Buying a Home in Torrevieja – Living by the Sea on the Southern Costa Blanca
Are you looking to buy a home in Torrevieja? Then you're choosing one of the best-known and most international coastal cities on the southern Costa Blanca.
Torrevieja offers a combination of:
- beaches and bays;
- a vibrant city center;
- large residential neighborhoods and housing developments;
- retail and hospitality;
- medical facilities;
- sport;
- nature;
- and a large international community.
As a result, Torrevieja appeals to a variety of home seekers: from people looking for a vacation apartment to families, retirees, and buyers who want to settle permanently in Spain.
Casas Palmeras assists Dutch and Belgian buyers with purchasing a home in Spain and can help you with both new construction and existing homes in Torrevieja and the surrounding area.
Why live in Torrevieja?
Torrevieja is much more than just a vacation destination.
According to the municipality, as of May 2026, there were already 113,453 residents registered, representing no fewer than 120 different nationalities.
You can see that international character everywhere.
Among other things, you'll find:
- Spanish and international supermarkets;
- restaurants from various countries;
- Dutch-language and international services;
- sports clubs;
- medical facilities;
- schools;
- stores;
- and large residential neighborhoods with residents from all over Europe.
For people who are moving to Spain but don't want to start out entirely in a small Spanish village, that international environment can be appealing.
Torrevieja is larger than many homebuyers realize
People visiting Torrevieja for the first time often think mainly of the city center and Playa del Cura.
But the municipality is much larger.
For example, you might live in or around:
- Downtown;
- Playa del Cura;
- The Crazy Ones;
- La Mata;
- Torreblanca
- Aguas Nuevas;
- Los Balcones;
- Los Altos;
- Punta Prima;
- Acequión;
- The Castaways;
- New Torrevieja;
- La Siesta;
- St. Louis;
- El Chaparral;
- and several other residential developments.
Those areas differ greatly from one another.
That's why a successful search for a home in Torrevieja begins not only with the question what kind of home you want, but above all with where in Torrevieja you want to live.
Living in the center of Torrevieja
The city center might be worth visiting if you enjoy getting around on foot.
Here you'll find, among other things:
- stores;
- hospitality industry;
- boulevard;
- port;
- the beach;
- the bank;
- pharmacies;
- and municipal facilities
relatively close by.
The housing inventory consists largely of apartments.
When making a purchase, we would focus primarily on:
- lift;
- parking space;
- patio;
- orientation;
- sound;
- year of manufacture;
- and the condition of the building.
For permanent residence, a central location can be convenient, but those looking for peace and quiet and plenty of outdoor space are more likely to consider other neighborhoods.
Playa del Cura
Playa del Cura is one of the best-known areas of Torrevieja.
The beach is right next to the city and is surrounded by:
- apartments;
- walk;
- restaurants;
- cafés;
- and stores.
This location can be attractive for a second home because you hardly need a car.
On the other hand, this area is busier in the summer.
Los Locos Beach
North of Playa del Cura lies Playa de Los Locos.
Here, too, you'll find many apartments just a short distance from the sea.
The area is popular with both permanent residents and second-home owners.
The municipality has once again awarded Los Locos a Blue Flag in 2026.
La Mata
La Mata definitely feels different from downtown Torrevieja.
It has:
- its own village-like center;
- a long sandy beach;
- restaurants;
- boulevard;
- and a nature reserve right behind the buildings.
For people who find Torrevieja appealing but would prefer to live in a quieter area right next to a large beach, La Mata might be an option.
Aguas Nuevas
Aguas Nuevas is a popular residential neighborhood north of downtown.
Here you will find, among other things:
- apartments;
- bungalows;
- row houses;
- urban developments;
- communal swimming pools;
- and single-family homes.
The neighborhood feels more residential than the old town.
This may be appealing to families and permanent residents.
White Tower
Torreblanca is located in the direction of La Mata.
Here you'll find a mix of:
- apartments;
- bungalows;
- urban developments;
- new construction;
- and homes with views of the sea or a salt lake.
The exact location is important because some areas are hillier and farther from stores or the beach.
The Balconies
Los Balcones is located south of Torrevieja and has a completely different character.
You can find more information here:
- villas;
- larger plots;
- quiet streets;
- older, established residential developments;
- and a view of the salt lakes.
This might be of interest to anyone who wants plenty of outdoor space and doesn't need to live right in the heart of the city center.
Los Altos in Punta Prima
On the south side of Torrevieja are areas such as Los Altos and Punta Prima.
Here you'll find plenty of:
- new construction;
- modern apartments;
- urban developments;
- communal swimming pools;
- and international residents.
Punta Prima is also located near Orihuela Costa.
For homebuyers who want to compare Torrevieja and Orihuela Costa, this is a logical area to consider.
"El Acequión" on "Los Náufragos"
South of downtown are El Acequión and Los Náufragos.
These are well-established neighborhoods close to the sea.
Playa de Los Náufragos was once again awarded a Blue Flag in 2026.
This might be of interest to buyers who would like to live close to the beach and downtown but not necessarily on Playa del Cura.
San Luis, La Siesta in El Chaparral
There are several older residential developments on the west side of Torrevieja.
You'll often find the following here:
- bungalows;
- detached homes;
- larger patios;
- gardens;
- and quieter residential streets.
You live farther from the ocean and rely on a car more often.
On the other hand, you often have more outdoor space than in the city center.
The Beaches of Torrevieja
Torrevieja has both sandy beaches and smaller rocky coves.
In 2026, six beaches within the municipality will have Blue Flag status:
- Cala Piteras
- The Castaways;
- Playa del Cura;
- The Crazy Ones;
- Cabo Cervera
- The Dead-End Street
That doesn't mean, however, that only these beaches are attractive; a Blue Flag is an annual quality award based on specific criteria.
You can read more about beaches in the region in our guide to Blue Flag beaches on the Costa Blanca.
The Salt Lakes of Torrevieja and La Mata
One of Torrevieja's most famous features is its two large salt lakes.
The Parque Natural de las Lagunas de La Mata y Torrevieja consists of:
- La Mata Lagoon;
- Torrevieja Lagoon;
- and surrounding nature areas.
The Torrevieja lagoon is best known for its pink color.
You can read more about this in our article on the salt lakes of Torrevieja.
Why is the salt lake pink?
The color is caused by microorganisms that live in the very salty water under certain conditions.
The intensity of the color may vary depending on, among other things:
- season;
- light;
- temperature;
- and salt content.
So it's not exactly the same color every day.
Is swimming allowed in the pink salt lake?
Not just like that.
The salt lake is part of a protected and industrial salt-extraction area.
There are plans to create a regulated public swimming area around the former industrial complex La Química, but as of 2026, that project was still in the planning stages.
So don't base your assumptions on social media photos showing people just walking into the lake.
Nature Around La Mata
Around the Laguna de La Mata, you'll find hiking and biking trails, as well as several observation points.
This area is especially interesting for people who enjoy:
- hiking;
- bird watching;
- cycling;
- or spend time in nature on a regular basis.
That's a striking contrast to the much more urban center of Torrevieja.
The Port of Torrevieja
The harbor and the coastal area are an important part of the city center.
Torrevieja is currently working on a major transformation of its port and waterfront.
In 2026, the municipality announced a total planned investment of approximately €94.5 million for the harbor renovation, with the goal of strengthening the harbor’s connection to the city and creating more space for dining, recreation, and lodging.
This is relevant for people looking for a place to live, because the city center will continue to change in the coming years.
The Salt Ages
The historic district Eras de la Sal is also undergoing a major renovation.
Here are some of the items included:
- a new Museo del Mar y de la Sal;
- a new auditorium;
- redevelopment of historic buildings;
- public squares;
- hiking trails;
- and a stronger connection to the sea and the port.
This is an important cultural and urban project for Torrevieja.
Habaneras
Torrevieja has a strong musical tradition centered on the habanera.
That musical style is historically linked to sailors and trade with Cuba.
Every year, the city organizes the international habanera and polyphony competition.
The planned renovation of Eras de la Sal therefore also includes a special auditorium dedicated to this tradition.
Shopping in Torrevieja
Torrevieja has a wide variety of shops.
There you will find:
- stores in the city center;
- supermarkets;
- international stores;
- shopping centers;
- furniture stores;
- home improvement stores;
- and stores in surrounding commercial areas.
For more information, see our guide to shopping on the Costa Blanca.
Markets in Torrevieja
Markets also play a role in everyday life.
In addition to local markets, there are several markets in nearby towns.
Check out our guide to markets on the Costa Blanca.
Health Care in Torrevieja
For permanent residents, health care is often a key consideration.
Torrevieja has both public and private medical facilities, as well as a hospital in the region.
Anyone who lives in Spain permanently must first determine how to arrange access to public or private health care.
For more information, see our guide to health care in Spain and hospitals, clinics, and Dutch doctors on the Costa Blanca.
Torrevieja for Families
Torrevieja may be appealing to families because of:
- schools;
- sports clubs;
- the beach;
- the park;
- stores;
- medical facilities;
- and year-round activities.
When choosing a home, we would focus primarily on:
- route to school;
- traffic;
- leeway;
- distance to sports facilities;
- parking space;
- and day-to-day logistics.
For families emigrating to Spain, choosing the right neighborhood is often more important than having an extra bedroom or a larger pool.
Sports in Torrevieja
Torrevieja has extensive sports facilities.
In 2026, the municipality reported that approximately €20 million had been invested in sports infrastructure over the previous four years, including new and renovated sports halls, soccer fields, and padel and racquet sports facilities.
For families and active residents, this is an important part of daily life.
Parks and Green Spaces
Torrevieja is urban, but it also has plenty of green spaces.
The municipality now manages hundreds of green spaces throughout the city.
In addition, work is underway on the new Parque Urbano Alto de la Casilla, an urban park covering more than 30,000 m² that will feature, among other things, large play areas and views of both salt lakes and the Mediterranean Sea. In 2026, the municipality expected this project to be completed in 2027.
Living in Torrevieja Year-Round
Torrevieja is one of the towns on the southern Costa Blanca where many people actually live year-round.
That means that even in winter, you’ll have access to:
- stores;
- hospitality industry;
- medical facilities;
- schools;
- sport;
- supermarkets;
- and municipal services.
Anyone who moves to Spain permanently may therefore experience Torrevieja quite differently from a small tourist beach town.
Torrevieja for retirees
For people who want to spend their retirement in Spain, Torrevieja may be an attractive option because:
- facilities;
- international community;
- beach;
- health care;
- stores;
- flat areas of the city;
- and many social activities.
When choosing a home, we would pay special attention to:
- lift;
- stairs;
- distance to the supermarket;
- parking space;
- medical care;
- and winter sun.
How flat is Torrevieja?
Large parts of Torrevieja are relatively flat.
That can be helpful for people who:
- walking a lot;
- cycling;
- have difficulty walking;
- or do not want high-rise developments.
There are indeed differences in elevation, especially in some suburbs.
That's why it's a good idea not to just evaluate a location on Google Maps, but to check it out in person.
Buying an Apartment in Torrevieja
Apartments make up a large portion of the housing market.
An apartment can be appealing to:
- vacation use;
- permanent residence;
- or rental.
Please note the following, among other things:
- lift;
- patio;
- orientation;
- parking space;
- salvage;
- distance to the beach;
- community;
- and the condition of the building.
Buying a Penthouse in Torrevieja
Penthouses are popular because of their terraces.
That might sound appealing, but also consider:
- location of the patio;
- zon;
- wind;
- privacy;
- lift;
- waterproofing;
- and maintenance.
Not every large patio is automatically practical.
Buying a Villa in Torrevieja
When looking for villas, you'll likely want to check out suburbs like Los Balcones, La Siesta, San Luis, or surrounding residential areas.
There you'll often find:
- larger plots;
- private swimming pools;
- gardens;
- garages;
- and quiet residential streets.
If you own a second home, you'll need to plan for garden and pool maintenance when you're away for an extended period of time.
New Construction in Torrevieja
Torrevieja has a large market for new construction.
Among other things, you'll find:
- apartments;
- penthouses;
- bungalows;
- townhouses;
- villas;
- and modern residential projects.
Check out our current new construction projects.
What is included in a new construction project?
That varies greatly from project to project.
Always check:
- kitchen appliances;
- air conditioning;
- parking space;
- salvage;
- swimming pool;
- lighting;
- garden;
- furniture;
- and, if applicable, solar panels.
Never rely solely on renderings or model homes.
Existing home in Torrevieja
Torrevieja also has a wide selection of existing homes.
This may be of interest to you if:
- want to live closer to the city center;
- want immediate access to the home;
- want to buy within an established complex;
- or are willing to modernize.
When it comes to older apartments, it's important to also consider the homeowners' association and the building itself.
New construction or existing property?
Both have advantages.
New construction can be appealing for the following reasons:
- modern layout;
- energy performance;
- new installations;
- and requires little direct maintenance.
Existing buildings offer:
- more locations;
- established neighborhoods;
- often faster availability;
- and sometimes more living space for the same budget.
The best choice depends on your priorities.
A second home in Torrevieja
Torrevieja is a popular choice for second homes because it offers many amenities nearby.
An apartment can be practical because it requires little maintenance and is close to:
- beach;
- stores;
- restaurants;
- and airport
can be.
For those who are only there part of the year, this might be more comfortable than a large detached villa.
Investing in Torrevieja
Would you like to invest in Spanish real estate?
Torrevieja has several rental target groups:
- vacationers;
- winter visitors;
- permanent residents;
- international employees;
- and long-term tenants.
But not every property is suitable for every rental model.
Always check:
- location;
- purchase price;
- target audience;
- community;
- maintenance;
- permits;
- taxes;
- vacancy;
- and future marketability.
Vacation Rentals in Torrevieja
Would you like to rent out a property to tourists?
In that case, it is essential to check the following before making a purchase:
- whether tourist rentals are permitted at that location;
- which regional rules apply;
- what municipal requirements apply;
- whether the community has any restrictions;
- and whether the residence is eligible for registration.
Don't rely solely on an ad that says a home is “ideal for Airbnb.”
Long-Term Rentals
Because of its large permanent population, Torrevieja also has demand for longer-term rentals.
For long-term renters, different features may be important than for vacationers.
Consider:
- multiple bedrooms;
- parking space;
- distance to school;
- lift;
- internet;
- air conditioning;
- and year-round amenities.
Torrevieja or Ciudad Quesada?
Ciudad Quesada is located inland and feels much more like a large villa community.
Torrevieja offers:
- city;
- beach;
- stores;
- boulevard;
- apartments;
- and larger urban facilities.
Ciudad Quesada offers:
- villas;
- golf;
- lower building density;
- larger outdoor spaces;
- and a very international living environment.
If you're looking for both the beach and city life, Torrevieja is the place to go.
If you're looking for a villa with a pool on a quiet residential street, Quesada might be a better fit.
Torrevieja or Guardamar?
Guardamar del Segura is smaller.
Guardamar has:
- long sandy beaches;
- dunes;
- pine forests;
- compact downtown;
- and a calmer disposition.
Torrevieja offers:
- more stores;
- the broader international community;
- a wider selection of homes;
- more urban amenities;
- and more year-round activity.
Torrevieja or Orihuela Costa?
Orihuela Costa consists of several coastal developments and residential areas.
There's plenty to find there:
- new construction;
- golf;
- villas;
- modern apartments;
- and international residents.
Torrevieja has more of a real city center.
The choice therefore depends largely on whether you prefer a city or an urban area.
Torrevieja or Alicante?
Alicante is larger and has more metropolitan amenities.
Among other things, Alicante offers:
- airport nearby;
- train;
- the broader cultural sector;
- university setting;
- and a larger business center.
Torrevieja feels more like an international coastal city and vacation destination where, at the same time, many people live year-round.
Accessibility
Torrevieja is located on the southern Costa Blanca and is easily accessible by car.
For many homeowners, the Alicante-Elche Airport is within a convenient driving distance.
For permanent residents, having a car is convenient, but depending on the neighborhood, there’s a lot you can do on foot or by bus within Torrevieja.
Do you need a car?
That depends on where you live.
In the town center, Playa del Cura, or La Mata, you can take care of many everyday errands on foot.
In suburbs such as:
- Los Balcones;
- St. Louis;
- La Siesta;
- and some parts of Aguas Nuevas
A car is much more practical.

- property registry;
- legal assistance;

New construction and existing buildings are subject to different tax rules.
Therefore, always calculate your total purchase budget first.

Torrevieja is particularly appealing because here you don’t have to choose between the beach, the city, and everyday life. With more than 113,000 registered residents, a highly international population, diverse residential neighborhoods, six Blue Flag beaches in 2026, the salt lakes, and major investments in the port, public spaces, and culture, Torrevieja has long been more than just a vacation destination. Precisely because the differences between, for example, La Mata, Playa del Cura, Aguas Nuevas, Los Balcones, and the city center are so great, choosing the right neighborhood is just as important as the home itself.
