agriculture and irrigation in the Vega Baja.
Around the river, you'll find opportunities to:
- hiking;
- cycling;
- and to take in the agricultural landscape.
This gives Benijófar a completely different character than the coastal towns.
Cycling from Benijófar to Guardamar
The municipality describes a route from Benijófar along the Río Segura toward Guardamar del Segura.
This route is approximately 11 kilometers long and, according to the municipal tourist information office, can be traveled on foot or by bike. The route ends at the mouth of the Segura River in Guardamar.
For cyclists, this is a nice route connecting the inland area to the coast.
The historic noria of Benijófar
One of the best-known local landmarks is the Noria Árabe.
Despite its name, the current stone structure dates back to 1659, according to the municipality. The noria was part of the historic irrigation system around the Río Segura and was replaced by an iron waterwheel in the nineteenth century.
This is a much more specific local attraction to mention on this page than general references to “quaint squares.”
The Huerta of Benijófar
Benijófar is located in the heart of a traditional agricultural region.
The local huerta has historically played an important role in the village's development.
You can still see the following in the area:
- agricultural land;
- irrigation canals;
- citrus;
- and fruit and vegetable cultivation.
For people who enjoy walking or biking, this gives the area an open and green character.
Cañada Marsá Park
Another special place is Parque Cañada Marsá.
According to the municipality, the park is intended to serve as a green corridor between Benijófar and Benimar, and the project covers approximately 125,000 m², including green spaces, recreational facilities, and sports facilities.
This is an important service for families and permanent residents.
The Drylands
El Secano is also located along the Río Segura.
This is a former river meander area that has been developed into a recreational nature area featuring, among other things:
- green;
- sports facilities;
- recreation room;
- tables;
- the bank;
- and hiking opportunities.
The municipality explicitly designates it as a recreational nature area along the banks of the Segura River.
Good morning
In practice, the area around Benimar is also closely integrated into the daily living environment of Benijófar.
Benimar is located next to Benijófar and Formentera del Segura and has a more modern and international character.
Here and in the surrounding residential areas, you'll find plenty of:
- villas;
- modern homes;
- hospitality industry;
- stores;
- and international residents.
That stands in stark contrast to the older village center.
Traditional downtown or modern residential neighborhood?
That's an important decision in Benijófar.
Would you like to:
Want more of that Spanish village vibe?
In that case, you'll probably want to look toward the traditional downtown area.
Would you like to:
A more modern villa, a larger terrace, a pool, and an international neighborhood?
In that case, the newer residential areas around the village might be more appealing.
Homes for Sale in Benijófar
The housing inventory consists of various types of real estate.
For example, you can search for:
- apartments;
- village homes;
- townhouses;
- row houses;
- detached villas;
- new construction;
- and existing buildings.
Modern villas, in particular, have become a prominent part of the housing market in recent years.
Buying a Villa in Benijófar
Benijófar is popular with buyers who are looking for a villa without having to live too far inland.
Depending on the home, you may have access to:
- private pool;
- patio;
- private parking space;
- multiple bedrooms;
- solarium;
- and garden.
The plots are generally on a more urban scale than those of a rural finca.
What should you look for when buying a villa?
Check the following, among other things:
- lot size;
- orientation;
- swimming pool;
- outdoor space;
- parking space;
- built-up area;
- legal registration;
- and maintenance.
Be sure to consider privacy as well.
Modern villas are sometimes built relatively close together.
Buying an Apartment in Benijófar
The selection of apartments is more limited than in a large coastal city like Torrevieja, but there are still apartments and smaller residential developments.
An apartment might be a good option if you:
- want less maintenance;
- want to live on the ground floor;
- doesn't need a large plot of land;
- or is looking for a second home.
Buying a Townhouse in Benijófar
Townhouses and row houses are also common.
They can be an interesting compromise between an apartment and a villa.
For example, you will receive:
- more living space;
- private outdoor space;
- multiple bedrooms;
- and sometimes a shared swimming pool.
New Construction in Benijófar
Benijófar regularly has modern new construction.
Depending on current availability, these may include, for example:
- detached villas;
- semi-detached homes;
- townhouses;
- and smaller projects.
Be sure to check out our current new construction projects.
Why is Benijófar a popular choice for new construction?
The location makes it attractive for that purpose.
You live in:
- near Ciudad Quesada;
- near Rojales;
- not far from Guardamar;
- and within easy reach of Torrevieja.
At the same time, you're not right in the middle of a major tourist city.
For some buyers, that's exactly the combination they're looking for.
What is included in new construction?
That depends on the project.
Don't automatically assume that:
- private pool;
- full set of kitchen appliances;
- air conditioning;
- solar panels;
- lighting;
- furniture;
- garden;
- or tanning facilities.
Always check the memoria de calidades, or the technical specifications.
Private Pool at a New Construction Project
Villas in Benijófar often come with a private pool.
But the same applies here as well:
The pool may be included as standard or offered as an option.
Therefore, please check the following:
- dimensions;
- technical installation;
- lighting;
- shower;
- patio finishing;
- and any additional charges.
Existing Buildings
Existing homes are also of interest.
For example, an existing home may offer:
- prime location;
- mature garden;
- immediate availability;
- larger outdoor space;
- or a more attractive location closer to downtown.
Legal Review
For an existing home, factors to consider include:
- ownership;
- children;
- registration;
- built-up area;
- extend;
- swimming pool;
- outbuildings;
- and the municipal situation.
Even with a relatively modern villa, it's important to have a legal review.
Benijófar or Ciudad Quesada?
This is probably the most logical comparison.
Ciudad Quesada is considerably larger.
You can find more information there:
- villa developments;
- international hospitality industry;
- facilities;
- golf;
- and various residential neighborhoods.
Benijófar is:
- more compact;
- more centered around a Spanish village;
- and, in many parts, flatter and more organized.
If you're looking for a large international development, Quesada might be the better choice.
Those who prefer a more compact town may find Benijófar more appealing.
Benijófar or Rojales?
Rojales has a larger traditional town center and is located on the other side of the immediate vicinity.
There you'll find, among other things:
- Segura River;
- Cuevas del Rodeo;
- Ciudad Quesada;
- at La Marquesa Golf.
Benijófar is smaller and more compact.
Since our office is located in Rojales, we know this area very well.
Benijófar or Formentera del Segura?
Formentera del Segura is right next to Benijófar.
This, too, is a small town in the Vega Baja region.
The municipal boundaries are so close together that, in everyday life, a home in one village is sometimes hardly any farther from amenities than a home in the other.
That is why it is wise to consider both when conducting a search.
Benijófar or Los Montesinos?
Los Montesinos is located a little further toward Torrevieja.
There, too, you'll find a traditional Spanish village center and modern new developments.
Benijófar is actually closer to Guardamar, Rojales, and Ciudad Quesada.
Benijófar or Guardamar?
Guardamar del Segura is located right on the coast.
In many cases, you’re paying more specifically for the coastal location, and a larger portion of the housing supply consists of apartments.
Benijófar is located inland and has a wider selection of villas and low-rise homes.
The choice often comes down to:
A beach within walking distance, or a home and outdoor space a little further inland?
How far is Benijófar from the beach?
Benijófar doesn't have a beach of its own.
The nearest coast is near Guardamar del Segura.
The exact driving time depends on the beach you choose, traffic, and your location within Benijófar.
That's why I'd rather say that Guardamar is a short drive away than guarantee a specific travel time.
La Marquesa Golf
For golfers, Ciudad Quesada is nearby, along with La Marquesa Golf.
That means you don't necessarily have to live at a golf resort to be able to play golf regularly.
Other golf courses on the southern Costa Blanca are also accessible by car.
Living in Benijófar without a car?
That depends largely on your daily life.
Within the village, you can reach various amenities on foot.
But for:
- beach;
- larger shopping districts;
- certain medical appointments;
- golf;
- and surrounding areas
In practice, a car is often very convenient.
Retail and Hospitality
Benijófar has local shops, restaurants, and everyday amenities.
In addition, there are larger commercial areas and many more restaurants in Ciudad Quesada and the surrounding towns.
That's what makes this combination appealing:
You live in a small community, but you don't have to drive far to access many amenities.
Medical facilities
According to the municipality, Benijófar has its own medical clinic. For emergency care, the municipality’s information refers residents to Rojales and the Torrevieja hospital, among other places.
For permanent residents, it is a good idea to assess in advance which healthcare services are important for their personal situation.

Education in Benijófar
The municipality states, among other things:
- CP San Jaime Elementary School;
- preschool programs;
- and municipal child care.
For older children, attending school may mean traveling to a nearby town every day.
Anyone moving to Spain with children would therefore be wise to consider school options early on in the process of choosing a location.
Be sure to also read our information about education in Spain.
Living in Benijófar Year-Round
Benijófar is a great fit for people who want to live permanently in a smaller town on the southern Costa Blanca.
The following are particularly relevant for everyday living:
- stores;
- medical facilities;
- schools;
- hospitality industry;
- flat terrain;
- accessibility;
- and proximity to surrounding towns.
It's less touristy than a place right on the beach.
Benijófar for Families
For families, the compact size can be appealing.
When choosing a home, we would focus primarily on:
- school;
- bedrooms;
- outdoor space;
- swimming pool;
- playground equipment;
- sport;
- parking space;
- and daily routes.
Parque Cañada Marsá and the green spaces around the Segura River are interesting local attractions in this regard.
Benijófar for Retirees
For people who want to spend their retirement in Spain, Benijófar may be an attractive option because of:
- compact bowl;
- relatively flat terrain;
- facilities;
- international residents;
- and the coast is within driving distance.
When choosing a home, we would still consider the following:
- stairs;
- single-story living;
- health care;
- maintenance;
- and car dependency.
Second home in Benijófar
A villa or townhouse in Benijófar may be of interest to buyers who:
- We'd like a private pool;
- consider outdoor space important;
- do not necessarily have to be within walking distance of the ocean;
- and want to live in a quieter place than right in the middle of a coastal city.
Be sure to keep maintenance in mind when you'll be away for extended periods.
Investing in Benijófar
Would you like to invest in Spanish real estate?
In that case, I wouldn't automatically talk about “value for your money” or guaranteed investment potential.
View each property individually at:
- purchase price;
- housing type;
- target audience;
- location;
- response from children;
- maintenance;
- funding;
- regulations;
- and future marketability.
Vacation Rentals
Would you like to rent out a property for short-term tourist stays?
Before purchasing, check whether this is possible for that specific property.
That may depend on:
- regulations of the Valencian Community;
- municipality;
- urban planning context;
- homeowners' association;
- and registration requirements.
Therefore, a villa with a pool is not automatically suitable or permitted for vacation rentals.
Long-Term Rentals
For long-term tenants, other factors are important.
For example:
- schools;
- stores;
- parking space;
- bedrooms;
- internet;
- outdoor space;
- and amenities throughout the year.
Is Benijófar cheaper than Ciudad Quesada?
I wouldn't post this as a general rule on the website.
Asking prices vary, and there are significant differences within both locations.
For example, a modern, newly built villa in Benijófar may be more expensive than an older villa in Ciudad Quesada.
So, compare current listings at:
- location;
- lot;
- living space;
- state;
- swimming pool;
- and total price.
How much does a home cost in Benijófar?
Again, I wouldn't list a fixed average price on an evergreen page.
The difference between:
- apartment;
- townhouse;
- older villa;
- modern newly built villa;
- a detached house with a pool
may be significant.
So be sure to check out our current listings for current asking prices.
Purchase Costs
When buying a home in Spain, you need to take additional costs into account in addition to the purchase price.
Examples include:
- taxes;
- notary;
- property registry;
- legal assistance;
- and any financing costs.
New construction and existing buildings are treated differently for tax purposes.
Therefore, always work within a total purchase budget.
Mortgages in Spain
Would you like to finance part of the home?
Dutch and Belgian buyers can apply for a Spanish mortgage under certain conditions.
The possibilities depend, among other things, on:
- income;
- existing financial obligations;
- age;
- taxation;
- home value;
- and immigration status.

Local knowledge from Rojales
For this page, I would emphasize that Casas Palmeras is located near Benijófar, rather than incorrectly stating that Benijófar is part of Rojales.
The locations are practically right next to each other.
As a result, we understand the differences between, among other things:
- Benijófar;
- Rojales;
- Ciudad Quesada;
- Formentera del Segura;
- Algorithm
That is much more relevant to the reader.
First, compare Benijófar with its immediate surroundings
If you find Benijófar appealing, you don't have to limit yourself to the municipal boundaries right away.
The housing inventory changes significantly within a few minutes.
For example, here's how you can compare:
- modern villa in Benijófar;
- villa in Ciudad Quesada;
- home in Rojales;
- apartment in Formentera del Segura;
- beachfront home in Algorfa;
- or an apartment closer to the sea in Guardamar.
This will help you better understand what you're actually getting within your budget.
Benijófar is especially suited for those who...
I would especially recommend watching *Benijófar* if you're looking for:
- a compact residential area;
- a mix of Spanish and international;
- villa or low-rise building;
- living in a relatively flat area;
- everyday amenities nearby;
- Ciudad Quesada is just around the corner;
- and a beach within driving distance rather than walking distance.
That’s a much more specific description than simply saying that Benijófar “has something for everyone.”

Benijófar is particularly appealing because of its compact size and central location in the Vega Baja. You’ll live in an independent Spanish municipality with its own town center, the Río Segura, and local amenities, while Rojales, Ciudad Quesada, Formentera del Segura, and Guardamar are all nearby. Benijófar can be an attractive location, especially for buyers looking for a villa or modern home who don’t necessarily need the beach to be within walking distance. Always compare property type, outdoor space, accessibility, legal status, and your total purchase budget—and be sure to look a few kilometers further afield, as options can vary significantly from one town to another in this area.
