Buying a house in Rojales
Buying a Home in Rojales – Spanish Village Life and Ciudad Quesada, All Within One Municipality
Are you interested in buying a house in Rojales? If so, you're looking at a town on the southern Costa Blanca that's much more diverse than it seems at first glance.
Rojales is located in the Vega Baja del Segura, in the southern part of the province of Alicante, and consists of two very different residential areas.
On the one hand, there is the traditional Rojales town center, situated along the Río Segura, with residential streets typical of Spain, local shops, historic irrigation works, and the Cuevas del Rodeo.
On the other hand, large residential areas such as Ciudad Quesada, Doña Pepa, Pueblo Bravo, and Lo Pepín are also part of the municipality of Rojales. The municipality itself emphasizes this very contrast between the traditional, agricultural Rojales and the international residential developments.
As a result, you can choose from a wide variety of housing types and living environments within a single municipality.
Be sure to check out our comprehensive page on Rojales, living in Ciudad Quesada, and our current listings.
Where is Rojales located?
Rojales is located in the Vega Baja del Segura, near the coast of the Southern Costa Blanca.
In the immediate vicinity, you'll find, among other things:
- Benijófar;
- Formentera del Segura;
- Algorithm
- Guardamar del Segura;
- The Montesinos;
- in Torrevieja.
The beaches of Guardamar are a short drive away, even though you'll be staying inland in Rojales itself.
Is Ciudad Quesada part of Rojales?
Ja.
It is important to make this clear.
Ciudad Quesada is not an independent municipality; it is part of the municipality of Rojales.
The municipality of Rojales also lists Doña Pepa, Pueblo Bravo, and Lo Pepín as major residential developments within its territory.
This means that someone who buys a home in Ciudad Quesada is considered, for administrative purposes, to live in Rojales.
Rojales downtown or Ciudad Quesada?
For people looking for a place to live, this is probably the most important comparison.
Downtown Rojales has more to offer:
- traditional Spanish daily life;
- historic buildings;
- Segura River;
- local stores;
- culture;
- squares;
- and relatively compact residential streets.
Ciudad Quesada has more to offer:
- villas;
- international residents;
- golf;
- modern urban developments;
- commercial facilities;
- restaurants;
- and homes with private pools.
The municipality itself describes this clear contrast between the traditional downtown area and the residential development of Ciudad Quesada.
Who is the Rojales town center best suited for?
The center of Rojales might be of interest to you if:
- enjoys living among Spanish residents;
- want amenities within a relatively short distance;
- is not seeking large-scale international urbanization;
- considers local culture important;
- and the coast doesn't necessarily have to be within walking distance.
For permanent residence, it is precisely that everyday Spanish atmosphere that can be appealing.
A truly Spanish town center
Rojales has a compact town center situated along the Río Segura.
Here you'll find, among other things:
- town hall;
- stores;
- hospitality industry;
- local services;
- schools;
- cultural facilities;
- and traditional residential streets.
That makes Rojales very different from a residential area consisting solely of villa developments.
From the Segura River
The Río Segura runs right through Rojales and has played an important role in the town's development.
For centuries, agriculture in the Vega Baja depended on water management and irrigation.
That historic water system is still visible in the city center.
Historical Hydraulic Heritage
Rojales is known for its historic waterworks.
In and around the city center, you'll find, among other things, elements of an old irrigation and water management system.
The municipality explicitly presents the Conjunto Monumental Hidráulico Urbano as part of Rojales’ cultural heritage.
For the website, this provides more substance than simply stating that there is “an old watermill.”
The Watermill of Rojales
The old mill is part of that hydraulic heritage.
However, I wouldn't write that it is “still in use” unless you have a current, specific source for that.
A better option is:
The historic watermill and surrounding irrigation works serve as a reminder of Rojales' agricultural past and the important role the Segura River played in the development of the Vega Baja.
Rodeo Caves
One of the most unique places in Rojales is the Cuevas del Rodeo.
According to the municipality, these dwellings were carved out of the rock starting in the 18th century by people who came to Rojales to work in agriculture. The cave dwellings remained in use as living quarters for generations.
Today, part of the complex has been restored.
Artists in the cave dwellings
The Cuevas del Rodeo are now a cultural and creative hub.
The municipal information describes, among other things:
- artisan workshops;
- exhibition spaces;
- Underground Habitat Ecomuseum;
- at the Artisan Market.
This makes Rojales much more interesting culturally than many purely residential towns on the Costa Blanca.
Surround yourself
Cultural events are regularly held at the Cuevas del Rodeo.
In 2026, there will also be a variety of Rodearte activities, concerts, exhibitions, and workshops.
For permanent residents, this gives the village a vibrant cultural atmosphere.
Caves are not just a tourist attraction
The Cuevas del Rodeo are particularly interesting because they shed light on the development of Rojales itself.
The combination of:
- agriculture;
- simple workers' homes;
- cave architecture;
- and contemporary art
This makes this part of the municipality quite unique.
Rojales Windmill
Rojales also has a restored traditional windmill.
Municipal documents cite this Molino de Viento as a characteristic example of historic architecture in the Levante region.
This is a great addition to the culture section of the page.
Lower Segura Valley
Rojales is located in the heart of the fertile Vega Baja.
The landscape surrounding the town consists of:
- agricultural land;
- irrigation canals;
- citrus;
- vegetable crops;
- and open plains.
The municipality itself refers to the deep-rooted huerta culture of Rojales.
That agricultural past still shapes part of the town center's identity.
Hiking and Biking
The relatively flat area around the city center is ideal for walking and biking.
Direction:
- Benijófar;
- Formentera
- Guardamar;
- and other parts of the Vega Baja
The landscape consists largely of farmland.
This is a stark contrast to the hilly residential streets in some parts of Ciudad Quesada.
Is the entire town of Rojales flat?
Nee.
That's an important distinction.
The historic center and the Vega Baja region surrounding the Segura River are relatively flat.
But parts of:
- Ciudad Quesada;
- La Marquesa Golf;
- Little Pepín
- and other residential areas
are significantly higher and can be quite hilly.
People with limited mobility should therefore not focus solely on “Rojales” as a place name.
La Marquesa Golf
La Marquesa Golf is located within the municipality of Rojales.
The golf course is located in the Ciudad Quesada area and is surrounded by residential developments.
This may be appealing to golfers because it allows you to combine golf with:
- villas;
- apartments;
- hospitality industry;
- and other amenities.
Buying a Home at La Marquesa Golf
A beachfront home can offer:
- view;
- quiet location;
- green;
- and close proximity to a golf course.
Please note:
- elevation differences;
- supermarket;
- distance to the city center;
- parking space;
- and car dependency.
The area around La Marquesa is quite hilly in some places.
Mrs. Pepa
Doña Pepa is another well-known residential area in Ciudad Quesada and, therefore, in Rojales.
Here you'll find plenty of:
- modern villas;
- apartments;
- bungalows;
- new construction;
- and commercial facilities.
The living experience here is more international than in downtown Rojales.
Pueblo Bravo
Pueblo Bravo is located on the way to the salt lakes of La Mata and Torrevieja.
Here, too, you'll find:
- villas;
- bungalows;
- modern new construction;
- and quiet residential streets.
Some sections offer unobstructed views of the surrounding landscape.
The little one
Lo Pepín is located higher up on the outskirts of Ciudad Quesada.
The area is residential and features many single-family homes and villas.
This location might be appealing for its views.
For daily walking, the elevation change may be less practical.
Homes for Sale in Rojales
Because the municipality is so diverse in its composition, the housing supply is also very diverse.
You can search for the following here:
- apartment;
- traditional village house;
- townhouse;
- bungalow;
- detached villa;
- beach house;
- new construction;
- existing buildings;
- and a home with a private pool.
That is one of the municipality's strengths.
Buy a Village House in Rojales
If you're looking specifically in the historic center, you may come across older village houses.
These may be appealing because of:
- central location;
- character;
- patio;
- patio;
- and a Spanish-style living environment.
However, older homes require extra attention when it comes to technical issues.
What should you look for in an older village hall?
Check the following, among other things:
- dak;
- moisture;
- electricity;
- pipes;
- the frame;
- renovations;
- registration;
- and condition of the structure.
A cheap purchase may end up being less of a bargain if it requires a lot of renovation.
Buying an Apartment in Rojales
You'll find a variety of apartments in and around the city center.
An apartment might be of interest to:
- permanent residence;
- retirement;
- second home;
- or for those who want low-maintenance care.
Check the following, among other things:
- lift;
- parking;
- patio;
- community;
- year of manufacture;
- and distance to amenities.
Buying a Villa in Rojales
You'll find the widest selection of villas mainly in the direction of Ciudad Quesada and the surrounding developments.
For example, you can search for:
- traditional Spanish villa;
- renovated villa;
- modern newly built villa;
- single-story villa;
- home with a private pool;
- or a larger villa near a golf course.
Private Pool
Many villas in the municipality have a private pool.
For existing buildings, check the following, among other things:
- registration;
- installation;
- pump;
- maintenance;
- patio;
- and technical condition.
For new construction, you should check whether the pool is included or optional.
New Construction in Rojales
Rojales regularly has new construction, especially in and around the residential areas.
Depending on current availability, these may include, for example:
- villas;
- bungalows;
- apartments;
- en townhouses.
Be sure to check out our current new construction projects.
New Construction in Ciudad Quesada
A large portion of the modern new construction within the municipality is marketed under the place name Ciudad Quesada.
That can be confusing.
Legally speaking, you are still purchasing property in the municipality of Rojales.
For homebuyers, it is therefore helpful to search for properties in both “Rojales” and “Ciudad Quesada.”
What is included in a new construction project?
Always check the specifications.
Don't automatically assume that:
- private pool;
- kitchen appliances;
- air conditioning;
- solar panels;
- furniture;
- lighting;
- garden;
- or tanning facilities.
This varies by project.
Turnkey New Construction
Sometimes homes have already been built or are nearly finished.
That might be appealing because:
- the actual home;
- view;
- light entering the room;
- environment;
- and finishing touches
can evaluate immediately.
Even then, the documentation must be carefully reviewed.
Buying Off-Plan
When purchasing a new-construction property that has yet to be built, you often base your decision on:
- renders;
- floor plan;
- technical description;
- site plan;
- and construction scheduling.
Please also note:
- payment schedule;
- guarantees for advance payments;
- expected completion date;
- and any additional work options.
Existing Buildings in Rojales
Existing homes make up a large portion of the housing supply.
Benefits may include:
- immediate availability;
- established neighborhood;
- mature garden;
- larger parcels;
- and central locations.
This may be offset by maintenance or renovation costs.
Legal Review
For an existing home, factors to consider include:
- ownership;
- children;
- registration;
- built-up area;
- extend;
- swimming pool;
- outbuildings;
- community;
- and the municipal situation.
Especially in older villas, additions may have been made over the years.
Community
Not every home in Rojales has community fees.
This may, however, be the case for apartments, bungalows, and certain residential complexes.
If so, check the following:
- recurring payment;
- swimming pool;
- gardens;
- reserve fund;
- scheduled work;
- and any debts.
Rojales in Ciudad Quesada?
Although both are administratively part of the same municipality, it may be helpful for someone looking for a home to compare them separately.
Choose Rojales Center if you're looking for:
- Spanish village life;
- culture;
- stores nearby;
- living in a flatter home;
- and a traditional setting.
Consider choosing Ciudad Quesada if you're looking for:
- village;
- private pool;
- international facilities;
- golf;
- and large residential areas.
Rojales or Benijófar?
Benijófar is right next to Rojales.
Benijófar is:
- smaller;
- compact;
- relatively flat;
- and has developed significantly around a central village.
Rojales is larger and also includes the vast residential area of Ciudad Quesada.
Rojales of Formentera del Segura?
Formentera del Segura is also nearby.
It is a smaller municipality with a more laid-back residential atmosphere.
Anyone comparing different village homes or apartments would be wise to consider both municipalities.
Rojales or Guardamar?
Guardamar del Segura is located right on the coast.
Guardamar offers:
- beach;
- dunes;
- center;
- many apartments;
- and coastal life.
Rojales offers more:
- villas;
- golf;
- village life;
- larger plots;
- and live a little way inland.
The decision often comes down to:
A beach within walking distance, or a larger home and more outdoor space?
Rojales in Algorfa?
Algorfa also has a traditional village and a large golf development: La Finca Golf.
If you're primarily looking for a golf-oriented destination, you can compare both Algorfa and La Marquesa.
For those who want more international amenities nearby, Ciudad Quesada may be a more practical choice.
Rojales or Los Montesinos?
Los Montesinos is an independent municipality located in the direction of Torrevieja.
The city center is more compact and traditional.
Rojales offers a much wider selection of residential villas than Ciudad Quesada.
Beaches near Rojales
Rojales doesn't have a beach of its own.
However, the coast near Guardamar is just a short drive away.
For many residents, that is actually a welcome compromise:
- not in the heart of coastal tourism;
- though relatively fast near the coast.
If you want a beach that’s literally within walking distance, you’re better off looking in Guardamar itself.
Near Torrevieja
Torrevieja is also within easy reach.
There you'll find, among other things:
- larger retail facilities;
- where;
- port;
- hospital facilities;
- and urban services.
As a result, Torrevieja serves as an important regional center for the residents of Rojales.
Living in Rojales without a car?
That depends a lot on where you live.
In downtown Rojales, you can reach various everyday amenities on foot.
In Ciudad Quesada, this depends on the neighborhood.
A home near the shops in Doña Pepa can be very convenient, while a villa located higher up in La Marquesa may require much more reliance on a car.
Living in Rojales on a permanent basis
Would you like to move to Spain permanently?
In that case, Rojales offers an interesting combination.
You can choose from:
- Spanish Center;
- international urbanization;
- golf;
- village;
- apartment;
- or modern new construction.
When it comes to permanent housing, we primarily consider:
- school;
- health care;
- stores;
- work;
- internet;
- parking;
- and daily travel times.
Rojales for Families
For families, the following may be particularly important:
- route to school;
- bedrooms;
- outdoor space;
- pool safety;
- sport;
- leeway;
- and daily car trips.
A villa with a large pool is appealing, but the location must also be convenient for school and activities.
Education
For families emigrating to Spain, it’s a good idea to consider education early on in the house-hunting process.
The municipal context is important here because Ciudad Quesada is administratively part of Rojales.
Be sure to also read our information about education in Spain.
Health Care
Rojales has local medical facilities and is located near additional healthcare services in the Vega Baja region.
How you can access the public Spanish healthcare system depends on your personal situation and coverage.
Learn more about health care in Spain and hospitals and clinics on the Costa Blanca.
Rojales for Retirees
For people who want to spend their retirement in Spain, Rojales might be an interesting option.
But choosing the right location is especially important.
Please note:
- slopes;
- single-story living;
- stairs;
- supermarket;
- health care;
- pool maintenance;
- and car dependency.
A home in the city center can be practically completely different from a villa high above La Marquesa.
Second home in Rojales
Among second-home owners, villas, bungalows, and apartments in Ciudad Quesada are particularly popular.
Think about maintenance in advance.
A home with:
- private pool;
- garden;
- large lot;
- and several terraces
requires more management when you are away from Spain for an extended period.
Private pool or communal pool?
Both are very common.
A private pool offers more freedom and privacy.
A communal pool can be convenient if you own a second home, since the community association handles the day-to-day maintenance.
Investing in Rojales
Would you like to invest in Spanish real estate?
In that case, I wouldn't automatically say that Rojales offers good investment opportunities.
Analyze each home individually based on:
- purchase price;
- target audience;
- location;
- housing type;
- response from children;
- maintenance;
- funding;
- rental rules;
- and future marketability.
Vacation Rentals
Are you interested in renting out your property for tourism?
Before purchasing, check whether this is possible for that specific home.
That may depend on:
- regulations of the Community of Valencia;
- Municipality of Rojales;
- urban planning context;
- homeowners' association;
- and registration requirements.
A detached villa with a pool cannot, therefore, automatically be used as a vacation home.
Long-Term Rentals
For long-term tenants, other factors come into play.
For example:
- stores;
- schools;
- work;
- parking space;
- internet;
- bedrooms;
- outdoor space;
- and year-round amenities.
An apartment in downtown Rojales therefore has a different rental profile than a villa near La Marquesa.
Is Rojales affordable?
The original text describes Rojales as affordable.
I'd delete that.
Price levels vary greatly within the municipality.
A traditional apartment in the city center cannot be fairly compared to a modern villa in Ciudad Quesada.
The price depends, among other things, on:
- neighborhood;
- lot;
- living space;
- state;
- swimming pool;
- view;
- and new construction or existing buildings.
How much does a home cost in Rojales?
On an evergreen page, I wouldn't mention the average home price.
The differences between:
- apartment;
- village hall;
- bungalow;
- beach house;
- existing villa;
- and a modern newly built villa
are simply too big.
So be sure to check out our current listings for current asking prices.
Purchase Costs
When buying a home in Spain, you need to take additional costs into account in addition to the purchase price.
Examples include:
- taxes;
- notary;
- property registry;
- legal assistance;
- and any financing costs.
New construction and existing buildings are treated differently for tax purposes.
Determine the total budget
So don't just look at the selling price.
Be sure to bring:
- purchase costs;
- renovation;
- garden;
- swimming pool;
- furniture;
- air conditioning;
- insurance;
- community;
- and maintenance.
Mortgages in Spain
Would you like to finance part of the purchase?
Dutch and Belgian buyers can apply for a Spanish mortgage under certain conditions.
The possibilities depend, among other things, on:
- income;
- financial obligations;
- age;
- taxation;
- home value;
- and immigration status.

NIE number
To buy a home in Spain, you need an NIE number.
For more information, see NIE and residence permit.
Legal guidance
When buying a home, some of the factors to consider include:
- ownership;
- children;
- sales contract;
- registration;
- permits;
- swimming pool;
- extend;
- community;
- and other relevant documentation.
A real estate agent and a legal advisor play different roles in this process.

Casas Palmeras in Rojales
On this page, in particular, I would emphasize the local presence more strongly.
We don't base our advice here solely on real estate listings.
Since our office is located in Rojales, we are familiar with the practical differences between, for example:
- center;
- The Marchioness
- Mrs. Pepa
- Pueblo Bravo;
- Little Pepín
- Benijófar;
- and Guardamar.
Ultimately, those kinds of local differences are much more important to someone looking for a home than the general description “located on the Costa Blanca.”
First, compare the center of Rojales and Ciudad Quesada
If you're not yet familiar with the area, it's a good idea to explore both sides of the municipality.
For example, take a look at this first:
- a home in downtown Rojales;
- a bungalow or apartment in Doña Pepa;
- a villa near Ciudad Quesada;
- a home at La Marquesa Golf.
After that, you'll often have a much better idea of what kind of living environment suits you.
A completely different way of living, just a few kilometers away
That might just be the most remarkable thing about Rojales.
Within the same municipality, you can choose from:
Spanish village house on the Segura River
of
Modern villa with a pool in an international residential community.
They're only a few kilometers apart.
Compare nearby locations as well
If you're interested in Rojales, you might also want to check out:
- Benijófar
- Formentera del Segura;
- Algorithm
- Los Montesinos;
- in Guardamar del Segura.
Within a small radius, housing types, amenities, and the living environment vary considerably.
Who is Rojales best suited for?
Rojales is especially appealing if you're looking for variety.
You can search for the following here:
- authentic Spanish village life;
- international living environment;
- villa with a pool;
- beach house;
- apartment;
- bungalow;
- new construction;
- or existing buildings.
Those who want to live exclusively right on the beach may find Guardamar a more practical option.
Those looking for a villa with more space may actually find Ciudad Quesada more appealing.

Rojales stands out primarily because of the striking contrast within a single municipality. In the historic center, you’ll find the Río Segura, the hydraulic heritage sites, the Cuevas del Rodeo, and a taste of traditional Spanish daily life. A few kilometers away lie Ciudad Quesada, Doña Pepa, Pueblo Bravo, Lo Pepín, and La Marquesa Golf, featuring villas, international amenities, and modern residential areas. That is precisely why, when looking for a home in Rojales, you shouldn’t just focus on the town name. The exact neighborhood, elevation differences, amenities, maintenance, legal status, and your total purchase budget ultimately determine which part of Rojales is the best fit for you.
