Buying a house in Algorfa
Buying a Home in Algorfa – Living Between a Spanish Village and La Finca Golf
Are you looking to buy a house in Algorfa? If so, you're looking at a small municipality in the Vega Baja del Segura, in the southern part of the province of Alicante.
Algorfa combines two quite different residential areas:
- the traditional village of Algorfa;
- and the residential area around La Finca Golf.
This allows you to choose, within the same municipality, between a more traditional Spanish village lifestyle or a modern golf community with villas, apartments, and new developments.
Algorfa is also relatively centrally located between places such as:
- Rojales;
- Ciudad Quesada;
- Benijófar;
- Los Montesinos;
- Guardamar del Segura;
- and Orihuela.
Be sure to check out our detailed page on Algorfa, our current listings, and our new construction projects.
Where is Algorfa located?
Algorfa is located in the heart of the Vega Baja del Segura, an agricultural region in the southern part of the province of Alicante.
The municipality itself highlights its location between the coast, cities, and amenities as a key feature. Algorfa is located inland, but the beaches of the Southern Costa Blanca are accessible by car.
So you don't live right by the sea here.
For many people looking for a place to live, that is actually a conscious choice:
- a more peaceful lifestyle;
- fewer people on the beach;
- golf nearby;
- but the beach is still within reach.
Algorfa is an independent municipality
Algorfa is not a residential development or a neighborhood of another town.
It is an independent municipality with its own Ayuntamiento on Plaza de España.
Within that municipality, there are several residential areas, each with its own distinct character.
The best-known contrast is:
Algorfa village versus La Finca Golf.
Algorfa Village
The historic center of Algorfa is compact and has a distinct Spanish village character.
Here you'll find, among other things:
- local stores;
- hospitality industry;
- municipal facilities;
- squares;
- residential streets;
- and everyday necessities.
For those who want to live in Spain permanently and prefer to live in a village, this may be more appealing than a golf resort.
Living in Downtown Algorfa
A home in the village can be practical if you:
- want to do your grocery shopping nearby;
- enjoys living among Spanish residents;
- is not looking for a large urban area;
- and considers rest important.
The housing options here tend to consist of:
- apartments;
- village homes;
- townhouses;
- and smaller housing projects.
History of Algorfa
According to the Ayuntamiento, the town’s origins date back to a charter granted by King Alfonso IV in 1328 to landowners who were authorized to establish a settlement comprising at least fifteen homes and families.
This gives Algorfa a longer historical background than just its modern development as a golf destination.
Montemar Castle
The municipality also cites the Castillo de Montemar as a historic landmark.
According to municipal records, the castle dates back to the 18th century.
That’s a more specific cultural element to mention on this page than just general terms like “authentic Spanish charm.”
Vega Baja and Agriculture
Algorfa is situated in the heart of a landscape that is heavily influenced by agriculture.
In the surrounding area, you'll see, among other things:
- citrus;
- orchards;
- irrigation canals;
- agricultural land;
- and open plains.
That rural character makes the area completely different from, say, Torrevieja or Orihuela Costa.
Hiking and Biking
The relatively flat Vega Baja is ideal for hiking and biking.
From Algorfa, you can drive to the surrounding villages and farmland without encountering the mountainous terrain typical of, for example, the Northern Costa Blanca.
For recreational cyclists, that could be an advantage.
La Finca Golf
For many foreign buyers, La Finca Golf is the best-known part of Algorfa.
The golf course opened in 2002, has 18 holes, is a par 72, and was designed by Pepe Gancedo.
The course has also hosted various amateur and professional golf tournaments.
La Finca Resort
The larger La Finca Resort is located around the golf course.
The resort includes, among other things:
- two 18-hole golf courses within the resort;
- a five-star hotel;
- spa;
- tennis;
- fell;
- fitness;
- and restaurants.
This gives the area a different character than the traditional village of Algorfa.
Is La Finca Golf part of Algorfa?
Ja.
La Finca Golf and the resort are located within the municipality of Algorfa.
The City Council explicitly lists La Finca Golf Spa Resort as an accommodation option in Algorfa.
That means that municipal matters ultimately fall under Algorfa's jurisdiction.
Algorfa Village or La Finca Golf?
This is probably the most important decision for people looking for a home.
Algorfa Village
This might be a better fit for you if you're looking for:
- Spanish village life;
- local amenities;
- compact living;
- daily groceries nearby;
- and less of a "resort" feel.
La Finca Golf
This might be a better fit for you if you're looking for:
- golf;
- modern living environment;
- village;
- apartment;
- communal swimming pool;
- new construction;
- and an international residential character.
Neither one is automatically better.
They simply offer a completely different living experience.
Homes for Sale in Algorfa
The real estate market in Algorfa consists of various types of homes.
Among other things, you'll find:
- apartments;
- townhouses;
- row houses;
- detached villas;
- beachfront homes;
- new construction;
- and existing buildings.
The selection in the village is clearly different from the selection around La Finca.
Buying an Apartment in Algorfa
You'll find apartments both in and around the village, as well as in residential developments.
An apartment might be of interest to:
- permanent residence;
- second home;
- retirement;
- or people who don't want to do much housework.
Check the following, among other things:
- lift;
- patio;
- parking space;
- community;
- swimming pool;
- and distance to amenities.
Buying a Townhouse in Algorfa
Townhouses often offer a middle ground between an apartment and a house.
For example, you will receive:
- multiple bedrooms;
- private outdoor space;
- multiple floors;
- parking lot;
- and sometimes a shared swimming pool.
This can be practical for families.
Buying a Villa in Algorfa
Villas are found primarily in residential neighborhoods and around La Finca Golf.
A villa may feature:
- own lot;
- private pool;
- patio;
- multiple bedrooms;
- parking space;
- and, if possible, a view of the golf course or open countryside.
However, the housing supply can vary significantly from one period to another.
Buy a golf course home at La Finca
A home near a golf course doesn't automatically mean you live right next to the fairway.
Always check:
- exact location;
- actual view of the golf course;
- distance to the clubhouse;
- orientation;
- future development;
- community;
- and distance to everyday amenities.
The name “La Finca Golf” alone doesn’t say enough.
Ocean view or privacy?
Homes located right on the golf course can offer attractive views.
But also keep in mind:
- golf balls;
- view of your garden from the path;
- pedestrians and strollers;
- and maintenance of the surrounding grounds.
A home one or two streets away can sometimes offer more privacy.
Private pool or communal pool?
Both can be found in Algorfa.
A private pool offers:
- privacy;
- freedom;
- ready to use.
But it also asks:
- maintenance;
- electricity;
- water treatment;
- cleaning;
- and repairs.
A communal pool may be more practical for second-home owners, but it comes with community fees.
New Construction in Algorfa
Algorfa regularly has new construction, especially in and around the residential areas.
Depending on current availability, you'll find, for example:
- apartments;
- townhouses;
- bungalows;
- villas;
- and golf-related projects.
Be sure to check out our current new construction projects as well.
New Construction at La Finca Golf
La Finca Golf is one of the areas where modern residential developments are regularly built.
This may appeal to buyers who are looking for:
- modern architecture;
- recent installations;
- swimming pool;
- patio;
- parking space;
- and a golf course nearby.
But always check exactly what you're buying.
What is included in new construction?
Don't automatically rely on renderings or sales photos.
Always check the specifications.
It specifies, for example, whether the following are included:
- kitchen appliances;
- air conditioning;
- solar panels;
- swimming pool;
- garden;
- parking space;
- lighting;
- pergola;
- and tanning facilities.
This varies by project.
Swimming Pool in a New Construction Project
A private pool shown in a photo may:
- are included;
- are optional;
- or are exclusive to certain types of homes.
Therefore, be sure to check the price, including any desired extras.
Buying Off-Plan
When purchasing a unit in a project that is still under construction, you often base your decision on:
- renders;
- floor plans;
- site plan;
- technical description;
- and construction scheduling.
Also, check the following:
- payment schedule;
- protection of advance payments;
- contract terms;
- and expected completion date.
A scheduled completion date is not an absolute guarantee.
Turnkey New Construction
Some homes have already been built or are nearly finished.
The advantage of this is that you:
- the actual view;
- light entering the room;
- privacy;
- finish;
- and the immediate neighborhood
can assess better.
Even then, legal and technical oversight remains necessary.
Final Inspection
For new construction, it's a good idea to conduct a thorough final inspection.
For example, check:
- the frame;
- doors;
- tile work;
- plumbing;
- kitchen;
- electricity;
- air conditioning;
- swimming pool;
- and outdoor space.
Any defects can then be documented as issues to be resolved upon completion.
Existing Buildings in Algorfa
Existing homes can also be an attractive option.
Benefits may include:
- immediate availability;
- established environment;
- existing garden;
- specific location;
- and sometimes larger plots.
This may be offset by maintenance and modernization.
Older villas
When buying an existing villa, you need to look beyond the kitchen and bathroom.
For example, check:
- dak;
- swimming pool;
- the frame;
- electricity;
- air conditioning;
- patio;
- garden;
- and facade.
Be sure to include any renovations in the overall budget.
Legal Review
For an existing home, factors to consider include:
- ownership;
- children;
- registration;
- built-up area;
- swimming pool;
- extend;
- outbuildings;
- community;
- and the municipal situation.
Especially for single-family homes, it is a good idea to check whether any additions have been properly registered.
Community
For apartments, townhouses, and homes in certain residential complexes, you may be required to pay community fees.
Check the following, among other things:
- recurring payment;
- swimming pool;
- gardens;
- security;
- reserve fund;
- scheduled work;
- and any debts.
As a result, a home with many shared amenities may have higher fixed costs.
Algorfa or Ciudad Quesada?
Ciudad Quesada is relatively close by.
Ciudad Quesada has more to offer:
- international hospitality industry;
- many villas;
- large commercial areas;
- La Marquesa Golf;
- and a much larger residential area.
Algorfa is:
- smaller;
- calmer;
- more concentrated around the village and La Finca;
- and more rural in character.
Algorfa or Rojales?
Rojales is larger and features both a traditional town center and Ciudad Quesada.
Algorfa is more compact.
If you want plenty of international amenities nearby, you might find Rojales/Ciudad Quesada more convenient.
If you're looking for a smaller town near a golf course, Algorfa might be a better option.
Algorfa or Benijófar?
Benijófar is also nearby.
Benijófar is:
- compact;
- relatively flat;
- closely connected to Ciudad Quesada;
- and features several modern villa developments.
With La Finca, Algorfa has a much stronger golfing profile.
Algorfa or Los Montesinos?
Los Montesinos is a traditional village on the way to Torrevieja and the salt flats.
Both places are relatively small.
Algorfa stands out mainly because of La Finca Golf.
Los Montesinos is more logically located toward Torrevieja and the salt lakes.
Algorfa or Vistabella Golf?
Vistabella Golf is another well-known golf course in the Vega Baja.
Anyone specifically looking for a home near a golf course would be wise to compare both areas based on:
- housing type;
- price;
- facilities;
- community;
- distance from the coast;
- view;
- and daily accessibility.
It is not the name of the golf course, but the combination of the home and its surroundings that should be the deciding factor.
Algorfa or Orihuela Costa?
Orihuela Costa is located right on the beach.
There you will find:
- the beach;
- La Zenia;
- Cabo Roig;
- Flamenco Beach
- many apartments;
- and several golf courses.
Algorfa is quieter and is located inland.
The choice often comes down to:
The coast and nearby amenities, or a quieter life near the golf course?
Algorfa or Guardamar?
Guardamar del Segura is located on the coast.
Guardamar offers:
- beach;
- dunes;
- center;
- many apartments;
- and coastal life.
Algorfa offers:
- golf;
- villas;
- village life;
- peace;
- and live further inland.
How far away is the beach?
Algorfa itself has no coastline.
The municipality lists Guardamar and other sandy beaches as easily accessible by car.
I wouldn't put a fixed "15 minutes" or "10 minutes" on an evergreen page, because the actual travel time depends on:
- specific home;
- beach;
- traffic;
- on the way.
A car is practical in Algorfa
For many residents, a car is very convenient.
Especially for:
- beach;
- larger supermarkets;
- hospitals;
- schools;
- Torrevieja
- Orihuela;
- and surrounding towns.
Within the village, you can reach various everyday amenities on foot.
Algorfa or completely car-free living?
Those who want to live entirely without a car may find a larger coastal city or a more compact urban environment more practical.
A villa at La Finca is especially suitable for people who don't mind driving.
Alicante-Elche Airport
Alicante-Elche Miguel Hernández Airport is the most important airport for many Dutch and Belgian homeowners.
The municipality of Algorfa describes the airport as easily accessible, but I wouldn't guarantee a specific travel time.
Traffic, the starting point, and the route all make a difference.
Permanent residence in Algorfa
Would you like to move to Spain permanently?
Then Algorfa might be of interest to you if:
- want to live in a quiet neighborhood;
- prefers a smaller town;
- want to play golf nearby;
- and doesn't mind driving a car.
For permanent residence, we would primarily consider:
- groceries;
- school;
- health care;
- work;
- internet;
- parking;
- and daily travel times.
Algorfa for Families
The following may be important for families:
- route to school;
- bedrooms;
- outdoor space;
- pool safety;
- sport;
- parking space;
- and daily car trips.
A modern villa can offer plenty of space, but its location must also be convenient for schools and activities.
Education
Anyone emigrating to Spain with children would be wise to consider education early on in the home-search process.
Depending on a child's age or school choice, daily transportation to a nearby town may be necessary.
Be sure to also read our general information about education in Spain.
Health Care
Algorfa has local services, but for more comprehensive care, you can rely on the broader healthcare network of the Vega Baja region.
How you can access the Spanish public health care system depends on your personal situation and coverage.
Learn more about healthcare in Spain and our information on hospitals and clinics on the Costa Blanca.
Algorfa for Retirees
For people who want to spend their retirement in Spain, Algorfa may be an attractive option because:
- peace;
- relatively flat landscape;
- golf;
- villas;
- and the coast is within driving distance.
Please pay special attention to:
- single-story living;
- stairs;
- distance to healthcare;
- supermarket;
- pool maintenance;
- and car dependency.
Second home in Algorfa
Algorfa may be an attractive option for a second home if you:
- enjoys playing golf;
- is looking for a villa or bungalow;
- considers a swimming pool important;
- and the beach doesn't have to be within walking distance.
A home with a shared pool may be more convenient during a long-term absence than a villa with a private pool and garden.
Investing in Algorfa
Would you like to invest in Spanish real estate?
In that case, I wouldn't automatically say that Algorfa or La Finca is an interesting investment.
Analyze each home individually based on:
- purchase price;
- location;
- target audience;
- housing type;
- community;
- maintenance;
- funding;
- rental rules;
- and future marketability.
Golf Real Estate as an Investment
The presence of a golf course may be appealing to a specific target audience.
But that doesn't automatically mean:
- guaranteed return;
- high occupancy rate;
- or appreciation in value.
The property, total costs, and legal rental options remain the determining factors.
Vacation Rentals
Are you interested in renting out your property for short-term tourism stays?
Before purchasing, check whether this is possible for that specific home.
That may depend on:
- regulations of the Valencian Community;
- Municipality of Algorfa;
- urban planning context;
- community;
- and registration requirements.
A home at a golf resort is therefore not automatically a vacation rental.
Long-Term Rentals
For long-term tenants, other factors are important.
Consider:
- work;
- schools;
- stores;
- parking space;
- internet;
- bedrooms;
- and accessibility.
As a result, an apartment in the village of Algorfa has a different rental profile than a villa in La Finca.
Is Algorfa affordable?
The original text describes Algorfa as affordable.
I'd delete that.
The price difference between:
- apartment in the village;
- townhouse;
- existing villa;
- beach house;
- and a new villa
can be large.
Therefore, compare current housing options based on their features rather than labeling the entire municipality as “affordable.”
How much does a home cost in Algorfa?
I wouldn't include an average home price on an evergreen page.
Current price levels are changing, and housing types vary too widely.
So be sure to check out our current listings for the latest asking prices.
Purchase Costs
When buying a house in Spain, you need to take additional costs into account in addition to the purchase price.
Examples include:
- taxes;
- notary;
- property registry;
- legal assistance;
- and any financing costs.
New construction and existing buildings are treated differently for tax purposes.
Determine the total budget
Be sure to bring:
- community;
- swimming pool;
- garden;
- furniture;
- air conditioning;
- renovation;
- insurance;
- and maintenance.
A home that’s listed at a lower price may end up costing more in the long run due to fixed expenses or renovation costs.
Mortgages in Spain
Would you like to finance part of the purchase?
Dutch and Belgian buyers can apply for a Spanish mortgage under certain conditions.
The possibilities depend, among other things, on:
- income;
- financial obligations;
- age;
- taxation;
- home value;
- and immigration status.
Learn more about a mortgage in Spain.
NIE number
To buy a home in Spain, you need a NIE number.

Legal Guidance
When purchasing a home, the following items, among others, can be checked:
- ownership;
- children;
- sales contract;
- registration;
- built-up area;
- swimming pool;
- expansions;
- permits;
- community;
- and other relevant documentation.
A real estate agent and a legal advisor each have their own role to play in this process.

First, decide which Algorfa you're looking for
This is really the crux of the house hunt.
Would you like to:
- Live in a Spanish village?
- A wave right outside the door?
- A villa with a private pool?
- Apartment with a shared pool?
- Plenty of rest?
- Amenities within walking distance?
- Permanent residence?
- Or just vacations?
It will become clear from that which part of Algorfa you should visit.
Algorfa can be broadly divided into two residential profiles
Algorfa Village
For those looking for:
- Spanish Daily Life;
- a more compact environment;
- local amenities;
- and less of a "resort" feel.
La Finca Golf
For those looking for:
- golf;
- modern homes;
- villas;
- swimming pools;
- international living environment;
- and peace.
The difference is significant enough that we would show both areas during an initial orientation.
Compare nearby locations as well
If you find Algorfa interesting, you might also want to check out:
- Rojales;
- Ciudad Quesada;
- Benijófar
- Los Montesinos;
- San Miguel de Salinas;
- in Guardamar del Segura.
Within a relatively small radius, the residential environment changes dramatically.
Who is Algorfa best suited for?
Algorfa may be of particular interest if you're looking for:
- a small municipality;
- peaceful living;
- golf nearby;
- apartment, townhouse, or villa;
- coast within driving distance;
- A choice between a Spanish village and a modern golf resort.
If you're looking for a beach within walking distance or a wide range of urban amenities, you should also consider other places.

Algorfa stands out primarily because, within a single small municipality, you can choose between traditional Spanish village life and the modern living environment of La Finca Golf. La Finca Golf is an 18-hole, par-72 course that opened in 2002, while the larger resort also includes, among other things, a five-star hotel, a spa, sports facilities, and restaurants. For homebuyers, however, it’s the day-to-day differences that matter most: do you want nearby amenities and village life, or golf, villas, and a residential setting? That choice determines much more than just the asking price of the home.
