Buy a house in Elche

Buying a Home in Elche – City, Palm Trees, Countryside, and the Coast on the Costa Blanca

Are you looking to buy a house in Elche? If so, you're considering one of the largest and most diverse municipalities in the province of Alicante.

Elche, also officially known as Elx, is much more than just the well-known city with its palm trees. The municipality includes a large urban center, dozens of surrounding pedanías, agricultural land, industrial parks, and its own stretch of coastline on the Mediterranean Sea.

As a result, you can have completely different living situations within the same municipality.

For example, you can search for:

  • an apartment in the city of Elche;
  • a single-family home in a modern urban neighborhood;
  • a villa in the countryside;
  • a home near Torrellano;
  • an apartment by the sea in Arenales del Sol;
  • a home near La Marina;
  • new construction;
  • a permanent residence;
  • or a second home.

Be sure to check out our current listings and our available new construction projects.

Where is Elche located?

Elche is located in the southern part of the province of Alicante and is part of the Valencian Community.

With an area of over 326 km², the municipality is particularly large and consists of the city itself and approximately thirty pedanías. According to the municipality, Elche had a population of over 243,000 in 2024 and is the second-largest city in the province of Alicante.

That means that “a home in Elche” can mean many different things.

You can live:

  • in the heart of a big city;
  • in a quiet residential neighborhood;
  • in rural areas;
  • near the airport;
  • or even right on the beach.

The City of Elche vs. the Municipality of Elche

This distinction is important.

The city of Elche is the urban center with shops, hospitals, schools, a university, restaurants and bars, and the historic center.

The municipality of Elche also includes many surrounding areas, such as:

  • Torrellano
  • El Altet;
  • Arenales del Sol;
  • The Navy;
  • Goats
  • To mock; to ridicule
  • Fed;
  • and other districts.

So, anyone looking for a home should first determine exactly which part of Elche they have in mind.

Why live in Elche?

Elche may be of interest to homebuyers who aren't looking exclusively for a touristy coastal town.

The city offers a combination of:

  • permanent Spanish population;
  • employment;
  • industry;
  • stores;
  • schools;
  • university;
  • hospitals;
  • public transportation;
  • culture;
  • and a relatively short distance from the coast and the airport.

That makes Elche particularly attractive for permanent residence.

A true Spanish city

Elche is not a residential development consisting mainly of foreign second homes.

Daily life goes on here all year round.

You can see this reflected in:

  • schools;
  • companies;
  • shopping streets;
  • markets;
  • local restaurants and bars;
  • associations;
  • university;
  • and municipal services.

This may be appealing to people who really want to integrate into everyday life in Spain.

The Palmeral of Elche

Elche's most famous cultural landscape is the Palmeral de Elche.

The Palmeral has been on the UNESCO World Heritage List since 2000. UNESCO describes it as a historic landscape of date palm groves and irrigation systems that is closely linked to the Islamic development of Elche, and whose origins in date palm cultivation date back as far as the Iberian period.

The UNESCO-protected area consists of dozens of historic palm gardens surrounding the old city.

Is the entire city of Elche on the UNESCO World Heritage List?

Nee.

I would definitely correct that in the original text.

It is specifically the Palmeral de Elche that is listed as a cultural landscape on the World Heritage List.

In addition, Elche has a second special UNESCO designation.

Mystery of Elche

The Misteri d’Elx, also known as the Misterio de Elche, is included on UNESCO’s list of intangible cultural heritage.

It is a religious musical theater piece about the death, Assumption, and coronation of Mary, and has been performed since the fifteenth century at the Basílica de Santa María and in the old town. It was originally recognized by UNESCO in 2001 and inscribed on the Representative List of the Intangible Cultural Heritage of Humanity in 2008.

So that's different from World Heritage in the physical sense.

Historic Center of Elche

The historic center is centered around, among other things:

  • Basilica of Saint Mary;
  • Altamira Palace;
  • Eggs
  • Plaza de Toros
  • and parts of the Palmeral.

For those looking for a place to live, this area mainly offers urban apartments and older buildings.

Living in the Historic Center

An apartment in the city center can be appealing if you:

  • stores;
  • hospitality industry;
  • culture;
  • public transportation;
  • and daily necessities

within walking distance.

With older buildings, it is important to pay attention to:

  • lift;
  • parking;
  • condition of the building;
  • renovation;
  • community;
  • sound;
  • and technical systems.

Basilica of St. Mary

The Basílica de Santa María plays a central role in Elche's cultural identity.

The Misteri d’Elx is performed here.

The area surrounding the basilica is part of the historic heart of the city and is located near several museums and parts of the Palmeral.

Altamira Palace

The Palacio de Altamira is another important historic building.

The complex is part of the cultural heart of Elche and houses sections of the archaeological museum.

MAHE

The Museo Arqueológico y de Historia de Elche, commonly referred to as MAHE, covers the history of Elche from ancient archaeological periods to the city's more recent history.

For those who live in Elche year-round, this cultural offering is part of everyday city life, not just a tourist attraction.

Modern neighborhoods in Elche

Not everyone wants to live right in the heart of the historic center.

Elche also has many more modern residential neighborhoods featuring:

  • apartments;
  • parking garages;
  • wider streets;
  • the park;
  • stores;
  • schools;
  • and sports facilities.

For families, that might be more practical than the old town.

Buying an Apartment in Elche

Apartments make up a large portion of the urban housing market.

An apartment might be of interest to:

  • permanent residence;
  • starters;
  • retirees;
  • families;
  • or investment.

Please note the following, among other things:

  • lift;
  • patio;
  • parking space;
  • community;
  • year of manufacture;
  • energy performance;
  • and distance to amenities.

Parking in Elche

Parking can be more difficult in the historic center and older neighborhoods.

In newer apartments, a garage space can therefore be very practical.

Always check to see if the parking lot:

  • is legally part of the property;
  • is registered separately;
  • or sold separately.

Buying a Villa in Elche

Anyone looking for a single-family home will find many more options within the greater municipality of Elche than just in the city center.

In various pedanías and outlying areas, you'll find:

  • villas;
  • chalets
  • country homes;
  • and homes on larger lots.

The living experience there is completely different from that in the city.

Country Living Around Elche

The outskirts of Elche consist of farmland, small residential areas, and scattered buildings.

This may be of interest to you if:

  • privacy;
  • space;
  • own lot;
  • garden;
  • or rest

considers important.

But rural real estate requires extra legal attention.

What should you look for in a rural home?

Check the following, among other things:

  • soil classification;
  • property registry;
  • land registry;
  • built-up area;
  • swimming pool;
  • outbuildings;
  • water;
  • electricity;
  • wastewater;
  • and access road.

Not every physically existing addition is necessarily registered correctly.

Maitino and other villa communities

An example of a more residential outlying area is Maitino.

The municipality describes this pedanía as an area without a true village center, with scattered homes and various housing developments and vacation homes. The route from Maitino also serves as a connection to the airport and the coast.

For those looking for a villa but who want to stay close to the city of Elche, areas like these may be of interest.

Torrellano

Torrellano is located between the city of Elche and the airport.

The area has its own residential center and is located near:

  • airport;
  • industrial park;
  • infrastructure;
  • and connections to Alicante and Elche.

This can be convenient for people who work in the area.

Alicante-Elche Airport is located in the municipality of Elche

This is a particular strength of the page.

The Alicante-Elche Miguel Hernández International Airport is actually located within the municipality of Elche, near the hamlet of El Altet.

For second-home owners and people who travel regularly to the Netherlands or Belgium, this can be a major practical advantage.

El Altet

El Altet is a hamlet of Elche located on the eastern side of the municipality.

The town is located near:

  • airport;
  • beach;
  • Alicante;
  • in Arenales del Sol.

The municipality describes El Altet as strategically located between Elche, Alicante, the coast, and the airport.

Elche has its own beaches

This is an important point that is often described incorrectly or too vaguely on many real estate websites about Elche.

The beaches aren't just “around here.”

The municipality of Elche has its own stretch of coastline.

In 2026, this will cover nearly 10 kilometers of coastline.

The beaches include:

  • El Altet;
  • Arenales del Sol;
  • The Carabasí
  • El Pinet;
  • The Navy;
  • in El Rebollo.

Five Blue Flags in 2026

In 2026, five beaches in Elche were once again awarded Blue Flag status:

  • Arenales del Sol;
  • The Carabasí
  • El Altet;
  • The Navy;
  • in Les Pesqueres-El Rebollo.

Since Blue Flags are awarded annually, I would always include the year when providing this type of information.

Arenales del Sol

Arenales del Sol is one of the best-known coastal areas in the municipality of Elche.

The hamlet is located right on the coast and has developed primarily as a residential and vacation destination.

The municipality describes the beach as nearly three kilometers long, with fine sand and a unique dune landscape.

Buying an Apartment in Arenales del Sol

Arenales is a very different real estate market from the city of Elche.

Here you'll find mainly:

  • apartments;
  • penthouses;
  • modern residences;
  • the terrace;
  • communal swimming pools;
  • and homes designed for beach use.

This may be of interest to buyers of second homes.

Permanent residence in Arenales

Arenales also has permanent residents, but the seasonal influence is greater than in the city of Elche.

In the case of permanent residency, we would therefore pay special attention to:

  • stores outside the peak season;
  • public transportation;
  • school;
  • medical facilities;
  • and daily travel times.

Arenales or Elche city?

Those are practically two different lifestyles.

The city of Elche has more to offer:

  • stores;
  • work;
  • schools;
  • university;
  • hospitals;
  • public transportation;
  • and urban life.

Arenales del Sol has more to offer:

  • beach;
  • ocean view;
  • apartments;
  • that vacation feeling;
  • and coastal life.

The Carrot

El Carabassí is also located on the coast of Elche.

The beach is located in a more natural setting, with dunes and nature reserves in the surrounding area.

People looking for a home should carefully check the administrative location of a property, because Gran Alacant is also nearby but belongs to the municipality of Santa Pola.

Arenales del Sol in Gran Alacant?

These two areas are close to each other, but belong to different municipalities.

Arenales del Sol is part of Elche.

Gran Alacant is part of Santa Pola.

That distinction may be relevant to:

  • taxes;
  • municipal procedures;
  • permits;
  • and local services.

The Navy

La Marina is also a pedanía of Elche.

Be sure to pay close attention to the difference between:

  • the village of La Marina;
  • the coast;
  • and various residential developments in the wider area that share the same name.

A real estate listing that includes “La Marina” should therefore always be verified on a map.

Moose of Alicante?

Alicante is the provincial capital and has a more direct urban coastal location.

Alicante offers, among other things:

  • port;
  • urban beaches;
  • major train station;
  • extensive tourist center;
  • and provincial facilities.

Elche offers:

  • larger rural municipal area;
  • Palm Grove;
  • strong industry;
  • its own coastal districts;
  • university;
  • and much more variation between urban and rural areas.

Moose of Santa Pola?

Santa Pola is located right on the coast and has the distinct character of a coastal town.

Santa Pola has more to offer:

  • port;
  • boulevard;
  • beach life;
  • and coastal facilities.

Elche is much larger and more urban, but it also has its own beaches in the surrounding neighborhoods.

Moose of Guardamar?

Guardamar del Segura is smaller and much more focused on the sea, beaches, and coastal life.

Elche has so much more to offer:

  • employment;
  • stores;
  • urban amenities;
  • university;
  • and types of housing.

This can be important for people who work or study full-time.

Moose in Torrevieja?

Torrevieja is a very international coastal city.

Elche is more of a traditional Spanish city with a broader economic base.

Who is looking for:

  • beach;
  • international community;
  • boulevard;
  • and many vacation rentals

might look toward Torrevieja sooner.

Those looking for a city that’s truly a great place to work and live may find Elche more appealing.

Moose of Rojales?

Rojales is much smaller.

There you will find:

  • historic downtown;
  • Ciudad Quesada;
  • villas;
  • golf;
  • and international residents.

Elche is a large city and, as a result, has a completely different profile in terms of amenities and real estate.

Education in Elche

Elche is an attractive destination for families because of its wide range of educational opportunities.

The city has:

  • elementary schools;
  • high schools;
  • vocational education;
  • university;
  • and other educational institutions.

In addition, the Universidad Miguel Hernández is located in Elche.

Be sure to also read our general information about education in Spain.

College and Housing

The presence of a university affects certain segments of the housing market.

For investors, renting to students may seem like a viable option, but even in this case, you should carefully consider:

  • location;
  • floor plan;
  • rental laws;
  • maintenance;
  • and actual rental demand.

A home near a university isn't automatically a good investment.

Health Care in Elche

As a major city, Elche has extensive public and private medical facilities.

How you, as a resident of the Netherlands or Belgium, can access public health care depends on your personal situation and coverage.

Learn more about health care in Spain and our information on hospitals and clinics on the Costa Blanca.

Employment in Elche

Elche has a much broader economic base than many typical coastal towns.

The footwear industry is an important sector.

According to the municipality, approximately 42% of Spain's shoe production takes place in Elche.

Other cast members include:

  • trade;
  • logistics;
  • services;
  • tourism;
  • industry;
  • and airport-related activities

a role.

Elche, the City of Shoes

The shoe industry is part of Elche's identity.

In and around the city, you'll find:

  • manufacturing companies;
  • distribution;
  • wholesale;
  • stores;
  • and industrial zones.

This results in a different economic profile than, for example, a coastal town that relies primarily on tourism.

Business Park

There is a major industrial park located between Elche and the airport.

For people who work there, where they live can have a major impact on their daily commute time.

Torrellano and the surrounding residential areas may be more practical than living on the other side of town.

Public Transportation

Elche has city buses and connections to the surrounding pedanías.

For example, the municipality operates bus routes between the city and:

  • Torrellano
  • airport;
  • El Altet;
  • Arenales del Sol;
  • The Navy;
  • and other areas.

That is a major advantage in such a large municipality.

Train Connections

Elche has train connections to Alicante and Murcia, among other destinations.

There are train stations within the urban area, and Torrellano also has a station.

For permanent residents, proximity to a train or bus stop may be important.

Living in Elche without a car?

That could very well be the case in the city itself.

In many neighborhoods, you'll find:

  • stores;
  • public transportation;
  • schools;
  • health care;
  • hospitality industry;
  • and daily necessities

a short distance away.

In rural pedanías or outlying areas, a car becomes much more important.

New Construction in Elche

Depending on current availability, you'll find new construction in various parts of the municipality.

This could include, for example:

  • city apartments;
  • residential projects;
  • villas;
  • coastal apartments;
  • and new construction around Arenales del Sol.

Be sure to check out our current new construction projects.

New Construction in Elche City

New urban housing developments may be of interest to permanent residents who:

  • modern facilities;
  • lift;
  • garage;
  • a more energy-efficient home;
  • and very little immediate renovation work

consider important.

The selection varies greatly by neighborhood.

New Construction on the Coast

In Arenales del Sol and other coastal areas, projects can focus much more on:

  • patio;
  • ocean view;
  • communal swimming pool;
  • parking space;
  • and second-home use.

That is why you should actually view urban new construction and coastal new construction as two separate markets.

What is included in new construction?

That depends on the project.

Always check the specifications.

Don't automatically assume that:

  • kitchen appliances;
  • air conditioning;
  • parking space;
  • salvage;
  • furniture;
  • solar panels;
  • or a communal pool.

Existing Buildings

Existing homes make up the largest share of the urban housing supply.

This may be of interest to you if:

  • want to live in a specific location;
  • want to have access to immediately;
  • is looking for more options;
  • or are willing to renovate.

Renovations in Older Apartments

In older city apartments, costs may arise for:

  • electricity;
  • pipes;
  • kitchen;
  • bathroom;
  • the frame;
  • air conditioning;
  • and floor.

Joint work on the building can also be important.

Community

With apartments, you usually pay dues to the homeowners' association.

Check the following, among other things:

  • recurring payment;
  • reserve fund;
  • lift;
  • facade;
  • dak;
  • scheduled work;
  • and any debts.

A low purchase price may become less attractive if major building renovations are planned.

Permanent Residency in Elche

Would you like to move to Spain permanently?

In that case, Elche is particularly interesting if you're looking for a full-fledged city rather than just a vacation destination.

Here, you combine:

  • work;
  • education;
  • health care;
  • stores;
  • culture;
  • public transportation;
  • and coastline within the same municipality.

Elche for Families

For families, the city can be practical because of:

  • schools;
  • university;
  • sport;
  • stores;
  • health care;
  • and employment.

When choosing a home, we would focus primarily on:

  • route to school;
  • parking space;
  • bedrooms;
  • outdoor space;
  • public transportation;
  • and daily travel times.

Elche for Retirees

For people who want to spend their retirement in Spain, Elche may be an attractive option if they value urban amenities.

Please note in particular:

  • lift;
  • stairs;
  • parking;
  • supermarket;
  • medical care;
  • and public transportation.

If you're looking for a beach right on your doorstep, you might find Arenales del Sol or another coastal town a better choice.

Second home in Elche

When it comes to a second home, you need to clearly define what kind of living environment you have in mind.

An apartment in downtown Elche serves a completely different purpose than a beachfront apartment in Arenales del Sol.

City means more:

  • culture;
  • stores;
  • hospitality industry;
  • and a year-round activity.

Coast means more:

  • beach;
  • that vacation feeling;
  • and seasonal factors.

Investing in Elche

Would you like to invest in Spanish real estate?

In that case, Elche offers several potential target audiences, but no guaranteed return on investment.

For example:

  • permanent residents;
  • employees;
  • students;
  • families;
  • coastal tenants;
  • and, in certain areas, tourists.

Always inspect the property for:

  • purchase price;
  • location;
  • target rental market;
  • community;
  • maintenance;
  • funding;
  • regulations;
  • and future marketability.

Vacation Rentals in Elche

Are you interested in renting out your property for tourism?

Before purchasing, check whether that is possible for the specific property.

That may depend on:

  • regulations of the Valencian Community;
  • municipal regulations;
  • urban planning context;
  • community;
  • and registration requirements.

Therefore, an apartment in Arenales del Sol should not automatically be considered a tourist rental property.

Long-Term Rentals

For the city of Elche, long-term rentals may be a more logical target market than purely vacation rentals.

Long-term renters often pay attention to:

  • work;
  • schools;
  • public transportation;
  • university;
  • parking;
  • stores;
  • and energy consumption.

Is Elche cheaper than Alicante?

I wouldn't use that as a general claim.

Price differences depend heavily on:

  • neighborhood;
  • housing type;
  • year of manufacture;
  • parking space;
  • state;
  • and new construction or existing buildings.

For example, it is difficult to compare an apartment in downtown Elche with a home on Playa de San Juan in Alicante.

How much does a home cost in Elche?

On an evergreen page, I wouldn't mention an average asking price.

The differences are simply too great between:

  • city apartment;
  • village;
  • country house;
  • apartment in Arenales del Sol;
  • and new construction.

So be sure to check out our current listings for the latest asking prices.

Purchase Costs

When buying a home in Spain, you need to take additional costs into account in addition to the purchase price.

Examples include:

  • taxes;
  • notary;
  • property registry;
  • legal assistance;
  • and any financing costs.

New construction and existing buildings are treated differently for tax purposes.

Determine the total budget

So don't just look at the asking price.

Be sure to bring:

  • purchase costs;
  • renovation;
  • parking space;
  • furniture;
  • air conditioning;
  • community;
  • and maintenance.

Mortgages in Spain

Would you like to finance part of the home?

Dutch and Belgian buyers can apply for a Spanish mortgage under certain conditions.

The possibilities depend, among other things, on:

  • income;
  • owe;
  • age;
  • taxation;
  • home value;
  • and immigration status.

Learn more about a mortgage in Spain.

NIE number

To buy a home in Spain, you need an NIE number.

For more information, see NIE and residence permit.

Legal guidance

At the time of purchase, the following items, among others, can be checked:

  • ownership;
  • children;
  • sales contract;
  • registration;
  • permits;
  • renovations;
  • swimming pool;
  • outbuildings;
  • and other relevant documentation.

For rural real estate, this inspection is often more thorough than for a standard city apartment.

This may be even more important in Elche than in many other municipalities.

Are you looking for:

  • Urban living in downtown Elche?
  • A family neighborhood?
  • A villa in the countryside?
  • A home near the airport?
  • Or perhaps an apartment by the sea in Arenales del Sol?

Only then does it make sense to compare homes.

City, coast, or countryside?

Elche can be broadly divided into three residential categories.

The City of Elche

Suitable for those who value:

  • stores;
  • work;
  • schools;
  • university;
  • hospitals;
  • culture;
  • and public transportation.

Elche Coast

Suitable for those who are primarily looking for:

  • beach;
  • apartment;
  • ocean view;

Just a few kilometers can make a big difference in terms of the living environment, type of home, and everyday amenities.

View properties in Elche

Would you like to know which homes are currently available in Elche, Arenales del Sol, and the surrounding area?

Then take a look at our current listings, our new-construction homes, and the available new-construction projects.

Would you like us to conduct a targeted search for, for example:

  • apartment in Elche;
  • villa in the countryside;
  • a home in a pedanía;
  • apartment in Arenales del Sol;
  • home near the airport;
  • new construction;
  • permanent family home;
  • second home;
  • or real estate within a certain total budget?

Please fill out the questionnaire for your housing search or feel free to contact Casas Palmeras.

Elche is particularly interesting because, within a single municipality, you can choose from a variety of completely different living environments. You can live in an urban setting near the UNESCO-protected Palmeral, choose a villa in one of the pedanías, or buy an apartment on Elche’s own coastline at Arenales del Sol. Add to that the university, job opportunities, nearly ten kilometers of coastline, and the airport all within the municipal boundaries, and Elche offers a much broader range of living options than many other places on the Costa Blanca. So, first consider the kind of daily life you’re looking for, and only then look at the property itself.
